Kansas City investors work a metro split by a state line, and the rules change when you cross State Line Road. On the Missouri side, the city's rental permit program and Jackson County's reassessments are the local items a large DSCR loan has to account for.
In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property in Kansas City, Missouri and the surrounding metro, qualified on rent with no W-2s or tax returns. Most jumbo-size files here are small apartment buildings, portfolios or large homes near the Country Club Plaza, and Kansas City requires rental permits under its Healthy Homes program. Leverage on large loans varies by program.
South of the Plaza, Sunset Hill, Mission Hills on the Kansas side, Ward Parkway, Brookside and Crestwood have the region's grand older homes. Westport, Hyde Park and Valentine have large homes and classic brick fourplexes and six-flats, and the Crossroads and River Market have newer condos and lofts.
North of the river, Platte and Clay counties have newer suburban homes, while Johnson County, Kansas, with Leawood, Prairie Village and Overland Park, is its own large rental market under Kansas rules.
| Property type | Typical areas | What drives the balance |
|---|---|---|
| Classic 4-8 unit brick building | Westport, Hyde Park, Valentine, Midtown | Combined rent roll |
| Large historic home | Sunset Hill, Ward Parkway, Brookside | Price vs rent; lower LTV common |
| Single-family portfolio | Waldo, Northland, Raytown, Independence | Blanket loan on five or more |
Kansas City rents and prices are moderate, so most rental loans are far below $1.5M. Jumbo files here are usually a block of Midtown fourplexes and six-flats, a consolidated single-family portfolio, or one of the big homes near the Plaza.
The city's stock of early 1900s brick multifamily is a strength for investors who want 5-8 unit buildings: they are common, tenants know them, and rent comparables are plentiful.
Missouri assesses residential property at a 19% assessment ratio of market value, and counties reassess on a two-year cycle in odd-numbered years. Jackson County's recent reassessments produced large value increases and many appeals, so the tax bill on a purchase may change quickly.
Budget taxes on your price and current levies rather than an older bill. Missouri does not charge a real estate transfer tax, which keeps closing costs lower than in many states.
The metro sees hail, severe storms and tornadoes, and insurers price wind and hail accordingly. Older brick buildings often have original or updated boilers, mixed wiring and flat or low-slope roofs that carriers will ask about.
Brush Creek and the Blue River have flood history, including the 1977 Plaza flood, and some nearby properties sit in mapped zones.
This example is illustrative and not a quote. An investor buys two adjoining brick six-flats in Midtown, 12 units in total, with one-bedroom and two-bedroom apartments averaging about $1,250 a month. The price is $2,050,000 and rent totals $15,000 a month. Taxes are budgeted at $2,050 a month and insurance at $1,300.
Sized at 75% LTV, the loan would be $1,538,000 with estimated principal and interest of about $10,362. Adding taxes, insurance and the other costs gives a payment near $13,712 and a DSCR of about 1.09x. Dropping to 65% LTV makes the loan $1,332,000, the payment about $12,324 and the ratio about 1.22x, in exchange for $206,000 more down.
Each building has six units, so each fits residential DSCR limits; together they work well as a two-property loan or part of a larger blanket. The absence of a Missouri transfer tax helps the cash to close. If the two buildings sit on separate parcels, ask whether your program prefers one loan or a blanket structure, since that affects release provisions if you later sell one.
| Item | 75% LTV | 65% LTV |
|---|---|---|
| Loan amount | $1,538,000 | $1,332,000 |
| Estimated principal and interest | $10,362 | $8,974 |
| Property taxes (budgeted) | $2,050 | $2,050 |
| Insurance | $1,300 | $1,300 |
| Total monthly payment | $13,712 | $12,324 |
| DSCR at $15,000 rent | About 1.09x | About 1.22x |
| Down payment before costs | $512,000 | $718,000 |
Kansas City, Missouri requires rental property permits through its Healthy Homes Rental Inspection Program, with inspections in response to tenant complaints. Make sure each property is permitted, or plan to permit it at closing.
Short-term rentals in Kansas City require registration and face limits on non-owner-occupied STRs in residential districts. Kansas-side cities set their own rules. Most jumbo-size files are underwritten on long-term leases.
Loan size runs from about $1.5M to $5M+ for purchase, rate-and-term or cash-out on 1-8 unit rentals. Qualification is the property's rent against the full payment, with no W-2s or tax returns. The credit floor is 620, LLCs are standard and 30-year terms are available.
On a larger balance, plan for a lower maximum LTV than standard DSCR loans, a more detailed appraisal review and higher reserves. A ratio under 1.0x is not always the end of the file, since sub-1.0 programs exist, but leverage and pricing vary by program.
A 5-8 unit building qualifies on its combined rent like any other DSCR property, though max LTV can be lower than on 1-4 units. Investors with five or more rentals can also look at a blanket portfolio loan: one closing, one payment, portfolio pricing and release provisions for sales.
In Kansas City, combining single-family rentals in Waldo, Raytown and the Northland with a Midtown fourplex or two into one blanket loan is a common way to reach jumbo size.

Some blanket programs allow properties in more than one state. Ask about multi-state portfolio loans if you own on both sides of the line.
Some programs ask for a second appraisal or a desk review on larger balances. Budget the time for it, especially when comparable sales or leases are thin.
Reserve requirements rise with loan size and vary by program. Expect to show more months of payments in liquid assets on a jumbo file than on a smaller DSCR loan.
No. The loan qualifies on the property's rent compared with the full payment. You still need a 620 or higher credit score, reserves and entity documents if you close in an LLC.
