Large Bridge Loans for Gulfport and Coast Investors

On the Mississippi Gulf Coast, a $1M-plus investor loan is unusual for a single rental house. Large balances here usually mean a package of homes, a group of duplexes and fourplexes near the bases, or a high-value beachfront house in Pass Christian or Long Beach.

In short: LendingStreet makes residential investor bridge loans from $1M to $5M+ on Gulfport-area 1 to 8 unit properties and packages, with rates from 7.99% and closings in as little as 10 days. The loans are short-term and interest-only, and they are usually repaid by a sale or a refinance into a blanket DSCR or jumbo DSCR loan. Larger balances usually need a full valuation of each property.

Being honest about large balances on the Coast

Most Gulfport, Long Beach, D'Iberville and Biloxi rental houses trade well below $300,000, so a $1M loan typically covers five to fifteen properties. The deals that create these balances include a landlord retiring and selling a whole portfolio, an estate liquidating rentals across Harrison County, or an investor assembling houses from several sellers at once.

Single high-value properties do exist: historic and newer homes along Scenic Drive in Pass Christian, beach-view homes on Highway 90 in Long Beach and Gulfport, and larger waterfront houses in Ocean Springs and Bay St. Louis. These carry larger insurance costs and need careful valuation.

Because a package involves many addresses, the work behind the loan is multiplied: valuations, title searches, insurance binders and leases for every property. Investors who organize that information up front close faster and get clearer answers on loan size.

Common uses for a large Coast bridge loan

Bridge debt works when a property or package is not ready for permanent financing: units are vacant, rents are below market, repairs are needed or the seller wants a fast close. It also helps when a local bank loan or seller-financed note is maturing and the investor needs time to stabilize before a long-term refinance.

Worked example: a ten-house package

This example is illustrative and not a quote. An investor buys ten rental houses across Gulfport, Long Beach and D'Iberville for $1,650,000 and budgets $200,000 for roofs, HVAC and unit turns. The bridge loan is $1,387,500, 75% of total cost, with estimated interest-only payments of about $12,141 a month.

After the work, the houses appraise at $2,150,000 and rent for $1,625 each, $16,250 a month. A blanket DSCR loan at 70% of value is $1,505,000, enough to pay off the bridge loan. Estimated principal and interest is about $10,267; with taxes of $2,900 and insurance of $2,300, the payment is about $15,467 and the DSCR is about 1.05x.

Make sure the exit pays off the bridge

On lower-priced packages the margin between the bridge balance and the permanent loan can be narrow. In the example, the blanket refinance at 70% of value is only modestly larger than the bridge loan. If the appraisals came in lower, or insurance higher, the refinance could fall short and require cash to close. Size the bridge conservatively, using the lower end of your value estimates, and test the exit with realistic insurance quotes before you commit.

It also helps to plan a partial exit. If one or two houses in a package are worth more as sales to homebuyers than as rentals, selling them after renovation can pay down the bridge loan and leave a smaller balance for the refinance. Release terms on the bridge loan should allow for that.

Valuation on a package

Larger balances usually need a full valuation of each property. On the Coast, appraisers weigh flood zone, elevation and post-Katrina construction, and comparable sales can be thin in some neighborhoods. Give appraisers access to every unit and share the renovation scope by address so after-repair values are realistic.

Insurance during and after the bridge

During renovation you need coverage on every property, which may mean vacant or builder's risk policies plus wind and flood. After the work, the long-term landlord policies have to fit inside the permanent loan's payment. Quotes from private carriers and the Mississippi Windstorm Underwriting Association can differ widely, so shop early and keep the deductibles in view.

Hurricane season runs from June through November. Plan renovation schedules so roofs and openings are secured before the busiest storm months.

Contractors on the Coast can be stretched thin after a storm anywhere in the region, which can stall a renovation for weeks. Build some slack into the bridge term and the interest budget for that possibility.

Mississippi closing costs

Mississippi has no state deed transfer tax and no mortgage recording tax, which helps on a multi-property purchase. Budget for recording fees, title insurance and title searches on every parcel, surveys where needed and prorated property taxes. Rentals are assessed at a 15% assessment ratio, so tax bills after purchase are usually higher than a homeowner seller's.

Exits: blanket DSCR, jumbo DSCR or sale

Most Coast packages refinance into a blanket DSCR loan once leases are in place, keeping one payment with release provisions that let you sell individual houses later. A single high-value home or a large group can fit a jumbo DSCR program if the rent supports it, while beach-area renovations aimed at buyers repay the bridge from the sale. Send your property list, price, renovation budget and exit plan through the form below, or call (877) 298-1001.

Include current leases and rents for occupied houses, insurance quotes if you have them, and the seller's timeline, plus your experience with similar renovations. With that, we can size the bridge loan, show the interest-only payment during the work and test whether the blanket or jumbo DSCR refinance will be large enough to retire it, before you sign the contract.
