Large Bridge Loans for Bozeman Investors: $1M to $5M+

In the Gallatin Valley, a $1M bridge loan is not unusual. Homes south of Kagy Boulevard, newer fourplexes on the northwest side and cabins toward Big Sky regularly trade above that, and investors often need to move faster than permanent financing allows.

In short: LendingStreet makes residential investor bridge loans in the Bozeman area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99%, interest-only payments and closings in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case. Common exits are a sale or a refinance into a DSCR or jumbo DSCR loan.

Common large bridge situations in the valley

The Bozeman market produces a few recurring reasons for large short-term loans:

Program basics

Our residential investor bridge program runs from $150,000 to $5M+ on 1 to 8 unit properties. Rates start at 7.99% for strong files, terms are short and payments are interest-only. Closings can happen in as little as 10 days with a complete file.

Leverage depends on the property, its condition and the strength of the exit. A finished building with signed leases is a simpler file than a vacant home that needs work, and the loan size will reflect that. When renovation funds are part of the loan, they are usually held back and released after work is inspected.

On larger Bozeman loans, expect a full valuation, a review of your exit and your liquidity, and closer attention to comparable sales, which can be thin for unusual mountain properties.

Worked example: paying off a maturing construction loan

This example is illustrative and not a quote. A builder-investor finishes a six-unit residential building in Bozeman. The construction loan, with $1,650,000 outstanding, is about to mature, and only two units are leased. A bridge loan of $1,650,000 pays it off. Estimated monthly interest-only payments are about $13,750.

Over the next several months, all six units lease at about $2,600 each, or $15,600 a month. If the building appraises at $2,600,000, a DSCR refinance at 65% LTV would be about $1,690,000, enough to retire the bridge. Estimated principal and interest is about $11,644; with taxes and insurance of about $1,750, the total payment is about $13,394 and DSCR is about 1.16x.

The 65% figure reflects Bozeman's rent-to-value gap and the lower max LTV that often applies to 5-8 unit buildings; it varies by program.

High-value homes and the exit test

Large single-family homes in Bozeman often lease for far less than their payment would be at high leverage. That matters if you plan a jumbo DSCR exit, which runs roughly $1.5M to $5M+ with max LTV that varies by program. Before you buy, check comparable leases on similar homes and size your exit loan to the rent, not the price.

If the exit is a sale, consider seasonality. Bozeman's market is busiest in spring and summer, and a listing that hits in November may sit until April.

Valuation in a thin-comp market

Mountain homes, properties on acreage and new buildings with few direct comparables can take longer to value. Help the appraiser with recent sales, signed leases and a cost breakdown for new construction. Properties on wells and septic, on private roads or in wildfire-prone areas get extra questions on access and insurance.

Expect the valuation on a large or unusual property to take longer than on a standard rental. If your closing date is tight, order it as early as possible and tell us the deadline when you apply.

Montana costs during the bridge term

Montana has no real estate transfer tax, so buying and refinancing cost less than in many states. During the bridge term, you carry interest, property taxes, insurance and utilities. Winter carrying costs, including snow removal and heat in vacant units, can be high. Build at least a few months of these costs into your budget on top of interest, since lease-up and sales can both slow in the colder months. If the property is in a subdivision with an HOA, dues continue through the bridge term as well. Montana changed its residential property tax structure in 2025, so confirm how the property will be classified once it is a rental.

Exit options

Most valley investors exit by refinancing into DSCR loans once units are leased: individual DSCR loans, a blanket loan for five or more properties, or a jumbo DSCR loan for a single high-value rental. A sale is the other common exit. Our bridge to DSCR guide explains timing and seasoning.

Plan the exit before you close the bridge. If the refinance depends on leasing six new units, ask how long similar buildings took to lease in the same part of town, and choose a bridge term with room to spare. If the exit is a sale, get a realistic list price from a local agent who knows the submarket, not a number from a year when prices were rising fast.
