Jumbo DSCR Loans for Indianapolis-Area Rentals

Indianapolis investors who need a jumbo DSCR loan are usually financing large homes in Carmel, Zionsville or Geist, small apartment buildings near downtown, or a single-family portfolio built across Marion County.

In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property around Indianapolis, qualified on rent with no W-2s or tax returns. Indiana caps property tax on residential rentals at 2% of gross assessed value, which makes the tax line predictable, and Indianapolis requires rental property registration. Maximum LTV on larger balances varies by program.

Indianapolis-area markets with jumbo-size rentals

North of the city, Carmel, Westfield, Fishers and Zionsville have large newer homes leased to corporate relocations and families buying into those school districts. Geist and the reservoir communities on the northeast side add lakefront homes.

Inside Marion County, Meridian-Kessler, Butler-Tarkington, Broad Ripple, the Old Northside, Herron-Morton and Lockerbie have higher-priced homes and small apartment buildings, and Fountain Square and Irvington have seen newer infill.

Jumbo loans in a market known for affordability

Indianapolis is known for rentals that trade at moderate prices with solid rent, which is why so many investors build portfolios here. That also means most loans are far below jumbo size. A $1.5M+ loan here usually covers a portfolio or a large suburban or lakefront home.

Portfolio files often qualify more easily than a single luxury home because rent as a share of value is higher on moderate homes. The trade-off is paperwork: every property in the group needs its own lease or rent estimate, tax figure, insurance quote and title review, so organized records shorten the process.

Indiana's property tax caps

Indiana's constitutional circuit-breaker caps property taxes at 1% of gross assessed value for homesteads, 2% for other residential property including rentals, and 3% for commercial property. Many rentals pay close to the 2% cap, depending on local rates.

Budget a rental's taxes at or near the 2% cap rather than the seller's bill if they lived there. Indiana has no real estate transfer tax, though buyers file a sales disclosure form at closing.

Insurance and storm exposure

Central Indiana gets severe thunderstorms, hail and occasional tornadoes, plus heavy snow and freezing temperatures. Older homes in the urban core bring roof and heating questions; lake homes at Geist and Morse bring water and dock exposure.

Fall Creek, White River and smaller streams have mapped flood zones in parts of the county.

Worked example: a Carmel executive home

This example is illustrative and not a quote. An investor buys a large newer home in Carmel that leases to a relocating executive for $9,000 a month. The price is $1,650,000 and rent totals $9,000 a month. Taxes are budgeted at $2,750 a month and insurance at $425, plus $100 for HOA dues.

Run at 65% LTV, the numbers are a $1,072,000 loan, about $7,222 in estimated principal and interest, a total payment around $10,497 and a DSCR of about 0.86x, below the 1.0x standard minimum. Run at 50% LTV, they become a $825,000 loan, about $5,558 in principal and interest, a payment around $8,833 and a DSCR of about 1.02x, just at the standard minimum. The difference in cash needed is $247,000.

At the 2% cap, taxes on a high-value Indiana rental are large in dollars even with a cap in place. The cap helps predictability, not size, so leverage on a single luxury rental usually lands below the program maximum.

Indianapolis rental registration and STR rules

Indianapolis requires landlords to register rental properties with the city, and tenant protection ordinances apply. Register before closing on a new acquisition, or confirm the seller's registration transfers.

Short-term rentals in Indianapolis are subject to state limits on how far cities can restrict them, along with local registration. HOAs in Carmel, Fishers and Zionsville commonly prohibit stays under 30 days. Most jumbo-size files here use 12-month leases.

Jumbo DSCR basics

LendingStreet's jumbo DSCR programs cover balances from about $1.5M to $5M+ on 1-8 unit investment property. You can buy, refinance to a better structure or pull cash out, and the loan is qualified on the property's rent rather than your income documents. Credit starts at 620 and the borrower can be an LLC.

Expect more scrutiny as the number grows: a deeper appraisal review, more months of reserves and, often, a lower maximum LTV than on a standard DSCR loan. The 1.0x standard minimum DSCR still applies, and sub-1.0 programs exist for some files. Limits vary by program.

When one property is not the whole story

Two routes lead to a large residential balance besides one expensive house: a 5-8 unit building, qualified on all of its rent, or a blanket portfolio loan on five or more rentals with one payment and release provisions. Above 8 units in one building, the loan becomes commercial.

Indianapolis is one of the most common places for investors to reach jumbo size through a blanket loan, consolidating single-family rentals on the east and west sides into one note.

Documents that speed up a big loan

A large loan moves faster when the file is complete on day one.

Common questions

Does Indiana's 2% cap mean my taxes are low?

Not necessarily. The cap limits tax to 2% of gross assessed value for rentals, which on a $2M home can still be a large monthly figure.

Do I need to register an Indianapolis rental?

Yes. Indianapolis requires rental property registration. Confirm it is in place for each property you finance.

Is there a transfer tax in Indiana?

No. Indiana does not charge a real estate transfer tax, though a sales disclosure form is filed with the deed.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. We do not finance a home you live in, full time or part time.

How long does a jumbo DSCR loan take to close?

It depends on the appraisal, title and how complete the file is. Large balances take more review than standard loans, so starting with a full file is the best way to shorten the timeline.

Can one loan cover rentals in more than one state?

On some blanket programs, yes. Multi-state portfolio loans can combine five or more rentals across state lines under one note.

Can I take cash out on a jumbo DSCR refinance?

Yes. Cash-out goes up to 75% LTV on standard programs and is often lower on large balances. Seasoning varies by program; see our cash-out seasoning guide.
