Very few single properties in the Bangor area need a $1M+ loan. What does come up is the sale of a local landlord's holdings: five or ten older multi-unit buildings on the West Side and East Side, plus a few homes in Brewer or Old Town, sold together.
In short: LendingStreet offers residential investor bridge loans in the Bangor area from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, interest-only terms and closings in as little as 10 days. In eastern Maine, balances that large almost always mean a package of multi-unit buildings or homes rather than one property. Larger balances usually need a full valuation, and most borrowers exit through a blanket DSCR refinance, separate DSCR loans or a partial sale.
Many of Bangor's rentals are owned by local landlords who bought buildings over decades. When they retire, the portfolio often sells as a group, sometimes privately. A buyer might take on 15 to 40 units across several buildings, some with long-term tenants paying below market and some units vacant and dated.
Other large deals include several buildings near the University of Maine in Orono, a group of homes in Brewer and Hampden, or a mix of multi-units and single-family rentals across Penobscot County.
These sales often happen quietly, through local relationships and attorneys handling estates. Buyers who can close quickly, take buildings as they are and keep existing tenants in place have an advantage, and a bridge loan sized for the whole package makes that possible.
Bangor is a smaller market, and single properties large enough for a $1M+ loan are rare. A large bridge loan here is built around a package, so underwriters review every building, the rent roll, heating arrangements, condition and the plan for each property. That takes more time than a single-house loan, so start early and keep documents organized.
Experience matters more on a package. Underwriters will ask how many units you have owned and managed, whether you have renovated older buildings and who will handle maintenance through a Maine winter. A local property manager can strengthen the file.
Bridge money fits when speed matters or the properties are not yet ready for long-term financing.
This example is illustrative and not a quote. An investor buys five multi-unit buildings, two triplexes, two fourplexes and a five-unit building, 19 units in total on the West Side and in Brewer, for $1,900,000. Four units are vacant and need work. The bridge loan is $1,425,000, interest-only, with estimated monthly interest of about $11,875.
After renovation and lease-up, the units rent for an average of $1,150, $21,850 a month in total, and the package appraises at $2,150,000. A blanket DSCR refinance of $1,505,000, 70% of value, pays off the bridge. Estimated principal and interest on a 30-year term is about $10,267, plus $2,900 in taxes and $1,800 in insurance, for about $14,967 a month. Portfolio DSCR is about 1.46x.

Many investors use the bridge period to separate heating systems, often adding heat pumps so tenants pay their own heat. That raises the property's cash flow and can make the buildings more attractive to future buyers. Maine's climate limits exterior work in winter, so plan roofing, siding and foundation projects for the warmer months.
Electrical service often needs an upgrade to support heat pumps in older buildings, so price that work along with the units themselves.
Interest on a bridge loan runs every month, so a schedule that slips through a Maine winter costs real money. Build in a cushion.
Taxes and insurance continue during the bridge period, and so does heat in any owner-heated buildings. Include fuel costs in your carrying budget, especially if you close in the fall and renovate over the winter.
Larger balances usually need a full valuation, often an appraisal on each building. In a smaller market, comparable sales for multi-unit buildings can be thin, so give the appraiser recent sales, leases and a list of improvements. Package discounts are common, and lenders usually size loans on the lower of purchase price and appraised value.
Expect the appraiser to inspect vacant units and to need access to occupied ones. Maine landlords must give tenants reasonable notice before entry, so coordinate access with the seller and any property manager before the appraisal is scheduled.
The usual exit is a blanket portfolio DSCR loan once units are leased, or separate DSCR loans on each building. Some investors sell one or two buildings to other local landlords and refinance the rest. A jumbo DSCR loan is rarely the right exit in Bangor, since few single properties are large enough. See /bridge-to-dscr-loan-guide.html.
Maine's real estate transfer tax applies to the purchase and to any later sale, split between buyer and seller.
If a few of the buildings are weaker, selling them during the bridge period can reduce the loan balance and make the refinance on the remaining buildings stronger. Plan which ones you would sell before you close.
