Large Bridge Loans for Anchorage Investors: $1M to $5M+

In Anchorage, the most common seven-figure investor deal is a group of fourplexes. Owners who bought during the 1980s and 1990s are retiring, and their buildings often change hands as a package that needs work before it can carry long-term debt.

In short: LendingStreet provides residential investor bridge loans in Anchorage from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. The usual exit is a refinance into a blanket, DSCR or jumbo DSCR loan, or a sale once the properties are renovated and leased.

What large Anchorage deals look like

Typical $1M+ bridge requests in Anchorage include packages of three to six fourplexes in Midtown, Spenard or Fairview, a group of duplexes and single-family rentals near JBER, or a portfolio spread across Anchorage, Eagle River and the Mat-Su. Anchorage prices are moderate by West Coast standards, so it usually takes several buildings to reach a seven-figure balance.

High-value single homes exist on the Hillside, in Turnagain and along Bayshore and Oceanview, and Girdwood has large chalets. Investor bridge loans on those homes are less common and need a clear leasing or sale plan, since seasonal demand and a smaller buyer pool affect both.

Why investors use bridge loans here

Bridge loans cover the gap until properties qualify for long-term debt. Long-term DSCR and blanket loans are sized on stable rent and value, which a package of dated fourplexes with below-market rents may not have on the day it sells. Common Anchorage uses include:

Worked example: five Midtown fourplexes

This example is illustrative and not a quote. An investor buys five fourplexes, 20 units in total, for $3,000,000 and budgets $300,000 for renovations. Leverage varies by program; this example assumes a bridge at 75% of total cost, or $2,475,000, with an estimated interest-only payment of about $20,625 a month.

After renovation, the buildings are valued at $3,700,000 and the units rent for about $1,400 each, $28,000 a month. A blanket refinance at 70% of value produces $2,590,000, enough to retire the bridge. Estimated principal and interest is about $18,110, taxes about $4,162 and insurance $2,400, for a total of about $24,672 and portfolio DSCR of about 1.13x.

Valuation without public sale prices

Larger balances usually need a full valuation, and multi-building packages may need one per property. Because Alaska does not record sale prices publicly, appraisers rely on MLS data and their own research. Provide rent rolls, unit mixes, operating history and renovation scope for every building.

Confirm the legal unit count under Title 21 for each building too. Fourplexes with a basement unit added later, or duplexes converted to triplexes, are valued on their legal use, and an unpermitted unit's rent will not count at refinance.

Planning around the construction season

Timing is the biggest difference between a large bridge in Anchorage and one in the Lower 48. Materials often ship north, lead times can be long and the best contractors book up early in the year, so a renovation plan that works on paper in March may slip by a season if orders are placed late.

Exterior work in Anchorage, such as roofs, siding, windows and paving, is mostly limited to late spring through early fall. Interior work can continue year-round, but contractors are busiest in summer. If you buy in fall, plan to do interiors first and schedule exterior work for the next season.

Repair funds on larger loans are usually released in stages after inspections. Build a realistic timeline so the properties are leased and seasoned before the bridge matures.

Earthquake, heating and building systems

Lenders and insurers will ask about building condition, roof age, boilers and any repairs from past earthquakes. Many older fourplexes have shared boilers, so heating costs fall on the owner. Earthquake coverage is often a separate decision; if you carry it, include it in the refinance budget.

Separating utilities during a renovation can improve cash flow, but converting a shared boiler to individual heat is a large project in a cold climate. Price it carefully and decide whether it fits within the bridge term before you include it in the scope.

Experience and the size of the deal

Anchorage is a small market where reputation and local relationships matter.

As balances grow, track record matters more. Show the Anchorage rentals you own, the renovations you have completed and who manages your units. A first-time buyer taking on 20 units in a market with summer-heavy turnover is a harder file than a local operator expanding a portfolio, though an experienced property manager can help.

Exit options

Five or more properties fit a blanket portfolio loan with release provisions. Individual buildings can refinance into separate DSCR loans, and larger portfolios or high-value homes may fit a jumbo DSCR loan. Some investors sell one building after renovation to pay down the bridge and refinance the rest. Our bridge-to-DSCR guide explains timing.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the property schedule, contract or payoff letter, renovation budget and exit plan through the form below, or call (877) 298-1001. See also our Alaska large bridge page.

Common questions

Do you make $1M+ bridge loans in Anchorage?

Yes. Most cover fourplex packages or mixed rental portfolios rather than single homes. The program range is $150,000 to $5M+, and larger balances are reviewed case by case.

What are bridge rates?

Rates start from 7.99%. Pricing on larger balances depends on leverage, the properties, your experience and the exit.

How fast can you close?

In as little as 10 days, though full valuations on several buildings can take longer. Appraiser availability in Anchorage can tighten in summer, so build time into your contract.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation, often for each building.

How does the short building season affect my plan?

Exterior work is mostly limited to warmer months, so schedule renovations and the bridge term with that in mind. A purchase in late fall may mean interior work over winter and exterior work the following summer.

Can a bridge pay off a maturing loan?

Yes. Send the payoff letter, rent roll and plan so we can review the numbers. We look at whether current income and value support the bridge and a realistic refinance later.

Are payments interest-only?

Yes. Bridge loans are short-term and interest-only, with the balance repaid at sale or refinance. That keeps carrying costs lower while units are renovated and leased.

Is there a transfer tax on a large Anchorage purchase?

No. Alaska has no real estate transfer tax, though title, valuation and recording costs still apply.
