Short-Term Rental Loans in Iowa on Projected Revenue

Iowa's short-term rentals cluster around the Iowa Great Lakes, Clear Lake, the river towns and the college towns that fill on football weekends. Prices are moderate, which can help the ratio, but seasons are pronounced.

In short: Yes. LendingStreet finances short-term rental DSCR loans on 1-8 unit investment properties in Iowa, and on some programs the loan qualifies on projected nightly-rental revenue instead of a long-term lease. There are no W-2s or tax returns, LLC borrowers are standard, the minimum credit score is 620 and loans start at $150,000. Strong summer lake seasons and game weekends need to carry slower winters, and local rental permits apply in the larger cities.

Iowa's short-term rental markets

The Iowa Great Lakes around West Okoboji and Spirit Lake are the state's main vacation destination, with summer boating and an amusement park at Arnolds Park. Clear Lake in north central Iowa is a smaller lake market with a summer crowd.

Iowa City fills on Hawkeye football weekends and university events, and Ames does the same for Iowa State. Des Moines has business, government and event travel, including the Iowa State Fair in August. Dubuque on the Mississippi River and the Amana Colonies draw weekend visitors.

Local rules in Iowa

Iowa does not license short-term rentals statewide, and state lawmakers have debated limits on local regulation. Larger cities, including Iowa City, Ames and Des Moines, apply rental permit or registration rules and inspections, and zoning still matters.

Lake communities around Okoboji and Clear Lake may have association rules or local ordinances on occupancy, parking and noise. Confirm the rules for the exact address before relying on nightly income.

How projected-revenue qualification works

A DSCR loan compares the property's income with its monthly payment: principal, interest, property taxes, insurance and any HOA dues. On a short-term rental, some programs use a third-party revenue projection for the address, often with comparable listings nearby, instead of a signed long-term lease. Others use the property's own booking history when it has one.

The standard minimum ratio is 1.0x, with sub-1.0 programs for some files. Purchases go up to 80% LTV and cash-out refinances up to 75% LTV, though maximum leverage on short-term rentals and larger balances varies by program. Terms up to 30 years are available, and LLC borrowers are standard. Properties from one to eight units qualify, so a duplex or a small group of cabins on one parcel can work; nine or more units is a commercial loan.

Hotel and motel taxes in Iowa

Iowa charges state sales tax and a state hotel and motel tax on stays of 31 days or less, and many cities and counties add a local hotel and motel tax. Platforms collect many of these, but registration may still be required.

Property tax and insurance in Iowa

Iowa's homestead credit only applies to an owner's primary residence, so an investor's bill can be higher than the seller's. Property taxes are moderate to high relative to value, so check the current bill for the exact parcel.

Insurance must cover short-term rental use. Hail and severe storms are common across Iowa, and river and lake properties may sit in flood zones where flood coverage is generally required.

Lake homes around Okoboji command high prices for Iowa, often well above what the same house would sell for in town, because shoreline is scarce. That gap is why the revenue projection, not the local rent level, has to carry the loan, and why buyers sometimes put more than 25% down.

Worked example: an Okoboji-area lake home

This example is illustrative and not a quote. An investor buys a four-bedroom home with lake access near West Okoboji for $540,000. A projection for comparable homes shows $52,000 a year in gross revenue. At 75% LTV the loan is $405,000, and estimated principal and interest on a 30-year term is about $2,832 a month. Add $620 in taxes, $210 in insurance and $50 in HOA dues, and the payment is about $3,712. $4,333 of average monthly revenue divided by that payment gives a DSCR of about 1.17x.

At 70% LTV instead, the loan drops to $378,000, the payment falls to about $3,523 and the DSCR rises to about 1.23x, in exchange for $27,000 more cash at closing. Almost all of this revenue comes from June through August. The projection has to be built on true comparable lake homes, not on year-round rental markets elsewhere in Iowa.

Iowa's booking seasons

The lakes earn most of their revenue from Memorial Day through Labor Day, with some fall and holiday weekends. College towns peak during football season and around graduation. Des Moines sees a spike during the State Fair in August and during legislative sessions. Winters are slow outside the cities.

Common questions

Does Iowa require a state short-term rental license?

No. Rules come from cities and counties, and larger cities apply rental permits and inspections.

What taxes apply to an Iowa short-term rental?

State sales tax, the state hotel and motel tax and, in many places, a local hotel and motel tax.

Can an Okoboji lake home qualify on projected revenue?

On some programs, yes. The projection averages strong summers with slow winters, so it needs real lake comparables.

Can an Iowa City rental qualify on game-weekend revenue?

The ratio uses average monthly revenue for the year, so football weekends and graduation have to carry slower months.

Can I use an AirDNA-style projection to qualify?

On some programs, yes. A third-party revenue projection for the address can replace a long-term lease. If the projection comes in low, a larger down payment, a sub-1.0 program or long-term rent can still make the deal work.

Do I need tax returns for a short-term rental DSCR loan?

No. The loan qualifies on the property's income. You need a 620 or higher credit score, reserves and entity documents if you buy in an LLC.

Will you finance a home I plan to live in part of the year?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so a second home you use yourself is not a fit.

How much do I need to bring to closing?

Plan for the down payment, closing costs and reserves. Short-term rental programs and larger loans can require more down than the 80% LTV maximum implies, so it varies by program.
