Jumbo DSCR Loans in Lincoln, Nebraska

Lincoln is not a market where a typical rental needs a seven-figure loan. When one does, it is usually a newer multi-unit building near campus, an unusual luxury home, or several properties that belong under a blanket loan instead.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals, including in Lincoln. They qualify on rent with no W-2s or tax returns and are available for purchase, rate-and-term and cash-out. Larger balances get more review, and maximum LTV can be lower and varies by program. In Lincoln, jumbo balances usually mean a newer 5-8 unit building, a luxury home or a property that is part of a larger portfolio.

What a jumbo rental looks like in Lincoln

Home prices in Lincoln are moderate, so most single-family rentals fall far below jumbo size. The properties that reach $1.5M or more of debt tend to be purpose-built student townhome buildings near City Campus and East Campus, newer eight-unit buildings in growing parts of the city, and a small number of luxury homes in areas like the Country Club neighborhood, around Holmes Lake and in the newer estates on the south side.

Investors who own many ordinary Lincoln rentals often reach seven-figure totals too, but that is usually a job for a blanket portfolio loan rather than a single jumbo.

That honesty matters when you plan. A jumbo DSCR loan sizes on one property's rent, taxes and insurance, so the property itself has to carry the debt.

Worked example: a newer student townhome building

This example is illustrative and not a quote. An investor buys a newer eight-unit townhome building near campus for $2,300,000. Each four-bedroom unit leases for $2,600 a month, or $20,800 total. Taxes on the purchase price at the full levy are budgeted at $3,640 a month and insurance at $750.

At 70% LTV, the loan is $1,610,000. Estimated principal and interest is about $11,257, the total payment is about $15,647 and DSCR is about 1.33x. The building clears 1.0x with room for turnover each August.

Why a luxury home is harder

The second column shows a $2,000,000 luxury home leased at $8,500 a month. At 75% LTV, the payment is about $14,108 and DSCR is only about 0.60x. Nebraska's property taxes are levied on the full value, so a high-priced home carries a large tax bill no matter who owns it, and the pool of tenants who will pay a high rent for a long-term lease in Lincoln is small. Much lower leverage or a sub-1.0 program is usually the only way such a home works as a rental. For most investors, the same equity goes further in a multi-unit building near campus or downtown.

Student housing details reviewers look at

For a building leased by the unit or by the bedroom to students, expect questions about lease structure, parental co-signers, the share of units pre-leased for the coming year and how the building has performed through past August turnovers. The number of tenants per unit must fit the city's limits on unrelated occupants for that zoning district. Purpose-built student housing with more than 8 units is commercial lending.

Taxes, insurance and reserves on a large file

On a large Lincoln property, taxes are typically the biggest cost after principal and interest. Budget on your purchase price, review the assessor's record and plan for revaluation. Insurance on a newer building is usually manageable, but confirm the wind and hail deductible, which can be a percentage of the building's value.

Larger balances often require more reserves after closing and may require a second appraisal or a more detailed review.

When a blanket loan is the better fit

If you own five or more Lincoln rentals, a blanket portfolio loan can refinance them together under one closing and one payment, qualified on portfolio cash flow, with release provisions when you sell a property. Many Lincoln investors with seven-figure portfolios find that route simpler than a jumbo loan on a single property, and portfolios can include properties in Omaha or other states on some programs.

Purchase, refinance and cash-out

Jumbo DSCR loans cover purchases, rate-and-term refinances and cash-out. A common Lincoln case is an investor who built or bought a newer multi-unit building with short-term or bank financing and now wants a 30-year schedule. On cash-out, the 75% LTV program limit applies, but larger balances often size lower.

Documents for a large Lincoln file

Large files move faster when everything arrives together: the purchase contract or current mortgage statement, the rent roll and leases, the latest county valuation notice, an insurance quote with the wind and hail deductible, LLC documents, bank statements showing your down payment and reserves, and a schedule of other real estate you own.

For a newer building, add the certificate of occupancy and any warranties. For a student building, add pre-leasing figures and two or three years of rent history if you have them. Give the appraiser access to every unit, since comparable sales for large rental properties in Lincoln can be limited.

Send the address, purchase price or value, rent roll, latest valuation notice and insurance quote. For student buildings, include pre-leasing for the coming year. We will run the ratio at a few loan amounts and tell you honestly whether a jumbo loan, a blanket loan or a different structure fits better.

Common questions

What is a jumbo DSCR loan?

A DSCR loan of roughly $1.5M to $5M+ on a 1-8 unit rental, qualified on rent. Our DSCR programs have no stated maximum.

Are jumbo loans common in Lincoln?

Not on single-family homes. Most Lincoln jumbo loans are on newer 5-8 unit buildings, often near campus.

What LTV is available on a jumbo balance?

It varies by program and is often lower than on smaller loans. Standard purchase programs go up to 80% LTV.

Do I need tax returns?

No. Jumbo DSCR loans qualify on the property's rent.

Can I finance a student building leased by the bedroom?

Yes, up to 8 units, if occupancy fits the zoning limits and the leases support the rent.

Why do Nebraska taxes matter so much on a big loan?

Property is taxed at or near full value, so a high-value rental carries a large monthly tax bill that reduces DSCR.

Should I consider a blanket loan instead?

If you own five or more rentals, a blanket loan can be simpler and may size better than one large loan.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
