Large Bridge Loans for Kansas City, Kansas Investors

Very few single homes in Kansas City, Kansas need a $1 million loan. When a bridge loan here crosses that line, it is almost always buying a group: a dozen rentals from a retiring landlord, a set of fourplexes in the western half of the city, or a mixed package that spills into Johnson County.

In short: LendingStreet offers residential investor bridge loans in Kansas City, Kansas from $1M to $5M+ on 1 to 8 unit properties, most often packages of homes or small buildings. The program range starts at $150,000, rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case, and the exit is a sale or a refinance into a blanket, DSCR or jumbo DSCR loan.

What a large bridge loan buys in KCK

Because KCK house prices are low, $1M to $5M buys a lot of doors. Packages of 10 to 25 single-family homes on the east side, groups of fourplexes west of I-635 and portfolios from long-time local landlords are the typical deals. Investors also bridge mixed packages that include a few higher-value homes in Shawnee, Lenexa or Overland Park.

Single high-value properties do exist, mostly newer homes in western Wyandotte County or across the county line, but they are the exception.

Why bridge before the long-term loan

A package bought from a tired owner often has vacant units, deferred repairs and leases well below market. A DSCR or blanket loan underwrites the rent in place; a bridge loan carries the portfolio while you repair, re-lease and get each property licensed and in compliance with the Unified Government.

Bridge loans also close fast, which matters when a seller wants one buyer and one closing date for the whole portfolio. Packages from long-time KCK landlords often come with handshake leases, missing records and tenants who have not seen a rent increase in years. The bridge period is when you paper those leases, bring rents toward market and build the rent roll the long-term lender will rely on.

A clean exit also depends on rent levels that match the neighborhood. East-side KCK rents can vary block by block, so test your post-repair rents against recent signed leases nearby.

Worked example: a 14-house package

This example is illustrative and not a quote. An investor buys 14 single-family rentals across eastern and central KCK for $2,100,000. Five are vacant or need work, budgeted at $210,000 from the investor's cash. The bridge loan is $1,575,000, 75% of the price, with an estimated interest-only payment of about $13,781 a month.

After repairs and leasing at about $1,500 a house, combined rent is $21,000 and the package appraises at $2,520,000. A blanket DSCR refinance at 75% of value is $1,890,000, which pays off the bridge and returns about $315,000. Estimated principal and interest on 30 years is about $12,574; with taxes of $3,150 and insurance of $1,750, the payment is about $17,474 and DSCR about 1.20x.

Valuation on a package

Smaller bridge loans can close without a full appraisal on some programs, but $1M+ balances usually need a full valuation. On a package, that may mean an appraisal on each property or a portfolio valuation, and the lender will compare the bulk purchase price with individual values.

Kansas is a non-disclosure state, so sale prices are not in public records. Appraisers rely more on listing data, which can make comparable sales in low-volume KCK neighborhoods thinner. Provide recent leases and any repair invoices.

Paying off a maturing loan

Some local investors carry their portfolios on community bank loans with five- or seven-year balloons. When renewal terms tighten, a bridge loan can pay off the old note while you fill vacancies and finish repairs, then refinance into a blanket or individual DSCR loans on the improved rent roll.

Costs and paperwork

Kansas has no state transfer tax or mortgage registration tax, which helps on a large closing. Title work, insurance and tax searches are still needed for each property, and Wyandotte County taxes should be budgeted at realistic values in your exit math.

Repair scope and timelines on older KCK houses

East-side KCK houses are often 80 to 120 years old. Common repair items include foundations on hillside lots in Rosedale and Strawberry Hill, sewer laterals, knob-and-tube wiring, lead paint in pre-1978 homes and roofs damaged by hail. A realistic scope and a contractor who works in these neighborhoods matter more than a low bid.

Plan the bridge term around the slowest houses in the package, not the average. Licensing and inspections with the Unified Government, utility transfers and tenant turnover each take time, and the long-term refinance works best once nearly every house is leased.

Some investors stage the exit, refinancing the finished houses into DSCR loans while the bridge stays on the rest. Ask how partial releases would work on your bridge before you close.

Exits: blanket, DSCR, jumbo DSCR or sale

Most KCK packages exit into a blanket DSCR loan, which keeps the portfolio on one note, or into individual DSCR loans if you plan to sell some houses over time. A jumbo DSCR refinance, from about $1.5M to $5M+, can fit a large stabilized portfolio, with more review and leverage that varies by program. Some investors sell part of the package to pay down the bridge.
