Kansas Large Bridge Loans for 1-8 Unit Rentals

Kansas large-bridge activity centers on Johnson County, where high-value homes in Leawood and Mission Hills sit next to rental packages in Olathe and Overland Park, and on Wichita, where a $1M+ balance usually means a group of homes.

In short: LendingStreet provides Kansas bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Kansas investors use them for Johnson County homes and packages, Wichita portfolios and student rentals, then refinance into DSCR, blanket or jumbo DSCR loans.

Kansas markets for large bridges

On the Kansas side of the Kansas City metro, Johnson County includes Overland Park, Olathe, Lenexa, Shawnee and Prairie Village, with strong schools and steady rental demand. Leawood and Mission Hills have many homes above $1M. Kansas City, Kansas, and Wyandotte County have lower prices.

Wichita has neighborhoods such as College Hill and Riverside and a large rental market tied to aviation manufacturing. Lawrence has student demand around the University of Kansas, and Manhattan has Kansas State University plus Fort Riley nearby in Junction City. Topeka has state government employment.

Kansas City, Kansas, has lower prices and older housing, and some investors pair rentals there with homes in Johnson County to balance yield and value in one package.

Why Kansas investors use a large bridge

Kansas files above $1M usually involve:

How a large bridge file is sized and reviewed

Our residential investor bridge program runs from $150,000 to $5M+, with rates from 7.99%. Files from $1M up are reviewed case by case: the property, your experience with similar deals, liquidity after closing and the exit all carry more weight as the balance grows.

Larger balances usually need a full valuation, so plan for an appraisal or similar report in the timeline. With the valuation ordered early and title moving, closing in as little as 10 days is realistic; terms are short and interest-only.

Kansas taxes and closing costs

Kansas does not charge a real estate transfer tax, and the state phased out its mortgage registration tax, which keeps closing costs on large bridges and refinances relatively simple.

Residential property is assessed at a set percentage of appraised value, and counties reappraise annually. Johnson County tax rates vary by city and school district, so check the actual bill for each property.

Because Kansas reappraises every year, a recent purchase price can show up in the next valuation notice. Budget taxes on your price rather than on the seller's last bill, and review the notice when it arrives.

Wichita packages often include homes below $150,000, so investors usually plan a blanket refinance after the bridge rather than individual loans.

Worked example: a Leawood home for an executive lease

This example is illustrative and not a quote. An investor buys a dated Leawood home for $1,150,000 and plans updates before leasing it to an executive tenant.

The home is updated and leased on a one-year term at market rent. The refinance at 65% LTV comes to $845,000, so the investor brings about $75,000 to retire the $920,000 bridge balance.

The refinance stays at 65% so the ratio clears 1.0x with Johnson County taxes and hail coverage included. A cheaper Wichita package would show a very different mix of costs.

Storms, hail and insurance in Kansas

Hail and tornadoes are common across Kansas, and insurance premiums and deductibles reflect that. Roof age and condition affect both the premium and the deductible, and some carriers use separate wind and hail deductibles. Get quotes for every property in a package before closing.

Several Kansas cities, including Lawrence, have rental registration or licensing programs. Check the rules in each city where you own.

In Manhattan and Junction City, demand from Fort Riley rises and falls with deployments and unit moves. Check recent vacancy with local property managers before you price a large package there.

Kansas City: which side of State Line?

The Kansas City metro spans two states. Kansas properties fall under Kansas law, taxes and closing customs, while properties on the Missouri side follow Missouri rules. Taxes, rental rules and closing costs differ, so price each side separately.

Investors who own on both sides sometimes combine properties in one blanket loan. Some programs allow properties in more than one state, which can simplify a metro-wide portfolio.

Johnson County homes often have higher prices and stronger rents, while Wyandotte County offers lower prices and higher yields. A package that mixes the two can balance cash flow and value.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Does Kansas have a transfer or mortgage tax?

Kansas has no real estate transfer tax and no longer has a mortgage registration tax. Title and recording fees still apply.

Can properties in Kansas and Missouri share one loan?

On some programs, yes. Multi-state blanket loans can cover properties in more than one state.

How does hail affect my numbers?

Premiums and deductibles reflect hail risk, and insurance counts in the payment used for DSCR.

Can I buy student rentals in Lawrence or Manhattan?

Yes. Student houses and small buildings can be financed as 1-8 unit properties.

Do larger bridge balances need a full valuation?

In most cases. A seven-figure balance usually needs an appraisal or similar report, so we order it as soon as terms are accepted.

What is the fastest realistic timeline?

As little as 10 days. The valuation and title search are what usually decide whether you hit that.

Can I borrow more than $5 million?

The program is listed at $5M+, so larger requests are possible and reviewed case by case.

Can I refinance the bridge into a DSCR loan?

Yes. That is the most common exit. A DSCR loan qualifies on rent, and balances of about $1.5M and up go into jumbo DSCR.
