Most of Maine's high-value rental property earns its money in about ten summer weeks. A $1.5M+ coastal home here has to carry a full year of payments on a short season, and several towns now cap how many vacation rentals they allow.
In short: Yes. LendingStreet finances Maine rentals with jumbo DSCR loans from about $1.5M to $5M+, for purchase, rate-and-term or cash-out on 1-8 unit properties, using rent instead of personal income. In Maine, jumbo balances usually come from coastal homes in Kennebunkport, York, Ogunquit, Camden and Bar Harbor, multi-unit buildings in Portland, lake homes on Sebago and the Belgrade Lakes, and ski-area homes near Sunday River and Sugarloaf. Town mill rates, the split transfer tax and local short-term rental limits shape these loans.
Portland is the state's main long-term rental market. Munjoy Hill, the West End and the East End have older multi-unit buildings, and Cape Elizabeth, Falmouth and Yarmouth have larger homes leasing to families and medical professionals.
The southern coast, York, Ogunquit, Kennebunk and Kennebunkport, has the highest-value vacation homes, and midcoast towns such as Camden, Rockport and Boothbay Harbor follow. Bar Harbor and Mount Desert Island draw Acadia National Park visitors. Inland, Sebago Lake, the Belgrade Lakes and Rangeley have lake homes, and Bethel and Carrabassett Valley serve skiers at Sunday River and Sugarloaf.
| Area | What a jumbo balance usually buys | Main underwriting issue |
|---|---|---|
| Portland peninsula | 5-8 unit building | Older systems, city rental rules |
| Southern coast | Oceanfront or near-beach home rented weekly | Short season, flood zone, town STR rules |
| Midcoast and Bar Harbor | Vacation home | Rental caps, revenue history |
| Lakes and ski areas | Lake house or ski home | Two seasons or one, road and septic |
A Kennebunkport or Camden home may book solidly in July and August and much less the rest of the year. Underwriting uses projected revenue across all twelve months, so leverage on coastal homes is often moderate.
Older Maine homes are common even at high prices. Oil heat, aging foundations and original wiring can affect insurance and repair budgets.
Maine property taxes are set by each town's mill rate. The homestead exemption only applies to a primary residence, so an investor pays on the full assessed value. Many coastal towns have low mill rates but very high values, and some towns revalue infrequently, so ask the assessor when the last revaluation was.
Maine's real estate transfer tax is $2.20 per $500 of value, split equally between buyer and seller. On a $1.8M purchase the buyer's half is about $3,960.
Winter storms along the coast can bring surge and flooding, and some oceanfront and harbor properties sit in mapped flood zones. Inland, ice dams, frozen pipes and heavy snow are the usual claims. Insurers will ask about heating systems, oil tanks, chimneys and wiring on older homes.
This example is illustrative and not a quote. An investor buys a Kennebunkport home for $1,800,000 that earns projected short-term revenue averaging $13,200 a month across the year, most of it in summer. Taxes are budgeted at $800 a month and insurance at $750.
At 75% LTV the loan is $1,350,000 and estimated principal and interest is about $9,209, for a total monthly payment of about $10,759 and a DSCR of about 1.23x. At 65% LTV the loan is $1,170,000, estimated principal and interest is about $7,981, the payment is about $9,531 and DSCR is about 1.38x.
The ratio depends on a revenue projection that includes the slow months, and the town has to allow the rental.
| Item | 75% LTV | 65% LTV |
|---|---|---|
| Purchase price | $1,800,000 | $1,800,000 |
| Loan amount | $1,350,000 | $1,170,000 |
| Estimated principal and interest | $9,209 | $7,981 |
| Property taxes | $800 | $800 |
| Insurance | $750 | $750 |
| Total monthly payment | $10,759 | $9,531 |
| Monthly rent or projected revenue | $13,200 | $13,200 |
| DSCR | About 1.23x | About 1.38x |
Portland requires short-term rental registration and limits non-owner-occupied units on the mainland. Bar Harbor voters capped vacation rental registrations in 2022, and other coastal towns have adopted registration or caps of their own. Confirm whether a property already holds a registration and whether it transfers.
Some programs qualify a short-term rental on projected revenue. Portland multi-unit buildings usually run on 12-month leases.
Underwriting starts with the property, not your paystub. The rent, from a lease or a market rent estimate, is compared with the full monthly payment, and most programs look for a ratio of 1.0x or better. Where a property falls a little short, a sub-1.0 DSCR program or a smaller loan can close the gap.
Larger loans get a closer look. Expect more attention to the appraisal, rent support and reserves, and expect maximum leverage to step down as the balance grows; it varies by program.
Large balances do not have to come from one house. Investors with five or more rentals often refinance them together with a blanket portfolio loan, qualified on the portfolio's cash flow, with one closing and release clauses for future sales. A 5-8 unit building spreads the payment across several leases, though maximum leverage on these varies by program.
When a property is just under 1.0x, options include more equity, a smaller loan or a sub-1.0 DSCR program. Properties of 9 or more units are handled as multifamily or commercial loans.

On some programs, yes, using projected revenue averaged over the full year. The town has to allow the rental, and the projection has to reflect the off-season.
It is $2.20 per $500 of value, split equally between buyer and seller.
Some do. Portland limits non-owner-occupied short-term rentals and Bar Harbor capped registrations, so confirm the rules for the specific town.
There is no stated cap. Most jumbo files fall between about $1.5M and $5M+, and leverage typically steps down as the balance grows.
