Jumbo DSCR Loans in Greater Bangor

Let's be direct: there are very few single rentals in greater Bangor worth $1.5 million or more. Large DSCR loans here almost always involve several buildings, a larger apartment-style property or a high-value coastal home an hour or so away.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals, and larger blanket portfolio loans for investors with five or more properties. In greater Bangor, a balance that size usually means several buildings combined rather than one house. Larger loans get more review, and maximum LTV can be lower; it varies by program.

What jumbo looks like in the Bangor market

Even a well-maintained six- or eight-unit building in Bangor usually trades well below jumbo levels. The situations that produce large balances here are different from those in a big coastal city. Investors who have assembled many two- to four-unit buildings in Bangor, Brewer and Old Town often have a combined value well above $1.5 million. Others own a high-value home on the coast in Hancock County or around Mount Desert Island that is rented long-term.

For the first group, a blanket portfolio loan is usually the right structure. For the second, a single jumbo DSCR loan may fit if the property's rent supports it.

This matters because the right structure changes how the loan is underwritten. A single large loan on one property depends entirely on that property's rent and value. A portfolio loan looks at the combined picture, which can work well for an investor whose strength is a steady collection of mid-size buildings rather than one trophy asset.

Worked example: refinancing a Bangor portfolio

This example is illustrative and not a quote. An investor owns seven buildings in Bangor and Brewer with 22 units in total. Together they are valued at $2,300,000 and produce $25,300 a month in rent. Combined taxes are about $3,600 a month and insurance about $1,700.

A blanket loan at 70% of combined value is $1,610,000. Estimated principal and interest is about $10,983, the total payment about $16,283 and the portfolio DSCR about 1.55x. The investor replaces several local bank notes with one loan, one closing and one payment, with release provisions if a building is sold later.

Blanket loan or several individual loans?

A blanket loan combines properties under one note and one payment, qualified on the portfolio's combined cash flow. Strong buildings can help carry weaker ones. The tradeoff is that the properties are tied together until a release, which requires paying down an agreed amount. Individual DSCR loans keep each building separate. Compare the two for your situation before choosing.

Many Bangor investors who built their portfolios one building at a time ended up with a different local bank note on each property, each with its own maturity date. Consolidating them under one loan can simplify the bookkeeping, remove a series of balloon dates and free up time for managing the buildings themselves.

Coastal homes and seasonal rentals

High-value homes on the coast, including around Bar Harbor and Mount Desert Island, can reach jumbo balances. Many are seasonal vacation rentals, which brings local rules into play: Bar Harbor has adopted limits on vacation rental registrations, and other towns have their own requirements. If you plan to rely on short-term rental income, confirm with the town that the property can legally operate. Long-term leased homes are simpler to underwrite but often have low rent relative to value, which can limit leverage.

Coastal properties also bring insurance questions, including wind exposure and, near the water, flood zones. Get quotes early. And remember that a seasonal rental's income arrives mostly in the summer, so reserves need to cover the off-season payments.

What larger loans require

Expect a closer review on large balances:

Plan for the review to take longer than a standard loan. Ordering appraisals on several buildings, collecting leases for every unit and confirming insurance on each property all take time, so start well before any maturity dates on existing loans.

Heat, taxes and the portfolio's real cash flow

Across a portfolio of older Maine buildings, landlord-paid heat can be a large expense. It is not part of the DSCR calculation, but lenders reviewing large files look closely at your reserves, and you will want a cushion for winter. Municipal tax rates differ between Bangor, Brewer, Old Town and other towns, so use each property's actual bill.

Transfer tax and closing costs

A refinance does not trigger Maine's transfer tax. On a purchase, maine's real estate transfer tax is $2.20 per $500 of value, split equally between buyer and seller, which adds up on a large deal. Title and recording costs apply to each property in a blanket loan.

Is a jumbo loan the right tool?

For one property under about $1.5 million, a standard DSCR loan is usually simpler. For several properties, a blanket loan often fits better. A single jumbo DSCR loan makes most sense for one high-value home or building whose rent supports the payment. Properties in more than one state can sometimes be combined on a multi-state portfolio loan.

Common questions

Are there jumbo-size rentals in Bangor?

Very few single properties. Most large loans in greater Bangor combine several buildings or involve a high-value coastal home.

What is a jumbo DSCR loan?

A DSCR loan of roughly $1.5M to $5M+ on a 1-8 unit rental. Our DSCR programs have no stated maximum.

Can I combine my Bangor buildings in one loan?

Yes, with a blanket portfolio loan on five or more investment properties, each 1-8 units.

What happens if I sell one building from a blanket loan?

Release provisions let you sell a property by paying down an agreed amount, without refinancing the whole loan.

Can a seasonal coastal rental qualify?

Possibly, if local rules allow short-term rentals and the projected revenue supports the payment. Some programs qualify on projected short-term rental income.

What LTV is available on large loans?

It varies by program and is often lower on larger balances.

Do I need to document personal income?

No. Qualification is based on the properties' rent. Larger loans require more reserves.

Can I include properties in New Hampshire?

Some programs allow properties in more than one state. See our multi-state portfolio loan page.
