A $2M bridge loan in Jacksonville rarely means a single house. More often it is a package of rentals from a retiring landlord, a group of new builds bought from a builder, or one high-value home at the Beaches or in Ponte Vedra that needs work before it rents.
In short: LendingStreet offers residential investor bridge loans in Jacksonville from $1M to $5M+, on 1 to 8 unit properties or packages of them. The program range starts at $150,000, rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case, and the exit is a sale or a refinance into a DSCR or jumbo DSCR loan.
Jacksonville's median home price sits well below South Florida's, so most $1M+ bridge loans here involve more than one door. Common deals include a portfolio of 8 to 15 single-family rentals on the Westside and in Arlington, a set of duplexes in Springfield, or several newly built homes on the Northside bought from a builder clearing inventory.
The single-property exceptions are at the coast and in the most expensive suburbs: oceanfront and near-ocean homes in Jacksonville Beach, Neptune Beach and Atlantic Beach, Ponte Vedra Beach and Nocatee in St. Johns County, and riverfront homes in San Marco, Ortega and Avondale.
Builder bulk deals deserve a closer look. Newer Northside and Clay County subdivisions often carry community development district assessments and HOA rules that cap the share of homes that can be rented. Before buying a block of new homes, read the covenants, confirm the CDD charge on each lot and make sure the leasing cap will not block your exit into DSCR loans. Packages of older Westside homes raise different questions, mainly roof age, plumbing and insurability, so order inspections on every house rather than sampling a few.
| Deal type | Typical location | Why bridge first |
|---|---|---|
| Rental package, 8-15 homes | Westside, Arlington, Northside | Seller wants one quick close; some units vacant |
| Historic duplex group | Springfield, Riverside | Renovation and historic review before leasing |
| Builder inventory | Northside, Clay County | Bulk purchase before homes are leased |
| High-value single home | Beaches, Ponte Vedra, Ortega | Repairs or insurance work before refinance |
| Maturing loan payoff | Anywhere in the metro | Existing lender balloon due |
A DSCR loan needs a property that is rented, or can show market rent, and is in rentable condition. Packages bought from tired landlords often have vacant units, deferred maintenance or below-market leases. A bridge loan covers the acquisition and stabilization period, then a DSCR or jumbo DSCR loan takes over on the stabilized rents.
Speed matters too. Estate sales, bank-owned packages and builder bulk deals often go to the buyer who can close fastest with the fewest conditions.
This example is illustrative and not a quote. An investor buys ten single-family rentals across the Westside and Arlington for $2,400,000. Three are vacant and need repairs, budgeted at $180,000 paid from the investor's cash. The bridge loan is $1,800,000, 75% of the price, with an estimated interest-only payment of about $15,750 a month.
After repairs and leasing, the ten homes appraise at $2,850,000 and rent for $21,600 a month combined. A blanket DSCR refinance at 75% of value is $2,137,500, which pays off the bridge and returns about $337,500. Estimated principal and interest on 30 years is about $14,221; with taxes of $3,100 and insurance of $1,900, the payment is about $19,221 and DSCR about 1.12x.
| Stage | Amount |
|---|---|
| Purchase price, 10 homes | $2,400,000 |
| Bridge loan (75% of price) | $1,800,000 |
| Estimated interest-only payment | $15,750 |
| Repairs (investor cash) | $180,000 |
| Value after repairs and leasing | $2,850,000 |
| DSCR refinance (75%) | $2,137,500 |
| Refinance payment with taxes and insurance | $19,221 |
| DSCR at $21,600 rent | About 1.12x |
Smaller bridge loans on some programs can close without a full appraisal, but $1M+ loans usually need a full valuation. On a package, that can mean an appraisal for each property or a portfolio valuation, and lenders look closely at whether the price reflects bulk pricing or retail values.
Coastal homes add complexity. Appraisers need recent comparable sales of similar oceanfront or riverfront homes, and the insurance and flood picture affects both value and the eventual refinance.
Some Jacksonville investors carry portfolio loans from local banks with five-year balloons. When the balloon comes due and the bank will not renew on acceptable terms, a bridge loan can pay it off while you lease up vacancies, finish repairs or sort out title issues, then move to a long-term DSCR loan.
The same approach works after a storm. If a hurricane or a roof claim leaves a few houses in a portfolio offline, the long-term lender may not refinance until they are repaired and leased. A bridge loan buys time to finish the work, collect insurance proceeds and rebuild the rent roll before the permanent refinance.
Bring the existing note, the payoff letter and a current rent roll. The bridge is sized on today's value and condition, so a clear repair plan helps.
Florida charges documentary stamp tax on deeds and on promissory notes, and intangible tax on recorded mortgages. On a multi-million-dollar package these add up, so get a full estimate of closing costs early. Each property in a package also needs title work, insurance and a tax search.
Insurance is often the slowest item on a coastal or older-home package. Start quotes as soon as you go under contract, with roof ages and any wind mitigation reports in hand.
Most Jacksonville packages exit into a blanket DSCR loan or into individual DSCR loans on each property. High-value coastal homes often exit into a jumbo DSCR loan, where leverage can be lower on larger balances and the review more detailed. Some investors sell part of a package to pay down the bridge and keep the rest.
Plan the exit before you close the bridge. Run the DSCR math on realistic post-renovation rents, Florida non-homestead taxes and current insurance quotes.
