Jumbo DSCR Loans for High-Value Wilmington Area Rentals

Most Wilmington rentals are far below jumbo size. The exceptions are concentrated in the chateau country north and west of the city, in Greenville, Centreville, Westover Hills and Hockessin, and in larger multi-unit buildings and portfolios.

In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ on high-value 1-8 unit rentals in the Wilmington area for purchase, rate-and-term and cash-out refinance, qualifying on rent with no W-2s or tax returns. Larger balances get more review and maximum LTV can be lower, varying by program. Around Wilmington, a jumbo balance usually means an executive home in Greenville or Centreville, a fully leased 5-8 unit building in a premium location, or several properties financed together.

Where jumbo-size rentals are around Wilmington

Northern New Castle County has some of the highest-value homes in Delaware. Greenville, Centreville, Westover Hills and parts of Hockessin have large estate homes and newer custom houses on substantial lots. Some lease to executives relocating to work for corporations, banks and healthcare systems in the region, often on one- or two-year leases.

Inside the city, jumbo balances come from larger 5-8 unit buildings in premium locations or from investors combining several buildings on a blanket loan.

Executive leases in this area often run through relocation companies and can include furnished options. For financing, a standard unfurnished long-term lease with documented rent is the cleanest basis for qualifying.

The tenant pool is smaller than for a typical rental, so vacancy between leases can be longer. Lenders account for that through reserves, and investors should too.

Hockessin and the Route 52 and Route 100 corridors also have newer custom homes in subdivisions that can rent at the upper end of the market, with more comparable sales than one-of-a-kind estates.

What changes above $1.5M

The loan still qualifies on rent and the minimum credit score is 620, with 30-year terms available. Expect lower maximum LTV, higher reserve requirements and closer review of the appraisal, and on some programs a second valuation.

Pricing on jumbo balances is set case by case, based on leverage, credit, reserves and the property. A clean file with signed leases and strong reserves gets the best answer.

Worked example: a Greenville executive rental

This example is illustrative and not a quote. An investor buys a Greenville home for $2,100,000 that leases to a relocating executive for $11,800 a month. At 65% LTV, the loan is $1,365,000.

Estimated principal and interest on a 30-year term is about $9,544. Taxes are budgeted at $1,050 a month and insurance at $620. The total payment is about $11,214, for a DSCR of about 1.05x. At higher leverage, the ratio would fall below 1.0x, which is why many high-value Wilmington-area homes are financed at lower LTVs.

The same home financed at 75% LTV would need a much higher rent to clear 1.0x, which is uncommon for estate homes in this area. Lower leverage, more cash in the deal or a sub-1.0 program for strong borrowers are the usual paths.

Rent and value support for estate homes

High-end homes have fewer comparable sales and leases, which can make value and rent harder to support. Bring signed leases, relocation company rental data and recent sales of similar homes nearby. Unique features, acreage and outbuildings may be given limited value, and acreage limits vary by program.

Insurance on a large estate home can be expensive, especially with older roofs, pools or outbuildings. Get a quote before you set your offer.

Homes on several acres may fall outside program limits, which vary. Tell us the lot size and any outbuildings up front so we can match the right program.

Delaware costs on a large purchase

Delaware's realty transfer tax, commonly about 4% of the price split between the parties, becomes a large number on a $2M purchase. Plan your share of that cash along with the down payment and reserves. Property taxes in Delaware are low by regional standards even after the 2025 reassessment, which helps the ratio on high-value homes.

A $2.1M purchase carries a transfer tax bill in the tens of thousands of dollars even on a split. Confirm the split and the exact amount with your Delaware closing attorney early.

Jumbo cash-out and refinancing

Owners of high-value rentals can refinance to a lower payment or pull cash, with cash-out up to 75% LTV on standard programs and often lower on jumbo balances. Since a refinance is not a sale, the transfer tax generally does not apply.

For a cash-out, the appraised value sets the ceiling and the rent sets the practical limit. Run the ratio at a few loan amounts before choosing how much equity to pull.

Portfolios as an alternative

If your jumbo-size equity is spread across several Wilmington rentals, a blanket portfolio loan for five or more properties can reach the same balance with one closing and portfolio pricing.

Release provisions on a blanket loan let you sell one property and keep the rest financed, which gives more flexibility than a single large loan on one asset.

Send the address, value, rent and target loan amount. Our investor loans are business-purpose loans on non-owner-occupied property. Call (877) 298-1001 or use the form below.

Include the current lease, the tenant's payment history if the home is already rented and any relocation company agreement. Those documents help support rent on a property with few direct comparables.

Common questions

What counts as a jumbo DSCR loan?

About $1.5M to $5M+ on a 1-8 unit rental. Larger balances get more review. Pricing on jumbo balances is set case by case.

Are there many jumbo rentals in Wilmington?

Not in the city itself. Most are in Greenville, Centreville, Westover Hills and Hockessin, or are larger multi-unit buildings or portfolios.

What LTV can I get on a $2M rental?

Maximum LTV is often lower on larger balances and varies by program. The DSCR on the payment also limits the loan.

Do I need tax returns for a jumbo DSCR loan?

No. It qualifies on rent, with credit, reserves and the property reviewed. You still need a 620 or higher credit score and reserves, and LLC borrowers are standard.

Can I do a jumbo cash-out refinance?

Yes. Cash-out is up to 75% LTV on standard programs, often lower on jumbo balances.

Do Delaware property taxes help?

Yes. Delaware property taxes are relatively low, so the tax line takes a smaller share of rent on high-value homes than in many neighboring states.

Can I finance a portfolio instead?

Yes. A blanket loan can cover five or more properties under one loan. Release provisions let you sell one property later without refinancing the rest.

How long are executive leases in Greenville?

Many run one to two years, sometimes through relocation companies. A signed long-term lease with documented rent is the best basis for qualifying.
