Jumbo DSCR Loans for Large Winston-Salem Rentals

Winston-Salem is a moderately priced market, and very few single rentals here need a loan of $1.5 million or more. When one does, it is usually a new 5-8 unit building, a high-end home in one of the city's established neighborhoods or golf communities, or a group of rentals financed together.

In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ for high-value 1-8 unit rentals in Winston-Salem and Forsyth County, for purchase, rate-and-term and cash-out, qualifying on rent with no W-2s or tax returns. Larger balances get more review and maximum LTV can be lower, so leverage varies by program. In this market, newly built 7-8 unit rental buildings and portfolios are the most common route to a jumbo-size loan.

What a jumbo rental looks like in the Triad

Jumbo is a loan-size category, not a property type. In Winston-Salem, the properties large enough to need one fall into three groups.

First, new construction: builders have added townhome-style and small apartment buildings of up to eight units near downtown, the Innovation Quarter and the growing suburbs. A finished eight-unit building can carry a value that supports a $1.5M-plus loan. Second, luxury homes in Buena Vista, the Reynolda area, Old Town and golf communities such as Bermuda Run in Davie County, though few lease at rents that support a large loan. Third, investors who own several rentals and want one larger financing.

Being honest about that mix saves time. A $1.5M loan here is a large balance relative to local prices, and the rent has to support it. Multi-unit buildings, with several moderate rents, usually support large balances better than one expensive house.

Worked example: a new eight-unit townhome building

This example is illustrative and not a quote. An investor buys a newly built eight-unit townhome-style rental building for $2,200,000. Each unit leases for about $1,850, so qualifying rent is $14,800 a month. Taxes are budgeted at $2,330 a month on the purchase price and insurance at $900.

At 75% LTV the loan is $1,650,000, estimated principal and interest about $11,368 and the total payment about $14,598, for a DSCR of about 1.01x, right at the line. At 70% LTV the loan is $1,540,000, still a jumbo balance, and DSCR improves to about 1.07x. On large loans, a small change in leverage moves the ratio meaningfully, and a building that is new to the market has no rent history, so lenders look hard at the lease-up.

The example also shows why lease-up matters on new buildings. If two of the eight units were vacant at closing, the appraiser might still assign market rent, but the lender will look closely at absorption in the area and your reserves.

New construction and the tax bill

A brand-new building may show a tax bill based on land value only, or on a partial-year assessment. Once the county assesses the finished building, the bill rises. Budget taxes on the purchase price at the combined Forsyth County and city rate, as in the example, rather than on the builder's land-only bill.

New buildings also tend to insure at lower cost than older stock, and they often come with builder warranties that reduce early repair risk.

Luxury homes as rentals

High-end homes in Buena Vista, Reynolda Park or Bermuda Run usually lease to relocating executives, physicians or families between home purchases. These leases can be strong, but rents rarely scale with value. A home worth well over $2M might lease for a fraction of what the payment on a large loan would be. If you are buying one as a rental, expect lower leverage, a larger down payment or a sub-1.0 DSCR program where available.

Physician and executive relocations tied to the medical center and corporate employers do create demand for high-end leases. If you plan to rent a luxury home to that market, gather evidence of comparable leases, which are less common than comparable sales.

Extra review on large balances

Jumbo files get closer underwriting. Expect a detailed appraisal review, sometimes a second valuation, higher reserve requirements and questions about how rents were set, especially for new buildings without a leasing history.

Pricing on large balances is set case by case, and the strength of the overall file, including credit, reserves, experience and the quality of the rent evidence, affects the terms offered.

Portfolio instead of one large loan

If you own five or more Winston-Salem rentals, a blanket portfolio loan can finance them together, qualified on combined cash flow, with one closing, one payment and release provisions when you sell a property. That can reach jumbo size without depending on a single building and often spreads risk better.

Release provisions let you sell one property and pay down part of the loan without refinancing the rest.

Refinancing and cash-out on large rentals

Jumbo DSCR loans also refinance large buildings or pull cash out, up to the program's cash-out limit, which is often lower on large balances. North Carolina has no state mortgage tax, which keeps refinance costs on a big loan lower than in some states. The rent still needs to clear the ratio at the new payment.

For a builder who has just finished an eight-unit project, a jumbo DSCR refinance is often the exit from the construction loan. Leasing the units before applying gives the appraiser and the lender actual rents to work with.

Common questions

What size loan counts as jumbo?

About $1.5M to $5M+ on a 1-8 unit rental.

Are there many jumbo rentals in Winston-Salem?

Not many single homes. Most jumbo loans here finance new 5-8 unit buildings or several rentals together.

How are taxes budgeted on a new building?

On the purchase price at the combined county and city rate, since a new building's first bill may not reflect its finished value.

What LTV is available on a jumbo DSCR loan?

It varies by program and can be lower on larger balances.

Can a luxury home qualify as a jumbo rental?

It can if the rent supports the payment, which often requires lower leverage.

Do I need tax returns?

No. The loan qualifies on rent, with closer review of reserves.

Is a blanket loan an alternative?

Yes. Five or more rentals can be combined under one blanket portfolio loan.

Can a jumbo DSCR loan pay off my construction loan?

Yes, once the building is complete and leased, if the rent supports the new payment under the program's rules.
