Jumbo DSCR Loans in Mobile and on the Eastern Shore

Most of the Mobile Bay area's jumbo-size rentals sit on the water: beach homes in Gulf Shores and Orange Beach, and large homes on the Eastern Shore in Fairhope and Daphne. Wind insurance is the line that decides these loans.

In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property in Mobile and Baldwin counties, qualified on rent with no W-2s or tax returns. On coastal property, wind and flood insurance often decide how much the rent can carry, and Alabama's FORTIFIED roof program can lower premiums. Max LTV varies by program.

Where large rentals are around Mobile Bay

Gulf Shores and Orange Beach have large beach homes and condos that rent to vacation visitors. Fairhope, Daphne and Spanish Fort on the Eastern Shore have larger homes leasing to families and professionals.

In Mobile, Midtown, the Oakleigh Garden District and Spring Hill have historic homes, while west Mobile has newer subdivisions.

Dauphin Island and Fort Morgan add more beach property, and some investors own a mix of beach rentals and long-term homes in west Mobile and Baldwin County.

Jumbo loans in a coastal market

Most Mobile rentals finance far below jumbo size. The large loans here come from beach houses that rent to visitors, high-end Eastern Shore homes and portfolios.

Vacation rentals can produce strong revenue, but it is seasonal. Programs that qualify on projected STR income look at the full year.

Eastern Shore homes in Fairhope and Daphne attract long-term tenants who want the schools and small-town feel, and those leases can support larger loans than you might expect. Beach homes depend on vacation demand, which peaks in summer and around spring break.

For seasonal properties, underwriters look at a full year of projected or actual revenue, not just the peak months, so the slow winter months pull the average down.

Alabama's assessment classes

Alabama assesses owner-occupied homes at a 10% assessment ratio and rentals at a 20% assessment ratio. Even so, Baldwin and Mobile county millage is low by national standards, so taxes are a modest part of the payment.

Budget on the 20% ratio and current millage rather than an owner-occupant's bill.

Baldwin County also collects lodging taxes on vacation rentals, which the operator collects from guests. Those are pass-through taxes, not part of the loan payment, but you need to be set up to collect them.

Wind, flood and FORTIFIED roofs

The Alabama coast faces hurricanes, and Ivan in 2004 and Sally in 2020 caused heavy damage. Wind coverage on beach property often comes from the state's insurance pool or specialty carriers, with high deductibles.

Alabama's FORTIFIED program and state law requiring insurer discounts for FORTIFIED homes can cut premiums meaningfully on new or reroofed homes.

Worked example: an Orange Beach vacation home

This example is illustrative and not a quote. An investor buys a large Orange Beach home a short walk from the Gulf. A third-party projection supports about $13,500 a month in short-term rental revenue, net of typical vacancy, averaged over the year. The price is $1,900,000 and rent totals $13,500 a month. Taxes are budgeted at $900 a month and insurance at $2,100, plus $450 for flood insurance.

At 70% LTV the loan is $1,330,000. Estimated principal and interest is about $8,960, so the full monthly payment is about $12,410 and DSCR is about 1.09x. At 60% LTV the loan falls to $1,140,000, principal and interest to about $7,680, the payment to about $11,130 and DSCR rises to about 1.21x. The lower-leverage version takes $190,000 more cash at closing.

Insurance here is more than twice the tax line. A FORTIFIED roof and higher elevation are two of the best ways to improve the ratio on coastal Alabama property.

Vacation rental rules on the coast

Gulf Shores and Orange Beach require business licenses and lodging tax collection for vacation rentals, and condo associations set their own rules. Fairhope and Daphne have stricter limits in residential neighborhoods.

Check the city and HOA before relying on nightly income.

What a large DSCR loan looks like

The core rules do not change above $1.5M. The property's rent has to cover the full payment, usually at 1.0x or better; you document assets and credit (620 minimum), not income; and you can close in an LLC on a 30-year term. Purchase, rate-and-term and cash-out are all available up to about $5M+.

The differences are in degree. Underwriters look harder at value and rent on a big balance, ask for larger reserves and often cap leverage below the 80% purchase and 75% cash-out levels used on smaller loans. Treat any leverage figure as varies by program until you see a term sheet.

Buildings, portfolios and one loan

Residential DSCR financing covers buildings up to 8 units; 9 units and up is commercial (see /multifamily-loans.html). If you own five or more rentals, a blanket portfolio loan can put them under one closing and one payment, qualified on combined cash flow, with release provisions when a property sells.

Around Mobile, investors with long-term rentals in west Mobile and Baldwin County often combine them into a blanket loan once they own five or more.

What to send for a large file

Underwriting on a big balance goes smoother with these in hand.

Common questions

Can an Orange Beach vacation rental qualify on projected income?

On some programs, yes, using a third-party revenue projection, if local rules and the HOA allow it.

Does a FORTIFIED roof help my loan?

It can. Alabama law requires insurers to offer discounts for FORTIFIED homes, which lowers the payment.

Why is my Alabama rental taxed at 20%?

Rentals are assessed at a 20% assessment ratio; owner-occupied homes at 10%.

Is a 30-year term available on large balances?

Yes, 30-year terms are available on jumbo DSCR loans. Maximum LTV and reserves are what usually tighten as the balance grows.

Can short-term rental income qualify a jumbo loan?

On some programs a third-party projection of short-term rental revenue can stand in for a lease, but only where local permit, zoning and HOA rules allow the use.

What loan size counts as a jumbo DSCR loan?

At LendingStreet it is roughly $1.5M to $5M+ on a 1-8 unit rental. DSCR loans start at $150,000 with no stated maximum, and the larger balances get extra review.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. We do not finance a home you live in, full time or part time.
