On Maui, a $1 million loan is not unusual for a single rental home. Large bridge loans here cover the island's ordinary prices as much as its luxury market, and the deals often turn on time: a seller who needs to close fast, an old loan coming due, or a property that has to change how it is used.
In short: LendingStreet offers residential investor bridge loans on Maui from $1M to $5M+, on 1 to 8 unit properties. The program range starts at $150,000, rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation, which on Maui can take longer because comparable sales are thin, and the exit is a sale or a refinance into a DSCR or jumbo DSCR loan.
Single-family homes in Central Maui often trade near or above $1 million, and homes in Kihei, Wailea, Paia, Haiku and Upcountry often trade well above that. Small multifamily properties of two to eight units in Kihei and Wailuku reach $2 million to $4 million. So a bridge loan that would count as large in most mainland metros is routine here.
The reasons to bridge are also local: estate sales from long-time island families, properties that need work before they can be insured or rented, condos whose rental use is changing, and investors who need to close before long-term financing can be arranged.
Inter-island and mainland investors also use bridge loans to move quickly when a well-located Central Maui property comes up, since sellers here often favor the buyer with the cleanest, fastest offer. The long-term DSCR refinance then follows once leases are in place and any permit questions are settled.
| Deal type | Where on Maui | Why bridge first |
|---|---|---|
| Small multifamily with deferred work | Kihei, Wailuku | Repairs and lease-up before DSCR refinance |
| High-value single home | Wailea, Paia, Haiku, Kula | Quick close or repairs before refinance |
| Condo in a Bill 9 apartment district | West and South Maui | Reposition from nightly to long-term rental |
| Estate or family sale | Central Maui, Upcountry | Seller timing and title work |
| Maturing loan payoff | Anywhere on island | Existing lender balloon due |
Maui County's 2024 Bill 9 phases out nightly rentals in apartment-zoned condo districts over several years. Some owners in those complexes are choosing to sell, and some buyers see an opportunity to buy and convert units to long-term rentals. A bridge loan can fund the purchase and any refresh while the unit moves to a 12-month lease, then a DSCR loan takes over on long-term rent.
Run the long-term numbers before you buy. Association dues built for a resort operation can be hard to carry on long-term rent, and the rules may still change.
This example is illustrative and not a quote. An investor buys a four-unit residential property in Kihei for $2,400,000. Two units are vacant and all four need updates, budgeted at $150,000 from the investor's cash. The bridge loan is $1,680,000, 70% of the price, with an estimated interest-only payment of about $14,700 a month.
After updates and leasing at $3,700 a unit, combined rent is $14,800 and the property appraises at $2,700,000. A DSCR refinance at 65% of value is $1,755,000, enough to pay off the bridge. Estimated principal and interest on 30 years is about $11,676; with long-term rental class taxes of $900 and insurance of $1,100, the payment is about $13,676 and DSCR about 1.08x.
| Stage | Amount |
|---|---|
| Purchase price | $2,400,000 |
| Bridge loan (70% of price) | $1,680,000 |
| Estimated interest-only payment | $14,700 |
| Updates (investor cash) | $150,000 |
| Value after updates and leasing | $2,700,000 |
| DSCR refinance (65%) | $1,755,000 |
| Refinance payment with taxes and insurance | $13,676 |
| DSCR at $14,800 rent | About 1.08x |
Some smaller bridge programs can close without a full appraisal, but $1M+ loans usually need one. Maui has a small number of sales in any given year, and unusual properties, such as large Upcountry lots or oceanfront homes, can have few direct comparisons. Appraisers may need to reach farther back in time or across the island, and that can add days to the timeline.
Give the appraiser what helps: recent leases, a list of improvements, permits and any nearby sales you know of.
Some Hawaii properties are leasehold, meaning the buyer owns the building but leases the land. Lenders look closely at the remaining lease term and ground rent. Some rural parcels have access easements, agricultural restrictions or unusual title histories. Start title work as soon as you are under contract.
Island investors sometimes hold property on local bank loans with balloons. When a balloon comes due and renewal terms change, a bridge loan can pay off the old loan while you lease vacancies, finish repairs or clean up permits, then refinance into a long-term DSCR loan.
Permit cleanup is a common reason a Maui property cannot go straight to a long-term loan. An ohana built decades ago without final inspection, an enclosed lanai or a converted garage can stall an appraisal. Bridge financing gives you time to work through the county's permitting process, which can be slow, and then refinance on the legal unit count.
The same applies to properties damaged in a storm or affected by fire-related insurance changes. Once repairs are complete and coverage is in place, the long-term refinance becomes possible.
Most Maui bridge loans exit into a DSCR or jumbo DSCR loan once the property is leased. Because long-term rents are modest compared with values, the refinance usually lands well below the maximum LTV, as in the example. Some investors plan to sell instead, especially after repositioning a condo or completing repairs.
Jumbo DSCR loans can run from about $1.5M to $5M+, with more review on larger balances and maximum LTV that varies by program.

Usually yes. Larger balances generally need a full valuation, and thin comparable sales on Maui can lengthen the timeline.
Bridge rates start from 7.99%, with pricing set by leverage, the property and your experience.
Yes, on a long-term rental plan. The exit is usually a DSCR loan on 12-month rents, so test the numbers with the full association dues.
As little as 10 days in some cases, but appraisals and title work on Maui often take longer.
Leasehold properties need extra review of the remaining ground lease term and rent. Fee simple is simpler.
