Anchorage has expensive homes on the Hillside, in Turnagain and along the coastal trail, but few of them rent for anything close to what their price would need. That is why most $1.5M-plus DSCR loans here end up on multiplex buildings rather than single-family homes.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals in Anchorage, Eagle River and the Mat-Su. Loans qualify on rent with no tax returns or W-2s; larger balances get more review and maximum LTV can be lower, varying by program. Newer 5-8 unit buildings are the most common jumbo property here.
There are three main candidates. High-end single-family homes on the Hillside, in Turnagain, Bayshore, Klatt and Rabbit Creek can sell above $1.5M and sometimes lease to executives, physicians or senior officers. Newer six- to eight-unit buildings in Midtown, South Anchorage or Eagle River can reach jumbo prices on income. And some investors finance several rentals together.
Being honest about the market helps you choose a structure that actually works. A jumbo loan on a single-family rental here is possible, but it usually needs lower leverage and strong rent support.
| Property | Where | Main issue |
|---|---|---|
| Executive home | Hillside, Turnagain, Bayshore, Rabbit Creek | Rent rarely supports the price |
| Newer 6-8 unit building | Midtown, South Anchorage, Eagle River | Rent roll quality and leverage |
| Several rentals | Across the metro | A blanket loan may fit better |
This example is illustrative and not a quote. A Hillside home priced at $2,050,000 leases for $9,800 a month. Taxes are $2,150 and insurance $420. At 75% LTV the loan is $1,537,500, estimated principal and interest about $10,750 and the payment about $13,320, for a DSCR of about 0.74x. Even with far more cash down, the home would struggle to reach 1.0x.
A newer eight-plex priced at $2,150,000 rents for $2,050 per unit, or $16,400 a month. Taxes are $2,350 and insurance $950. At 70% LTV the loan is $1,505,000, estimated principal and interest about $10,523, the payment about $13,823 and the DSCR about 1.19x. Similar price, very different result.
The lesson is not that executive homes never work, but that income properties carry jumbo balances far more easily in this market. Start with the rent, then decide on the property.
| Item | Hillside home | Newer eight-plex |
|---|---|---|
| Price | $2,050,000 | $2,150,000 |
| Loan | $1,537,500 (75%) | $1,505,000 (70%) |
| Estimated principal and interest | $10,750 | $10,523 |
| Taxes and insurance | $2,570 | $3,300 |
| Total payment | $13,320 | $13,823 |
| Monthly rent | $9,800 | $16,400 |
| DSCR | About 0.74x | About 1.19x |
Anchorage assesses property at market value every year, and with no general sales tax, property tax is a large part of the bill. On a $2M property, taxes alone can run well over $2,000 a month. Pull the actual record and model it at the purchase price, since a sale well above the assessed value may lead to a higher assessment.
Mat-Su Borough property taxes are often lower than the Municipality's, which can help a large rental pencil, but rents there are generally lower too. Run both sides of the comparison.
Some high-end homes do lease well, often to medical, oil industry or military leadership on multi-year terms. If you already own one with a strong lease, a jumbo cash-out or rate-and-term refinance at lower leverage may work, and sub-1.0 DSCR programs exist for some cases. Bring the lease, comparable rentals and evidence of the tenant's term.
Hillside and Rabbit Creek homes are often on private wells and septic systems, and some sit on steep lots. Expect well and septic inspections and questions about access and snow removal.
A furnished executive rental may lease for more than an unfurnished one, but underwriters often look at unfurnished market rent, so plan around that figure.
Larger balances get more review: maximum LTV can be lower, reserves can be higher and the appraisal may get extra scrutiny. The loan still qualifies on rent, with a 620 minimum credit score and 30-year terms available. Pricing on large balances is set case by case.
Underwriters also look at tenant concentration. A building leased mostly to employees of one employer, or a home with a single corporate tenant, may need more explanation. Longer leases and diverse tenants help.
Large homes and multiplexes carry larger premiums for wind, snow load and water damage. Earthquake coverage, if you choose it, often has a high percentage deductible. Read the deductibles, not just the premium, and keep reserves to match.
Newer buildings with modern heating, sprinklers where present and updated electrical are usually easier to insure. Ask the seller for the current policy and claims history before you make an offer.
Newer small buildings in Anchorage tend to lease well because there are so few of them. Separate heating per unit, in-unit laundry, covered or plug-in parking and good snow storage all support rent.
Bring a rent roll with lease dates, a trailing operating statement, the tax record and an insurance quote. If the building is new and lease-up is still underway, a bridge loan until it is fully leased may be the better first step.
If your jumbo balance comes from several rentals, a blanket portfolio loan can combine five or more properties on one closing, qualify on portfolio cash flow and release individual properties when sold.
That structure can also combine a larger multiplex with smaller rentals that would be modest loans on their own, under one payment and one set of documents.

Possibly, but rents on high-end homes rarely support high leverage. Lower leverage or sub-1.0 programs may be needed. Strong signed leases and comparable rentals help.
