Jumbo DSCR Loans for Iowa Rental Investors

Iowa rents are steady and prices are moderate, which makes it a strong cash-flow state but a rare place for a single $1.5M rental. Most Iowa jumbo loans are portfolios, small apartment buildings or lake homes at Okoboji.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in Iowa, qualified on the property's rent with no W-2s or tax returns. In Iowa, jumbo balances usually come from portfolios in the Des Moines metro, 5-8 unit buildings in Iowa City and Ames, larger homes in West Des Moines, Waukee and Ankeny, and lake homes in the Iowa Great Lakes. Iowa's residential rollback, its transfer tax and storm insurance shape the numbers.

Where large Iowa rental loans come from

Greater Des Moines leads the state. West Des Moines, Waukee, Ankeny, Johnston and Urbandale have newer homes leasing to insurance, finance and healthcare employees, and the Sherman Hill, Drake and East Village areas of Des Moines have older multi-unit buildings.

Iowa City and Coralville have small apartment buildings near the University of Iowa, and Ames has the same near Iowa State. Cedar Rapids and the Quad Cities add portfolios of single-family rentals. In northwest Iowa, West Okoboji and Spirit Lake have high-value lake homes rented by the week in summer.

Being realistic about jumbo balances in Iowa

Few single Iowa homes rent for enough to support $1.5M+. Unless the property is a lakefront home at Okoboji, a jumbo balance here usually means a 5-8 unit building or several rentals refinanced together.

Lake homes have a short summer season, so their revenue projection has to carry the whole year. Expect conservative leverage on those.

The residential rollback and Iowa closing costs

Iowa applies a statewide residential rollback that taxes only a portion of a home's assessed value, and the legislature has changed the property tax system several times in recent years. Homestead credits only apply to an owner's primary residence. Pull the current bill and the assessor's record for the exact parcel rather than relying on an older figure.

Iowa charges a real estate transfer tax of $0.80 per $500 of value, with the first $500 exempt. It is usually a seller cost, but check your contract.

Derechos, hail and river flooding

The 2020 derecho damaged homes across eastern and central Iowa, and hail is a regular claim statewide. Cedar Rapids and other river cities have mapped flood zones and a history of major floods. Insurers price roofs and wind deductibles carefully on large properties and portfolios.

Worked example: an Iowa City 8-unit building

This example is illustrative and not a quote. An investor buys an 8-unit building near downtown Iowa City for $1,500,000. Units rent for an average of $1,550, for $12,400 a month. Taxes are budgeted at $2,150 a month and insurance at $600.

At 75% LTV the loan is $1,125,000 and estimated principal and interest is about $7,674, for a total monthly payment of about $10,424 and a DSCR of about 1.19x. At 70% LTV the loan is $1,050,000, estimated principal and interest is about $7,163, the payment is about $9,913 and DSCR is about 1.25x.

Eight leases make the ratio work at a balance no single Iowa City home could carry. Student-area buildings need a realistic vacancy view.

Rental permits and short-term rules

Iowa City, Ames, Des Moines and other cities require rental permits and periodic inspections for long-term rentals, and some limit the number of unrelated occupants. Budget time and repairs for inspections on older buildings.

Short-term rentals are regulated city by city, and some Okoboji-area cities and associations have their own rules. Some programs qualify a short-term rental on projected revenue; confirm local rules first.

How jumbo DSCR terms work in Iowa

A jumbo DSCR loan is the same rent-based loan investors use on smaller rentals, sized for higher-value property. The lender divides the monthly rent by the full housing payment: principal, interest, taxes, insurance and any HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for some files.

What changes with size is the level of review. On larger balances, maximum LTV is often lower than the headline limits, reserve requirements are often higher and some programs ask for a second valuation. Exact limits vary by program.

When a single jumbo loan is not the best fit

Sometimes the better answer is a different structure. A blanket portfolio loan combines five or more rentals, each 1-8 units, under one loan with portfolio pricing and release provisions, and some programs allow properties in more than one state. A 5-8 unit building qualifies on combined rent and often shows stronger coverage than a single home at the same price.

If the ratio is close, a larger down payment or a sub-1.0 DSCR program may work. For 9+ unit buildings, see our commercial loans page.

Common questions

Why is my Iowa tax bill different from the seller's?

Homestead credits only apply to a primary residence, and Iowa has changed its property tax rules several times recently. Use the current assessor record.

Does Iowa charge a transfer tax?

Yes, $0.80 per $500 of value with the first $500 exempt. It is usually paid by the seller.

Do Iowa City rentals need inspections?

Yes. Iowa City requires rental permits and periodic inspections, and other cities have similar programs. Plan for them on older buildings.

Is there a maximum loan size?

DSCR programs have no stated maximum. Jumbo loans generally run from about $1.5M to $5M+, and larger balances get more review and often a lower maximum LTV.

Can I pull equity out of a high-value rental?

Yes, with a cash-out refinance up to 75% LTV, frequently less on big loans. How long you must own the property first varies by program.

Will you look at my personal income?

No. The loan is sized on rent compared with the payment. Credit, reserves and the property itself are what get reviewed.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental.
