Pittsburgh's big rental properties are mostly old: brick Victorians in Shadyside cut into apartments, rowhouse blocks in Lawrenceville, mansions in the East End. Financing them at a jumbo balance means pricing in the age of the building and the county's unusual assessment system.
In short: LendingStreet offers jumbo DSCR loans, about $1.5M to $5M+, on 1-8 unit rentals across Pittsburgh and Allegheny County, qualified on rent rather than tax returns. In this market jumbo balances usually finance 5-8 unit buildings in the East End, large homes in Squirrel Hill, Fox Chapel or Sewickley, or several properties at once. Watch for post-sale assessment appeals by school districts and Pittsburgh's high combined transfer tax.
The East End carries most of the city's large rental buildings. Shadyside, North Oakland, Friendship and Squirrel Hill have big brick houses converted to four to eight units, leased to staff and graduate students at Pitt, Carnegie Mellon and UPMC. Lawrenceville and the Strip District add newer townhomes and small infill buildings.
Outside the city, Fox Chapel, Sewickley, Mt. Lebanon and Upper St. Clair have high-value homes that occasionally lease to relocating executives, but the rent-to-price math is tighter there.
| Area type | Examples | What a jumbo loan usually covers | Check first |
|---|---|---|---|
| East End multi-unit | Shadyside, North Oakland, Friendship, Squirrel Hill | 5-8 unit converted houses and small buildings | Unit count matches zoning, fire separation |
| Riverfront and infill | Lawrenceville, Strip District, South Side | New townhomes, small mixed-age buildings | HOA rules, parking, flood maps |
| High-value suburbs | Fox Chapel, Sewickley, Mt. Lebanon | Executive single-family leases | Rent support, lower leverage |
Pittsburgh is not an expensive market by national standards, so a single-family rental rarely needs a jumbo loan. Balances above $1.5M tend to show up on 5-8 unit buildings in strong neighborhoods, on packages of several rentals, or on the few luxury homes that lease.
Because buildings here are often a century old, appraisers and underwriters look hard at condition. Expect questions about roofs, boilers, knob-and-tube wiring and whether every unit is a legal unit under the city's zoning code.
Allegheny County still uses a base-year assessment from its last countywide reassessment, so assessed values can lag market prices. Pennsylvania law lets taxing bodies appeal assessments, and school districts in the county have commonly appealed after a sale at a higher price. Budget for the possibility that your taxes rise to reflect your purchase price.
Pennsylvania charges a 1% state realty transfer tax, and local municipalities and school districts add their own. The City of Pittsburgh's combined transfer tax is among the highest in the state. On a large purchase this is a real cash item, so get a written estimate from your title company early.
This example is illustrative and not a quote. An investor buys an eight-unit brick building in Shadyside for $2,300,000. The units rent for a combined $16,800 a month. Taxes, budgeted at a level that assumes a post-sale appeal, are $3,700 a month, and insurance is $900.
The loan works out to $1,495,000 at 65% LTV, with estimated principal and interest of about $9,946. With $3,700 in taxes and $900 in insurance, the full monthly payment is about $14,546. Against $16,800 of combined monthly rent, DSCR is about 1.15x.
Lower leverage keeps the ratio comfortable while leaving room for the older systems a building like this usually has.
| Line item | Eight-unit purchase |
|---|---|
| Value | $2,300,000 |
| Loan-to-value | 65% |
| Loan amount | $1,495,000 |
| Estimated principal and interest | $9,946 |
| Property taxes | $3,700 |
| Insurance | $900 |
| Total monthly payment | $14,546 |
| Combined monthly rent | $16,800 |
| DSCR | About 1.15x |
Pittsburgh's steep terrain brings landslide risk on some streets, and standard insurance policies generally exclude earth movement. Ask about retaining walls and slope history, and check whether a property sits near known slide areas.
The city has worked for years to put a rental registration and inspection program in place; check the current status with the city before you buy. Most of the housing stock predates 1978, so lead disclosures apply. Buildings along the rivers can sit in mapped flood zones.
A jumbo DSCR file in the Pittsburgh area is still a rent-based loan. There is no stated maximum, no tax returns, a 620 credit floor and LLC ownership is normal. Expect closer attention to the appraisal, the rent support and your liquidity, because one large property carries more risk than a small one.
In practice that means leverage that can sit below the program maximums, more months of reserves, and sometimes a second valuation. These limits vary by program. If the ratio comes in under 1.0x at the leverage you want, a sub-1.0 DSCR program or a lower loan amount are the usual fixes. Pricing on large balances is set case by case, after the appraisal and rent review.
Sometimes splitting the debt works better. Separate DSCR loans on each property keep each one independent, while a blanket loan on five or more Pittsburgh rentals gives one payment and one closing, with release clauses so you can sell a property without refinancing the rest.
For a single large rental you already own, compare a cash-out refinance, capped at 75% LTV on standard programs, with a rate-and-term refinance. Each changes the payment, and the payment is what drives the ratio. Run both through the DSCR calculator before you choose.

They can. Allegheny County taxing bodies, especially school districts, have commonly appealed assessments after sales. Budget taxes as if the assessment will move toward your purchase price.
Pennsylvania charges 1% and local bodies add more. Pittsburgh's combined rate is among the highest in the state, so get an exact figure from your title company for your property.
Not under these residential programs. Buildings with 9 or more units are commercial. For 5-8 units, a DSCR loan qualifies on combined rent.
Indirectly. Insurers may decline or exclude earth movement, and appraisers note visible slope or wall problems. Investigate before you commit on a hillside property.
No. A DSCR loan qualifies on the property's rent compared with the full monthly payment. You need a credit score of 620 or higher, reserves and entity documents if you buy in an LLC. Lenders also review the appraisal and rent support closely on large balances.
Yes. LLC borrowers are standard. You will usually sign for the loan personally as well, and the lender will review the operating agreement and ownership. Multi-member LLCs may need each major owner to sign.
Yes. Cash-out goes up to 75% LTV on standard programs, often lower on large balances, and the rent must cover the new payment. Seasoning varies by program, and some programs cap the loan at cost plus documented improvements early on.
