Jumbo DSCR Loans in the Sacramento Region

Sacramento prices sit below the Bay Area but well above most of the country, so jumbo balances come up often, on Midtown apartment buildings, East Sacramento homes and large houses in Granite Bay and El Dorado Hills.

In short: LendingStreet offers jumbo DSCR loans, about $1.5M to $5M+, for 1-8 unit rentals in Sacramento, Roseville, Folsom, Elk Grove and El Dorado Hills, qualified on rent without tax returns. Common jumbo deals here are 5-8 unit buildings in Midtown and East Sacramento and high-value homes in Granite Bay and El Dorado Hills. Plan for a Prop 13 reassessment at purchase, Mello-Roos in newer suburbs, and wildfire or flood insurance depending on location.

Where large Sacramento rentals are

Midtown and Downtown have older fourplexes and small apartment buildings close to the Capitol and state offices. East Sacramento, the Fabulous Forties, Land Park and Curtis Park have large older homes, some with ADUs added under California's ADU laws.

Roseville, Rocklin, Folsom, El Dorado Hills and Granite Bay have big newer houses, and Natomas and Elk Grove have newer subdivisions that lease to families and state workers.

Making jumbo math work in Sacramento

Single-family homes above $2M in Sacramento usually rent for well under 1% of value a month, so the ratio at full leverage is often below 1.0x. Investors either put more down, add rent with a permitted ADU, or focus on multi-unit buildings where rent per dollar is higher.

California's ADU rules let many lots add a second or third unit. If an ADU is permitted and leased, its rent counts toward the DSCR. Unpermitted units usually do not.

Prop 13, Mello-Roos and transfer taxes

Under Proposition 13, a purchase resets the assessed value to your price, and the base tax is about 1% of that plus voter-approved bonds and special assessments. The seller's bill is irrelevant; budget on your price, and expect a supplemental tax bill after closing.

Many newer subdivisions in Natomas, Folsom Ranch, Elk Grove and Roseville carry Mello-Roos community facilities district assessments that add meaningfully to the bill. Sacramento County charges a documentary transfer tax, and the City of Sacramento adds its own. Your escrow officer can estimate both.

Worked example: an eight-unit Midtown building

This example is illustrative and not a quote. An investor buys an eight-unit building in Midtown for $2,600,000. The units rent for a combined $16,400 a month. Taxes reset to the purchase price are budgeted at $2,400 a month, and insurance is $900.

The loan works out to $1,690,000 at 65% LTV, with estimated principal and interest of about $11,244. With $2,400 in taxes and $900 in insurance, the full monthly payment is about $14,544. Against $16,400 of combined monthly rent, DSCR is about 1.13x.

At full purchase leverage the ratio would be thinner, so many Sacramento buyers choose a loan in this range.

Rent caps, inspections and insurance

California's statewide rent cap and just-cause rules apply to most multi-unit buildings older than 15 years, and the City of Sacramento has its own tenant protection program and a rental housing inspection program. Underwriters use current rents, so build realistic increases into your plan.

In the foothills, wildfire risk has pushed some owners to the California FAIR Plan plus a separate policy, which raises costs. In Natomas and along the American and Sacramento rivers, flood zones and levee status matter. Get insurance quotes before you go under contract.

What a lender looks at on a large Sacramento rental

A jumbo DSCR file in the Sacramento area is still a rent-based loan. There is no stated maximum, no tax returns, a 620 credit floor and LLC ownership is normal. Expect closer attention to the appraisal, the rent support and your liquidity, because one large property carries more risk than a small one.

In practice that means leverage that can sit below the program maximums, more months of reserves, and sometimes a second valuation. These limits vary by program. If the ratio comes in under 1.0x at the leverage you want, a sub-1.0 DSCR program or a lower loan amount are the usual fixes. Pricing on large balances is set case by case, after the appraisal and rent review.

When a single jumbo loan is not the best fit

Sometimes splitting the debt works better. Separate DSCR loans on each property keep each one independent, while a blanket loan on five or more Sacramento rentals gives one payment and one closing, with release clauses so you can sell a property without refinancing the rest.

For a single large rental you already own, compare a cash-out refinance, capped at 75% LTV on standard programs, with a rate-and-term refinance. Each changes the payment, and the payment is what drives the ratio. Run both through the DSCR calculator before you choose.

Common questions

Will my Sacramento property taxes change after I buy?

Yes. Prop 13 resets the assessed value to your purchase price, and a supplemental bill usually follows closing. Budget on your price, not the seller's bill.

What is Mello-Roos and does it count in my DSCR?

It is a special assessment in many newer subdivisions to fund infrastructure. It appears on the tax bill and counts in the payment the rent must cover.

Does ADU rent count toward a jumbo DSCR loan?

If the ADU is permitted and leased or supported by market rent, yes. Unpermitted units generally do not count.

Do rent caps apply to my Sacramento rental?

California's statewide cap covers many buildings older than 15 years, and the city adds its own program. Some single-family homes are exempt with proper notice. Check with a local attorney.

Can I refinance a large Sacramento rental for cash?

Yes. Cash-out goes up to 75% LTV on standard programs, often lower on large balances, and the rent must cover the new payment. Seasoning varies by program, and some programs cap the loan at cost plus documented improvements early on.

Do I need tax returns for a large Sacramento rental loan?

No. A DSCR loan qualifies on the property's rent compared with the full monthly payment. You need a credit score of 620 or higher, reserves and entity documents if you buy in an LLC. Lenders also review the appraisal and rent support closely on large balances.

Can I close a jumbo DSCR loan in an LLC?

Yes. LLC borrowers are standard. You will usually sign for the loan personally as well, and the lender will review the operating agreement and ownership. Multi-member LLCs may need each major owner to sign.
