Large Bridge Loans for Akron Investors: $1M to $5M+

In Akron, a $1M bridge loan almost never means one house. It usually means a package: ten to twenty rental homes from a retiring landlord, a group of doubles or a few small apartment buildings that need work before they can be refinanced.

In short: LendingStreet provides residential investor bridge loans in Akron from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. The exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan once the properties are stabilized.

What a large balance looks like in Akron

Akron's home prices are low compared with national averages, so large bridge loans here are mostly about volume. Typical files include a portfolio of single-family rentals in Firestone Park, Kenmore and Ellet, a block of doubles in North Hill, a mix of fourplexes and small buildings in West Akron, or a set of homes in Cuyahoga Falls and Stow bought from one seller.

High-value single homes exist in Bath, Fairlawn and Hudson, but investor bridge loans over $1M on a single residence are uncommon here. Be ready to show the plan for every property in the package.

Common reasons Akron investors use a large bridge

Most large Akron bridge requests come from investors who already own rentals in Summit County and see a package they can improve.

Bridge money solves timing problems that long-term loans cannot.

Worked example: a 14-home Akron package

This example is illustrative and not a quote. An investor buys 14 single-family homes for $1,470,000, about $105,000 each, and budgets $210,000 for repairs. Leverage varies by program; this example assumes a bridge loan at 75% of total cost, or $1,260,000, with an estimated interest-only payment of about $10,500 a month.

After repairs, the homes appraise at $1,960,000 combined and rent for about $1,250 each, $17,500 a month. A blanket DSCR refinance at 75% of value produces $1,470,000, enough to retire the bridge. Estimated principal and interest is about $10,278, taxes about $2,310 and insurance $1,400, for a total of about $13,988 and portfolio DSCR of about 1.25x.

Valuation on a large package

On larger balances, expect a full valuation of each property or a portfolio valuation, depending on the program. Akron has many sales, but values swing street by street, so a package spread across five neighborhoods takes more work to value than a cluster.

Give the lender an address list with condition notes, current rent and planned work for every home. A clear schedule shortens underwriting.

Expect the valuation to separate occupied, leased houses from vacant ones that need work. The leased homes support value today; the vacant ones are valued on condition. Packages bought from long-time landlords often have below-market rents, which helps the story at refinance but needs to be explained up front.

Repair budgets and draws

Older Akron homes often need roofs, electrical updates, furnaces and basement work. On larger packages, repair funds are usually released in stages after inspections rather than all at once. Build the budget property by property with a contingency, and keep the scope realistic for local rents.

Contractor capacity is the hidden constraint on a 10- or 20-home package. Plan which houses get renovated first, keep leased homes producing income while vacant ones are fixed, and set a timeline that leaves room before the bridge matures. A refinance is easier when most of the portfolio is leased at once rather than trickling in.

Your experience and the size of the package

Lenders weigh track record more heavily as balances grow. An investor who has already owned and managed rentals in Summit County, or completed similar repair projects, is a stronger fit for a 15-home package than a first-time buyer. If you are newer, a smaller first package, a property manager with local experience or a partner with a track record can help.

Show the properties you own now, how long you have held them and how they perform. That history matters as much as the deal itself.

Summit County taxes, registration and the refinance

Ohio's 35% assessment ratio and school-district rates drive the tax line on the refinance. Use each parcel's current bill and assume taxes may rise after a sale or reappraisal. Ohio law also asks rental owners to register with the county auditor, the Summit County Fiscal Office, so update registration when title changes.

Planning the exit

Most Akron packages exit into a blanket portfolio loan, which can carry five or more properties under one payment with release provisions. Individual DSCR loans work for properties over the $150,000 minimum. Higher-value buildings or larger portfolios may use a jumbo DSCR loan.

Some investors sell the weakest homes after repairs and refinance the rest. Our bridge-to-DSCR guide walks through timing and seasoning.

Common questions

Do you make $1M+ bridge loans in Akron?

Yes. In Akron, large balances usually cover a package of homes or small buildings, and the program range runs from $150,000 to $5M+.

What are bridge rates?

Bridge rates start from 7.99%. Pricing on large balances depends on leverage, the condition and location of the properties, the exit plan and your experience with similar projects.

How fast can you close?

In as little as 10 days. Larger packages may take longer because each property has to be reviewed and valued.

Is an appraisal required on a large bridge loan?

Larger balances usually need a full valuation. Plan time for it in your contract.

Can I pay off a maturing loan with a bridge?

Yes. Send the payoff letter and the plan for the properties, and we will review whether the numbers support a new bridge and a later refinance.

Are payments interest-only?

Yes. Bridge loans are short-term and interest-only, which keeps the monthly carry lower while repairs and leasing are underway. The principal is repaid at the exit, through a sale or a refinance.

Can the exit be a blanket loan?

Yes. Many Akron packages refinance into a blanket portfolio loan qualified on combined cash flow, which suits homes that are each priced below the $150,000 single-loan minimum.

Can I include properties outside Akron?

Properties elsewhere in Ohio can usually be reviewed in the same request. Tell us where each one is.
