Let's be direct about Columbus: a single rental home here rarely needs a $1M loan. When investors ask for a large bridge, it is almost always to buy or refinance a group of properties at once, such as a dozen houses near the post, several fourplexes, or a landlord's entire portfolio.
In short: LendingStreet provides large residential investor bridge loans in the Columbus area from $1M to $5M+, within a bridge program that runs from $150,000 to $5M+, with rates from 7.99%. In Columbus, those balances usually cover packages of homes or small 2-8 unit buildings. Loans are short-term and interest-only, close in as little as 10 days and exit through a sale or a refinance into DSCR, blanket or jumbo DSCR financing; larger balances usually need a full valuation of each property.
Columbus has a long tradition of local landlords who own twenty, forty or more houses. As those owners retire, they often sell in bulk to one buyer. Other large deals include a set of fourplexes along Victory Drive sold together, a mix of houses and duplexes held by an estate, or a portfolio that needs to be refinanced before a maturing loan comes due.
Single properties above $1M are rare and mostly in Green Island Hills, along the river in North Columbus, or on larger lake or acreage parcels in Harris County. They exist, but rental comparables for them are thin, so most large bridge loans here are packages.
The reason to say this up front is practical. A package loan is underwritten property by property: every address is valued, every lease is reviewed and every title is searched. Telling the lender at the start that a $1.2M request covers fourteen houses sets the right timeline and avoids surprises.
This example is illustrative and not a quote. An investor buys fourteen rentals in South and East Columbus from a retiring owner for $1,240,000. The bridge loan is 75% of the purchase price, $930,000, interest-only, with estimated monthly interest of $8,138. Over an 8-month hold, the investor replaces roofs on two homes, fills vacancies and resets below-market leases.
At exit the homes are valued at $1,420,000 and rent for $11,800 a month combined. A refinance at 70% of value is $994,000, enough to retire the bridge. Estimated principal and interest is $6,950, and with $1,400 in monthly taxes and $1,050 in insurance the payment is $9,400, a DSCR of about 1.26x.
| Stage | Amount |
|---|---|
| Package purchase price | $1,240,000 |
| Bridge loan (75% of price) | $930,000 |
| Estimated monthly interest-only payment | $8,138 |
| Interest over 8 months | $65,100 |
| Value at exit | $1,420,000 |
| Refinance loan (70% of value) | $994,000 |
| Monthly rent at exit | $11,800 |
| Exit DSCR | About 1.26x |
Some smaller bridge programs can skip the appraisal, but at these balances expect a full valuation, one per property in a package. Columbus has plenty of comparable sales for typical rental houses, which helps, but older homes near the post vary in condition, and appraisers will note deferred maintenance.
Order inspections and a title search on every property early. On a fourteen-house package, that means fourteen reports, so start the day the contract is signed. Older portfolios sometimes carry small liens, code violations or unrecorded easements that need cleanup before closing.
Large balances also bring closer review of the borrower. Lenders look at your experience with rentals, your liquidity after closing and how many other projects you are carrying. A first large package often goes more smoothly with a property manager already lined up and a written turn plan for vacant homes.
Georgia's intangible recording tax applies to long-term notes secured by Georgia real estate, at about $3 per $1,000. Short-term notes with a maturity of three years or less are generally treated differently, so ask your title company how the tax applies to your bridge note and to the permanent loan that replaces it. The deed transfer tax is about $1 per $1,000 of value.
Investors do not get homestead exemptions, and Georgia assesses at a 40% assessment ratio of fair market value. Use the expected investor tax bill in your exit math.
Most Columbus packages exit into a blanket portfolio loan, which keeps the homes under one note, or into several individual DSCR loans. Some investors sell part of the package to other landlords and refinance the rest. If the package includes Phenix City or other Alabama homes, ask about programs that combine properties in more than one state. A jumbo DSCR exit, roughly $1.5M to $5M+, usually fits only the largest packages here.
Whatever the exit, test it before you close the bridge. Use the investor tax bill, a real insurance quote for each address and conservative rent, and confirm the refinance loan can retire the bridge balance plus closing costs. In the example above, the higher value at exit is what allows a 70% refinance to pay off a 75% bridge.
Timing matters too. Military moves cluster in summer, so a package bought in late fall may take longer to fill its vacant homes. Ask about extension terms before you need them.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the package summary and we will size the bridge, test the exit and outline a timeline. The Georgia large bridge page covers Atlanta and Savannah; call (877) 298-1001 or use the form below.
