Large Bridge Loans for Alabama Investors: $1M to $5M+

Alabama prices are modest, so a seven-figure bridge here rarely means one ordinary rental. It usually means a package of Huntsville or Birmingham homes, a Gulf Shores or Orange Beach property, or a 5-8 unit building near a campus.

In short: LendingStreet makes residential investor bridge loans in Alabama from $1M to $5M+ on 1-8 unit properties, with rates from 7.99% and closings in as little as 10 days. Large balances are reviewed case by case and usually need a full valuation. Most Alabama borrowers use them to buy several rentals at once or a high-value coastal home, then refinance into a DSCR or jumbo DSCR loan.

Where $1M+ bridge deals happen in Alabama

In Huntsville and Madison, growth tied to Redstone Arsenal and the aerospace and defense employers around it has made the area a target for investors buying several newer single-family rentals at a time. Packages of four to eight homes regularly cross $1M.

Around Birmingham, larger balances show up in Mountain Brook, Vestavia Hills, Homewood and Hoover, where single homes can sell for $1M or more, and in portfolios of older rentals elsewhere in Jefferson and Shelby counties. On the coast, Gulf Shores and Orange Beach homes and condos often sell above $1M and are bought for vacation rental income.

Tuscaloosa and Auburn add student rentals: duplexes, fourplexes and small 5-8 unit buildings near the University of Alabama and Auburn University.

Why Alabama investors reach for a large bridge

A bridge is short money for a specific job. In Alabama, the jobs we see most often are:

How a large bridge file is sized and reviewed

Our residential investor bridge program runs from $150,000 to $5M+, with rates from 7.99%. Files from $1M up are reviewed case by case: the property, your experience with similar deals, liquidity after closing and the exit all carry more weight as the balance grows.

Larger balances usually need a full valuation, so plan for an appraisal or similar report in the timeline. With the valuation ordered early and title moving, closing in as little as 10 days is realistic; terms are short and interest-only.

Alabama taxes and closing costs on a large balance

Property taxes in Alabama are low by national standards, but rental property is generally assessed at a higher assessment ratio than a homestead. A seller who lived in the home may show a tax bill that will not apply to you. Budget on the investor bill, and confirm it with the county revenue commissioner.

Alabama charges a mortgage recording tax and a deed tax. On a seven-figure loan the mortgage tax is a real number, and you pay it again when the DSCR refinance records. Ask the title company for both figures before you compare offers.

Worked example: a six-home Huntsville package

This example is illustrative and not a quote. An investor buys six newer three-bedroom rentals in Madison and southeast Huntsville from a single seller for $1,500,000. Two homes are vacant and need paint and flooring.

The bridge loan is $1,125,000. Estimated interest-only payments are about $9,844 a month during the 6-month hold. Over the hold, the vacant homes are leased and the package is refinanced as one blanket loan.

The property then values at $1,560,000. A DSCR refinance at 75% LTV is $1,170,000, which repays the $1,125,000 bridge balance and returns about $45,000. Estimated principal and interest on a 30-year term is about $8,081. Adding taxes of $820, insurance of $900, the monthly payment is about $9,801. Rent of $12,300 divided by $9,801 gives a DSCR of about 1.25x.

Insurance here is the combined cost of six policies, and taxes reflect investor assessment. If the package were on the coast instead, the insurance line alone could change the answer.

Coastal insurance and STR rules on the Alabama Gulf

In Baldwin and Mobile counties, wind and flood coverage drive the payment more than taxes do. Insurance quotes can change sharply with roof age, elevation and distance from the water, and some properties need a separate wind policy. Get quotes during the contract period, not after.

Gulf Shores and Orange Beach allow vacation rentals in many areas, but HOA and condo rules, local business licenses and lodging taxes apply. Confirm rental rules with the city and the association before you rely on short-term income for the refinance.

Splitting an Alabama package after the bridge

Once leases are in place, a package can stay together on a blanket loan or be split into individual DSCR loans. The choice matters in Alabama because many rentals in Birmingham, Mobile and Montgomery sell for less than $150,000, which is the minimum for an individual DSCR loan. Keeping lower-priced homes in a blanket loan solves that problem.

A blanket loan gives you one closing and one payment, qualifies on the cash flow of the whole portfolio, and includes release provisions so you can sell a single home later. Individual loans give more flexibility to refinance or sell properties one at a time. Many investors split a Huntsville package into separate loans because those homes clear the minimum easily, while keeping older Birmingham rentals together.

Decide which way you will go before the bridge closes, because it shapes how the valuation is ordered and how the rent roll is presented.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Is a $1M bridge common in Alabama?

It is less common than in high-cost states, so most Alabama files at this size are packages of homes, coastal properties or 5-8 unit buildings rather than a single average rental.

Does my Gulf Shores property qualify on vacation rental income?

On some programs the takeout DSCR loan can use projected short-term rental revenue. Local rules, HOA restrictions and insurance still have to work.

Will the mortgage tax apply twice?

Generally a new mortgage records with each loan, so expect the tax at the bridge closing and again on the refinance. Confirm with your title company.

Can several Birmingham-area rentals go on one bridge?

Yes. Packages of 1-8 unit rentals can be financed together and later moved into a blanket or individual DSCR loans.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

Can I close quickly on a large purchase?

Yes. Closings can happen in as little as 10 days if the file is complete and the valuation is ordered right away.

How big can a residential bridge loan get?

From $150,000 to $5M+ on 1-8 unit rentals, with the largest balances reviewed individually.

What is the usual exit?

A sale, or a refinance into a DSCR or jumbo DSCR loan that qualifies on rent instead of personal income.
