One Loan for Your Delaware Rental Portfolio

Delaware is small enough that one investor can own rentals in Wilmington, Newark and Dover and drive between them in an hour. A blanket loan fits that kind of compact portfolio well, but Delaware's transfer tax and its recent reassessment deserve attention.

In short: Yes, LendingStreet finances blanket portfolio loans in Delaware: five or more investment properties, each with 1 to 8 units, under one loan with one closing and one payment, qualified on the portfolio's combined rent instead of your tax returns. Delaware's realty transfer tax is among the highest in the region, every county completed a court-ordered reassessment recently, and Wilmington licenses rental units.

What a Delaware blanket portfolio loan is

Think of it as several DSCR loans rolled into one. Five or more rental properties, each 1 to 8 units, secure a single note. You close once, make one payment, and the loan is priced on the portfolio as a whole rather than house by house.

Qualification runs on portfolio cash flow: total rent across every property against the one combined payment, taxes, insurance and HOA dues included. Standard programs look for 1.0x or better across the pool, which lets stronger properties carry weaker ones. You need a 620 or higher credit score, and income documents such as W-2s and tax returns are not required. Most borrowers hold the properties in an LLC.

Delaware markets in one portfolio

New Castle County holds most of Delaware's rental demand. Investors buy rowhomes and twins in Wilmington neighborhoods such as Little Italy, Trolley Square, Hedgeville and the East Side, single-family homes in Newark near the University of Delaware, and suburban houses in New Castle, Bear and Middletown.

Kent County centers on Dover, where Dover Air Force Base and state government offices support steady rentals at lower prices. Sussex County is beach country, with Rehoboth, Lewes, Bethany and Millsboro leaning toward seasonal and vacation rentals, plus year-round homes inland.

Delaware transfer tax, reassessment and insurance

Delaware's realty transfer tax is high compared with neighboring states and is customarily split between buyer and seller, so on a portfolio purchase it can be a large line. Ask the title company for a per-property estimate.

Delaware's counties went decades without reassessment until a court-ordered statewide reassessment took effect recently, which shifted many tax bills. Use the new assessments, not older figures. Coastal Sussex properties need wind and often flood coverage, and older Wilmington rowhomes can need roof and system updates.

Example: five-plus rentals in New Castle and Kent counties

This example is illustrative and not a quote. An investor holds 5 rentals in New Castle and Kent counties with a combined value of $1,585,000 and combined rent of $11,500 a month. Taxes and insurance across the group total about $1,850 a month.

At 75% of combined value, the blanket loan is $1,189,000. Estimated principal and interest on 30-year amortization is about $8,314 a month, so the full payment is about $10,164 and the portfolio DSCR is about 1.13x, above the 1.0x standard minimum.

On its own, the Middletown 4-bed house would come in near 1.06x on its allocated share, but because the loan is underwritten on the whole pool, the stronger properties carry it.

Wilmington licensing and beach rentals

Wilmington requires rental licenses and inspections for rental units, and Newark has its own rental permit rules near the university. Beach towns regulate short-term rentals with licenses and lodging taxes. Delaware has no state sales tax, but confirm the city and county requirements for each property you add.

Newark rentals near the University of Delaware follow the academic calendar, with June leases common, and the city limits the number of unrelated occupants in many homes. Dover rentals lean on Dover Air Force Base and state employees. In Sussex County, a year-round rental inland in Millsboro or Georgetown is underwritten differently from a seasonal beach house in Rehoboth or Bethany.

Release provisions when you sell

If you want to sell one rental, a release provision lets you pay off that property's share and remove it from the loan, and the rest of the portfolio stays in place. The amount you pay is spelled out in the loan documents and is usually tied to the allocated loan amount, sometimes with an added percentage.

Check that the properties left behind still cover the payment after the sale. Our release clause guide explains the common structures.

When separate loans make more sense

If you expect to sell several properties in the next few years, or the properties are very different in value and condition, individual DSCR loans may be simpler. Each one is underwritten on its own rent and can be paid off without affecting the others.

A blanket loan wins when you want one payment, one maturity date and one lender relationship for a stable group of Delaware rentals. Our comparison page walks through the trade-offs.

Adding rentals from neighboring states

If part of your portfolio is in Maryland, Pennsylvania or New Jersey, ask whether a multi-state blanket loan fits. Some programs allow it, with each property recorded and insured under its own state's rules.

Common questions

Does LendingStreet offer blanket portfolio loans in Delaware?

Yes. We finance five or more Delaware rental properties, each with 1 to 8 units, under one loan with one closing and one payment. Our investor loans are business-purpose loans on non-owner-occupied property, starting at $150,000.

How much is Delaware's transfer tax on a portfolio purchase?

Delaware's realty transfer tax is one of the higher ones in the region and is usually split between buyer and seller. Your title company will calculate it for each property.

Did Delaware's reassessment change my rental's taxes?

It may have. All three counties completed reassessments recently, the first in decades. Use the latest bill for each property.

Do Wilmington rentals need a license?

Yes. Wilmington licenses and inspects rental units, so keep each license current before closing.

How fast can a blanket loan close?

Timing depends on the number of properties, appraisals and title work. Getting leases, insurance quotes and payoffs ready early is the best way to speed it up.

Does LendingStreet need me to sign personally?

Many programs ask the principal to sign for the loan personally, even when an LLC is the borrower. Your term sheet will show what applies.

Can the properties be different types?

Yes. Single-family homes, condos, townhomes, 2 to 4 unit properties and 5 to 8 unit buildings can usually be combined, as long as each is a residential rental.

How many properties do I need for a blanket loan?

Five or more investment properties, each with 1 to 8 units. Properties with 9 or more units are commercial and are covered on our multifamily pages.
