Large Bridge Loans for Montana Investment Property

Montana's expensive rentals are concentrated in a handful of valleys, and the deals there move fast. A large bridge loan lets an investor close on a Gallatin Valley house, a Missoula multifamily package or a Flathead property now and set up the long-term loan once the rents are proven.

In short: LendingStreet makes residential investor bridge loans from $1M to $5M+ on 1-8 unit Montana property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. Larger balances usually need a full valuation, which matters in a non-disclosure state where sale prices are not public. Most borrowers exit through a sale or a DSCR or jumbo DSCR refinance.

Where $1M+ Montana bridge deals come from

Bozeman, Belgrade and Big Sky in the Gallatin Valley produce the highest single-property prices outside of resort enclaves, and a $1.5M to $3M house is common there. Whitefish, Kalispell and Columbia Falls in the Flathead Valley follow, with lake and ski proximity driving values.

Missoula is the multifamily story: fourplexes and small apartment buildings near the University of Montana and in the Northside, Franklin to the Fort and Rattlesnake neighborhoods. Billings, Helena and Great Falls have lower prices, so a $1M+ bridge there usually means a package of several rentals rather than one house.

How the program works above $1M

A large bridge loan is a short-term, interest-only loan used to buy or recapitalize investment property fast, then exit through a sale or a long-term refinance. Our bridge program spans $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days on a complete file.

At $1M and above in Montana, each request is reviewed on its own merits, and larger balances usually require a full valuation of every property securing the loan.

Why Montana investors use large bridge loans

Inventory in Montana's high-demand valleys is thin, and sellers often favor the buyer who can close quickly. A bridge loan replaces a slow long-term underwrite with a short, interest-only loan that funds the purchase now.

Worked example: three Missoula fourplexes

This example is illustrative and not a quote. An investor buys three fourplexes in Missoula for $2,400,000 from a long-time owner who wants a quick, quiet sale. Several units are under market, and the plan is to renew leases at market rents and then refinance.

The bridge loan is $1,680,000, sized at 70% of the purchase price for this example, and the estimated interest-only payment is about $14,000 a month. Over a 9-month hold that is roughly $126,000 of interest carry, which belongs in the budget from day one.

At refinance the properties appraise at $2,550,000. A DSCR loan at 70% LTV is $1,785,000, with estimated principal and interest of about $12,177 a month. Add $1,900 in taxes, $900 in insurance and $0 in other housing costs, and the total payment is about $14,977. Against $17,400 of monthly rent, DSCR is about 1.16x.

With all 12 units at market, the refinance clears the 1.0x standard minimum, and the $1,785,000 DSCR loan repays the $1,680,000 bridge with $105,000 left over for closing costs and reserves.

Montana closing costs and the valuation question

Montana has no real estate transfer tax and no general sales tax, so closing costs on a large purchase are mostly title insurance, recording, escrow and the lender's costs. That keeps more of the investor's cash available for the down payment and reserves.

The harder part is value. Montana is a non-disclosure state, so recorded deeds do not show sale prices and appraisers rely on MLS data and their own research. On a unique Big Sky or Whitefish home with few true comparables, order the valuation early, and expect a conservative number if the property is one of a kind.

Refinancing a Montana bridge into a DSCR loan

A DSCR refinance qualifies on the property's rent, with a 1.0x standard minimum, 620 minimum credit score and LLC borrowers allowed. Missoula multifamily and Billings or Helena rental packages usually clear that test on long-term leases.

The Gallatin and Flathead valleys are tougher. Long-term rents on a $2M home rarely cover a high-leverage payment, so plan on lower leverage, a larger equity check or a sale exit. Jumbo DSCR loans for $1.5M+ balances are available, with leverage that varies by program.

Short-term rental rules and taxes to check

Bozeman has sharply restricted whole-home short-term rentals that are not owner-occupied, while Big Sky, Whitefish and other resort areas follow county or city rules that change. Confirm whether nightly rentals are allowed at the address before you count on that income for the exit.

Property tax treatment is moving too. The Montana Department of Revenue reappraises residential property on a regular cycle, and recent legislation changed how primary homes, long-term rentals and second homes or short-term rentals are taxed. Ask the Department of Revenue or a local tax adviser how your property will be classified.

Getting a fast answer on a big Montana bridge

Our investor loans are business-purpose loans on non-owner-occupied property. Send the addresses, price, current rents, any rehab budget and the exit you have in mind, and the financing team will size the bridge against the exit before you commit. Call (877) 298-1001 or use the form below.

Large Montana files move fastest when title, insurance and the valuation are ordered as soon as terms are agreed. Starting those three items early is usually what makes a 10-day close possible on a bigger balance.

Common questions

Does Montana charge a transfer tax on a large purchase?

No. Montana does not have a real estate transfer tax. Expect title insurance, recording, escrow and loan costs instead. Confirm current costs with your title company.

How do appraisals work in a non-disclosure state like Montana?

Sale prices are not public record, so appraisers lean on MLS data and their own research. Unique properties with few comparables can come in conservative, which affects both the bridge and the exit loan.

Can I count on short-term rental income in Bozeman?

Be careful. Bozeman has restricted whole-home short-term rentals that are not owner-occupied. Confirm current rules for the address, and plan an exit that works on long-term rent or a sale.

How fast can a large bridge loan close in Montana?

In as little as 10 days when title, valuation and entity documents are ready. Larger balances add review time, so start the valuation as soon as the contract is signed.

Will a $2M+ bridge loan require a full valuation?

Generally yes. Larger balances usually need a full valuation of each property, even though some smaller bridge loans do not.

Is this financing for primary residences?

No. Our investor loans are business-purpose loans on non-owner-occupied property. They are made for investment properties held by investors or their entities.

Is a Big Sky or Whitefish home a good fit for a large bridge loan?

It can be, as long as the exit is realistic. Long-term rents rarely support high leverage on these homes, so many investors plan a sale exit or a lower-leverage jumbo DSCR refinance.

Can one bridge loan cover rentals in several Montana cities?

A package of investment properties can be financed together on some programs. Each property needs its own valuation and title work, so allow extra time.
