Large Bridge Loans for Cincinnati Investors

A $1M-plus bridge loan in Cincinnati usually involves more than one door. Investors buy packages of two-family homes from long-time landlords, take on vacant Italianate buildings in OTR and Mount Auburn, or buy high-value homes in Hyde Park, Indian Hill or Mount Lookout on a tight timeline.

In short: LendingStreet offers residential investor bridge loans in the Cincinnati area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99%, interest-only payments and closings in as little as 10 days when the file is ready. Larger balances are reviewed case by case and usually need a full valuation. Exits are a sale or a refinance into DSCR, jumbo DSCR or blanket portfolio financing.

What large balances look like in Cincinnati

Cincinnati is a moderately priced market, so most single rentals here are far below $1M. Large bridge loans come from scale or from the top of the market. Packages of West Side and Norwood two-families, multi-unit buildings in the urban core and luxury East Side homes are the common cases.

Why investors use bridge financing here

Many Cincinnati packages come from owners who have held properties for decades, with rents below market, deferred maintenance and some vacant units. A long-term loan sized on today's rent may come up short. A bridge loan funds the purchase and gives time to renovate, re-lease and document stronger rents.

Historic buildings in OTR and Mount Auburn often need full renovations, and some investors use historic preservation and abatement programs. Those projects take time, and bridge financing covers the gap until the building is leased.

Speed also matters when several buyers are bidding on a package. A seller weighing two offers will often take the one that can close quickly with fewer conditions.

Worked example: a six-building two-family package

This example is illustrative and not a quote. An investor buys six brick two-family homes, 12 units in all, in Price Hill and Norwood for $1,650,000. The bridge loan covers 75% of the price, or $1,237,500, and the estimated interest-only payment is about $10,828 a month during renovation.

After updating units and re-leasing at about $1,150 each, rent totals $13,800 a month and the package appraises at about $2,050,000. A blanket DSCR refinance at 70% of value is $1,435,000. Estimated principal and interest is about $9,911, taxes about $1,750 and insurance about $1,150, for a total payment of about $12,811. DSCR is about 1.08x, and the refinance repays the bridge loan.

Valuation and comparables

Larger balances usually need a full valuation, and packages often need one per property. Cincinnati values vary sharply from street to street, especially in neighborhoods in transition, so the appraiser will look closely at each property's condition and location. Bring renovation scopes, contractor bids and current rent rolls.

For historic buildings, expect the appraiser to consider both as-is and post-renovation value. For luxury homes, comparable high-end sales can be limited, which may lengthen the review.

Abatements, taxes and Ohio closing costs

Ohio assesses residential property using a 35% assessment ratio, and Hamilton County updates values on a three-year cycle. Many renovated properties carry Community Reinvestment Area abatements; check whether they transfer and when they end, because the refinance will be sized on the bill in place at that time.

Ohio charges a conveyance fee on deed transfers, customarily paid by the seller, and there is no separate mortgage tax. Title, recording and lender costs still apply on a large purchase.

Exit options

Plan the exit before closing. Packages often refinance into a blanket portfolio loan, urban buildings into a 5-8 unit DSCR loan, and high-value homes into a jumbo DSCR loan or a sale. Allow time for renovation, leasing and any seasoning the refinance program requires.

A realistic schedule includes permit time for older buildings, contractor availability and the leasing season. In Cincinnati, leases near UC often turn over in summer, while workforce rentals lease year-round. Our bridge to DSCR guide walks through how the timing usually fits together.

Speed, payoffs and auctions

Bridge loans close in as little as 10 days when title, insurance and valuation are ready. That helps with sheriff and online auctions, estate sales and sellers who want a quick close. Multi-property files and historic buildings usually take longer, so start early.

A bridge loan can also pay off a maturing bank loan on a portfolio, giving you time to finish renovations or leasing before a long-term refinance.

What we review on large files

We look at your experience with similar properties, liquidity for interest, taxes, insurance and renovation during the bridge term, and the realism of the exit. Borrowers are typically LLCs, with principals signing for the loan personally. We do not need W-2s or tax returns to size the loan.

Experience with older brick buildings matters in Cincinnati. Investors who have handled lead-safe work, masonry, porches and slate roofs, or who work with contractors who have, present a stronger file on a large package.

Common questions

How large can a Cincinnati bridge loan be?

Our residential bridge program runs from $150,000 to $5M+, with larger balances reviewed case by case.

What are the rates?

Rates start from 7.99% and depend on the property, leverage and your experience with similar Cincinnati buildings.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation, and packages often need one per property.

Can a package include Northern Kentucky homes?

Yes, on some programs. Ask us how a mixed Ohio and Kentucky package would be structured. Each property is valued and titled under its own state's rules, which can add a little time to closing.

How do abatements affect the exit?

The refinance is sized on the tax bill in place at that time. If an abatement ends during the bridge term, the higher bill will apply to the exit loan, so check end dates before you set your leverage plan.

How fast can you close?

In as little as 10 days when title, insurance and valuation are ready. Larger files, packages and historic buildings often take longer, so send the property list early.

Do you finance buildings with more than 8 units?

Not on this program. Residential bridge loans cover 1 to 8 unit properties. Larger OTR and Clifton apartment buildings with nine or more units fall under commercial multifamily financing.
