Large Bridge Loans in Alaska for 1-8 Unit Rentals

In Alaska, the calendar matters as much as the price. A large bridge on an Anchorage fourplex package or a Fairbanks rental group has to account for a short building season, thin appraisal comps and heating systems that must work in January.

In short: LendingStreet offers Alaska bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Investors use them to buy groups of Anchorage fourplexes or 5-8 unit buildings, then refinance into DSCR or jumbo DSCR loans once leases are in place.

Where large Alaska bridge loans are used

Anchorage has a large stock of fourplexes and small apartment buildings from the 1970s and 1980s, especially in Midtown, Spenard, Mountain View and parts of East Anchorage. Two or three of these buildings together easily pass $1M. Higher-value single homes are concentrated on the Hillside, in Turnagain and in South Addition.

Eagle River and the Mat-Su communities of Wasilla and Palmer have newer single-family and duplex rentals. In the Interior, Fairbanks and North Pole rentals serve Fort Wainwright and Eielson Air Force Base, so military move cycles shape vacancy. Juneau has limited buildable land, which keeps rentals tight.

Common reasons Alaskans use a large bridge

Most Alaska requests at this size fall into a few patterns:

What changes once the balance passes $1 million

Bridge loans start at $150,000 and go to $5M+, rates from 7.99%. Above $1M nothing about the product changes, but the review gets deeper. Expect questions about your track record, reserves after closing and how you will repay.

Unlike some smaller bridge files, a large balance usually needs a full valuation. Order it the day terms are accepted and a 10-day close stays possible. The loan is interest-only for a short term while you sell, lease or refinance.

Taxes and costs specific to Alaska

Alaska has no statewide sales or personal income tax, and property taxes are set by boroughs and cities. Rates and exemptions differ a lot between the Municipality of Anchorage, the Mat-Su Borough and the Fairbanks North Star Borough, and some areas have little or no local property tax. Use the actual bill for the parcel, not a statewide average.

Operating costs carry more weight here than in most states. Heating fuel, snow removal and higher insurance after earthquakes all reduce the cash flow that the DSCR refinance relies on, so build them into your numbers from the start.

Worked example: two Anchorage fourplexes

This example is illustrative and not a quote. An investor buys two side-by-side Midtown Anchorage fourplexes, eight units in total, for $1,360,000. Three units are vacant and dated.

Units are renovated over the summer and leased by fall, and both buildings refinance together. The refinance at 75% LTV comes to $1,080,000, which repays the $1,020,000 bridge balance and returns about $60,000.

The hold is longer than in warmer states because exterior work waits for the season. Heating costs are paid by the owner in many older fourplexes, which is why the refinance stays at a moderate LTV.

Seasons, earthquakes and appraisals in Alaska

Exterior work on siding, roofs and foundations is mostly a summer job. If a building needs it, plan the bridge term so work finishes before winter, or expect delays. Interior work can continue year round.

Southcentral Alaska is seismically active, and some buildings in Anchorage saw damage in the 2018 earthquake. Ask for inspection reports and check whether earthquake coverage is available and affordable. Outside Anchorage, appraisers may have to reach far for comparable sales, which can slow a valuation.

Fairbanks and other Interior areas add permafrost to the list. Homes built on frozen ground can settle unevenly, so look for foundation movement, sloping floors and how the home was built before you buy.

Fourplexes, eightplexes and utilities in Anchorage

A building with up to eight units is residential for our programs, so an Anchorage fourplex or a small eightplex fits the bridge and the DSCR refinance. Buildings with nine or more units are commercial and are covered on our multifamily loans page.

Many older Anchorage buildings have a single boiler, with the owner paying for heat. That can be a large monthly cost, and it does not show up in the payment used for the DSCR ratio, but it does affect whether you can afford the property. Some investors use the bridge period to install separate meters or more efficient heating so tenants pay their own utilities.

Snow removal, parking lot plowing and roof snow loads are also owner costs in many buildings. Get a year of utility and maintenance bills from the seller before you set your offer.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Can you lend outside Anchorage?

Yes, on 1-8 unit investment property in other Alaska communities, though appraisal comps and access can affect timing and terms.

Does the winter affect a bridge loan?

It affects the plan. Exterior repairs usually wait for summer, so choose a term that covers the work you need to finish.

Are earthquake costs part of the DSCR math?

If you carry earthquake coverage, the premium is part of insurance and counts in the payment used for the ratio.

Do military rentals in Fairbanks qualify?

Yes. Long-term leases to military households are normal rental income for the DSCR refinance.

Do larger bridge balances need a full valuation?

In most cases. A seven-figure balance usually needs an appraisal or similar report, so we order it as soon as terms are accepted.

How long does a large bridge take to close?

Often 10 days to a few weeks, depending on valuation scheduling, title and how many properties are in the deal.

Is there a cap on the loan amount?

The program runs to $5M+ on 1-8 unit investment property, with larger requests reviewed case by case.

What is the usual exit?

A sale, or a refinance into a DSCR or jumbo DSCR loan that qualifies on rent instead of personal income.
