Jumbo DSCR Loans in Riverside County: What a $1.5M+ Rental Loan Looks Like

Most Riverside rentals sit well below jumbo balances. When an investor here needs $1.5M or more, the property is usually a 5-8 unit building, a luxury or estate home, or several rentals at once, and each of those qualifies very differently.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on Riverside-area rentals of 1 to 8 units, for purchase, rate-and-term and cash-out, qualified on rent with no W-2s or tax returns. Larger balances get more review and maximum LTV can be lower; it varies by program. In Riverside County, jumbo balances usually mean a 5-8 unit building, a high-end home in areas such as Temecula wine country or Canyon Crest, or a group of rentals financed together.

Being honest about jumbo loans in Riverside

A typical Riverside single-family rental is financed well under $1M. Jumbo DSCR balances here are less common than in coastal markets, and that is useful to know before you plan. Three property types account for most of them.

The first is a 5-8 unit apartment building, where several rents support a large balance. The second is a high-end single-family home: an estate in Temecula's wine country, a large-lot home in Norco or a hillside home in Canyon Crest or along Victoria Avenue. The third is a portfolio of single-family rentals refinanced together.

Worked example: an estate home versus an eight-unit building

This example is illustrative and not a quote. An investor compares a Temecula wine-country estate home at $2,100,000, which would lease for about $8,500 a month, with an eight-unit Riverside building at $2,350,000 renting for $15,600 in total. Both loans are above $1.5M.

The estate home, at 72% LTV, runs a ratio of about 0.67x, far below the 1.0x standard minimum. The eight-unit building, at 65% LTV, comes in near 1.19x. High-end homes in the Inland Empire rarely lease for enough to carry a large DSCR payment, while small apartment buildings often can. If the estate home is the goal, a much larger down payment or a sub-1.0 DSCR program would be needed.

Short-term rental income on large homes

Some high-end Riverside County homes are bought as vacation rentals, especially in the Coachella Valley and Temecula wine country. Short-term rental rules vary by city, and unincorporated Riverside County requires its own short-term rental certificate. Palm Springs caps permits by neighborhood, and other desert cities have tightened rules. Transient occupancy tax, HOA restrictions and seasonal demand all affect the revenue a projection can support.

Where an STR is legal and permitted, our STR program can qualify on projected short-term revenue on some programs. Confirm the permit status and transferability before you buy; a permit that does not transfer to you changes the entire analysis.

What larger balances require

Above about $1.5M, expect closer review of value, rent support and liquidity. Some programs require a second appraisal or a review, reserve requirements grow with the loan, and maximum LTV can step down as the balance rises; it varies by program.

Unique properties, such as estates with acreage, equestrian facilities or vineyards, have fewer comparable sales and leases, which can limit the value and rent we can use.

Wildfire and insurance at high values

Many of the county's high-end homes sit in hills and rural areas mapped as fire hazard severity zones. Insurance on a large home there can be expensive and limited, sometimes requiring the FAIR Plan plus a separate policy. On a jumbo loan, a high premium can move the ratio meaningfully, so get the quote before you commit.

Ask whether the home has ember-resistant vents, a Class A roof and cleared defensible space. These features can affect both the premium and whether a standard carrier will write the policy at all. Bring any recent fire-safety inspection or mitigation records to the insurance conversation.

Portfolio refinancing

If you own five or more Inland Empire rentals, a blanket portfolio loan can combine them into one loan with one closing and one payment, qualified on combined cash flow, with release provisions for selling individual homes later. For many Riverside investors, this is the most practical way to reach a jumbo balance.

Jumbo cash-out on long-held properties

Investors who bought Riverside County apartment buildings or several homes years ago may have large equity and low Prop 13 tax bases. A jumbo cash-out up to 75% LTV, subject to the ratio and program limits, can fund the next acquisition. A refinance does not reassess the property, but moving title into an LLC can; check before you retitle.

Choosing between one big building and several smaller ones

Investors with jumbo-size capital in Riverside often weigh one 7- or 8-unit building against several single-family homes or duplexes. The building concentrates management and usually qualifies at a stronger ratio. The homes spread risk across locations and can be sold one at a time.

Either route can be financed. The building fits a single 5-8 unit DSCR loan, while several homes can be financed individually or combined later in a blanket portfolio loan. The right answer depends on how you want to manage, how you plan to exit and how much of your capital you want tied to one roof.

Run both scenarios with us before you commit. The ratio, reserves and closing costs can differ more than you expect.

Common questions

What is a jumbo DSCR loan?

A DSCR loan of about $1.5M to $5M+ on a 1-8 unit rental. Larger balances get more review, and maximum LTV can be lower.

Are jumbo DSCR loans common in Riverside?

Less than at the coast. In Riverside County they usually finance 5-8 unit buildings, high-end homes or portfolios.

It can, but rent usually falls well short of a large payment. A larger down payment or a sub-1.0 DSCR program may be needed.

Can I use short-term rental income?

On some programs, if the property is legally permitted as an STR. Check local rules and permit transferability first.

Is there a maximum loan size?

Our DSCR programs have no stated maximum. Large balances are reviewed and priced case by case.

Can I combine several rentals into one jumbo loan?

Yes. A blanket portfolio loan can combine five or more properties, qualified on combined cash flow.

Can an LLC borrow?

Yes. LLC borrowers are standard, and you sign for the loan personally.

Does a jumbo loan need more reserves?

Usually. Reserve requirements tend to rise with the loan balance, and some programs ask for a second appraisal or review on large loans.
