A $1.5 million rental is not a common sight in Kansas City, Kansas. When a jumbo DSCR loan does come up here, it is usually a new 8-unit building in western Wyandotte or a luxury home across the county line in Johnson County.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals on the Kansas side of the Kansas City metro. The loan qualifies on the property's rent, not your personal income. Larger balances get more review, and maximum LTV can be lower; it varies by program.
Be realistic about the local market. Most rentals inside Kansas City, Kansas are priced far below jumbo territory, and even a renovated fourplex rarely gets close. Jumbo loans here generally mean one of three things: a newer 5-8 unit building, such as product near Village West and the western growth corridor; a high-end single-family rental in Johnson County suburbs like Leawood, Mission Hills or southern Overland Park; or several properties that together justify a larger loan.
If you own several KCK rentals rather than one large asset, a blanket portfolio loan may be the better fit than a single jumbo loan.
This example is illustrative and not a quote. An investor buys a newly built eight-unit building in western Wyandotte County for $2,150,000. Each unit leases for about $1,750, for combined rent of $14,000 a month. Taxes on the new building are budgeted at $2,600 a month and insurance at $600.
At 75% LTV the loan would be $1,612,500, with a total payment of about $14,200 and a DSCR of about 0.99x, below the 1.0x standard. At 70% LTV the loan is $1,505,000. Estimated principal and interest is about $10,267, the full payment about $13,467 and the DSCR about 1.04x.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| Loan amount | $1,612,500 | $1,505,000 |
| Estimated principal and interest | $11,000 | $10,267 |
| Taxes and insurance | $3,200 | $3,200 |
| Total monthly payment | $14,200 | $13,467 |
| DSCR at $14,000 rent | 0.99x | 1.04x |
Kansas applies an assessment ratio of 11.5% to residential property, and the county appraiser resets values each year. A new building's first full tax bill reflects its completed value, which can be much higher than the bill on the lot during construction. Wyandotte County's combined levy has historically been higher than much of Johnson County, so in the example the tax line is what keeps the loan at 70%.
High-end single-family rentals in Leawood, Mission Hills and Overland Park often lease to relocating executives and medical professionals. These homes tend to have low rent relative to value, so DSCR can be tight at higher leverage. Bring signed leases or strong market rent evidence. HOA covenants in some upscale subdivisions restrict leasing, so read them before buying.
Jumbo files get a closer look. Expect:
Kansas sale prices are not public, and high-value rentals trade rarely. Appraisers may pull comps from across the metro, including Missouri. Help them with your purchase contract, the builder's cost data on new construction and any sales you know about. For multi-unit buildings, a rent roll showing signed leases at market rents supports the income approach, which carries more weight on larger properties than on single-family homes.
Owners who built or bought larger buildings with short-term or construction loans often use a jumbo DSCR rate-and-term refinance to move into a 30-year term. Cash-out is also available, up to 75% LTV on standard programs, but on jumbo balances the limit is often lower and set by program. A 30-year term on a large building also smooths the payment compared with the short balloon notes many builders carry through lease-up.
High-value rentals often produce less rent per dollar of value than modest ones, so the DSCR can be the limiting factor on a jumbo loan. There are a few ways to make the numbers work.
The simplest is lower leverage, as the example shows: a smaller loan lowers the payment and lifts the ratio. Another is to strengthen the rent evidence with signed leases at market rates rather than projected rents. On a new multi-unit building, leasing every unit before you apply can make a meaningful difference. Shopping the insurance with a higher deductible, where appropriate, also trims the payment.
Sub-1.0 DSCR programs exist for files where rent falls a little short of the payment, usually with lower leverage and more reserves. They can fit a luxury single-family rental in Johnson County where rents lag values. If you own several properties, a blanket portfolio loan qualified on the combined cash flow can sometimes support more total debt than a single large loan on one building.
Whatever the structure, get the tax number right. On a new building, ask the county appraiser's office how the completed value is likely to be set, and budget on that, not the lot bill.

No. The loan qualifies on the property's rent. Larger balances do require more reserves.
Yes, once it is complete and leased or ready to lease. During construction, a ground-up construction loan is the right tool.
If you are financing several smaller rentals, a blanket portfolio loan can combine them under one loan and one payment.
Yes, subject to program LTV limits and rent coverage at the new payment.
Some blanket portfolio programs allow properties in more than one state. If you own rentals on both sides of State Line Road, a multi-state portfolio loan may combine them under one loan, one closing and one payment, qualified on the portfolio's combined cash flow. Each property still needs to be a 1-8 unit rental.
