No single house in Killeen needs a $2 million loan. In this market, a large bridge loan buys a row of duplexes, a group of fourplexes or a slice of a builder's inventory, and the plan is almost always to lease up and refinance into long-term debt.
In short: LendingStreet offers residential investor bridge loans in the Killeen and Fort Hood area from $1M to $5M+, on packages of 1 to 8 unit properties. The program range starts at $150,000, rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case, and the exit is a sale or a refinance into a blanket or DSCR loan.
Killeen's prices are among the lowest of any sizable Texas metro, so $1M to $5M buys many doors. Typical deals include 8 to 20 duplexes from a retiring local owner, a group of fourplexes in central Killeen, a block of newly built duplexes from a builder in south Killeen or Nolanville, or a mixed package across Killeen, Harker Heights and Copperas Cove.
These deals usually come with some vacancy, deferred maintenance or below-market rents, which is why they start on bridge financing rather than a long-term loan.
| Deal type | Where | Why bridge first |
|---|---|---|
| Package of 8-20 duplexes | North and central Killeen | Vacancies, repairs, rents below BAH levels |
| Group of fourplexes | Central Killeen | Lease-up and capital work |
| Builder duplex inventory | South Killeen, Nolanville | Bulk purchase before leasing |
| Mixed package | Killeen, Harker Heights, Copperas Cove | Different conditions across properties |
| Maturing bank loan | Anywhere in the area | Balloon due before stabilization |
A long-term DSCR or blanket loan underwrites rent in place and needs units in rentable condition. A package of tired duplexes with a few empty units does not fit yet. A bridge loan buys the package quickly, then you repair, re-lease and refinance on the stabilized rent roll.
Speed matters too. Local owners selling a large portfolio often want one buyer, one closing and few contingencies.
Rents in the package should be tested against current BAH levels and recent signed leases for similar duplexes nearby. Units well below that range are the upside the bridge period is meant to capture.
This example is illustrative and not a quote. An investor buys ten duplexes in north and central Killeen for $2,000,000. Four units are vacant and several need roofs and HVAC, budgeted at $160,000 from the investor's cash. The bridge loan is $1,500,000, 75% of the price, with an estimated interest-only payment of about $13,125 a month.
After repairs and leasing at about $1,050 a unit, combined rent is $21,000 and the package appraises at $2,350,000. A blanket DSCR refinance at 75% of value is $1,762,500, which pays off the bridge and returns about $262,500. Estimated principal and interest on 30 years is about $11,726; with Texas property taxes of about $4,504 and insurance of $1,900, the payment is about $18,130 and DSCR about 1.16x.
| Stage | Amount |
|---|---|
| Purchase price, 10 duplexes | $2,000,000 |
| Bridge loan (75% of price) | $1,500,000 |
| Estimated interest-only payment | $13,125 |
| Repairs (investor cash) | $160,000 |
| Value after repairs and leasing | $2,350,000 |
| Blanket DSCR refinance (75%) | $1,762,500 |
| Refinance payment with taxes and insurance | $18,130 |
| DSCR at $21,000 rent | About 1.16x |
Some smaller bridge programs can close without a full appraisal, but $1M+ balances usually need a full valuation. On a duplex package, that may mean an appraisal for each building or a portfolio valuation. Texas is a non-disclosure state, so sale prices are not public records, and appraisers rely more on listing data and their own files. Killeen has many duplex sales, which helps, but bulk pricing is often below the sum of individual values.
Provide the rent roll, leases and repair invoices so the appraiser can see the property's condition and income.
The biggest variable in a Killeen refinance is the tax bill. Investment properties get no homestead exemption, and a portfolio that sells for more than its prior appraised value will likely see higher values the next year. Budget the exit on the full combined rate applied to the post-renovation value, and consider annual protests with the Bell Central Appraisal District.
Texas has no state transfer tax or mortgage tax, which helps on a large closing.
Older Killeen duplexes often need roofs, HVAC units and plumbing updates, and Central Texas hail can make roof condition the deciding insurance factor. Get insurance quotes early on a package, since each building needs coverage and older roofs can limit options.
Many Killeen investors financed their duplex portfolios with local or regional banks on five-year balloons. When a balloon comes due and renewal terms are not workable, a bridge loan can pay it off while you fill vacancies and finish repairs, then move to a blanket or individual DSCR loans.
Deployments can complicate timing. When a large unit deploys, some soldiers break leases under military clauses and families move home, and vacancy can rise for a few months in certain parts of town. A bridge term with some cushion lets you lease back up before the refinance rather than appraising the portfolio at its emptiest.
Bring the payoff letter, a current rent roll and a list of open repairs. The bridge is sized on today's value and condition, and the exit is tested on the rents you expect after the work is done.
Most Killeen packages exit into a blanket DSCR loan, which keeps the whole portfolio on one note, or into individual DSCR loans if you plan to sell buildings over time. A jumbo DSCR loan can fit a very large stabilized portfolio, with leverage that varies by program. Some investors sell a few duplexes to local buyers to pay down the bridge and keep the rest.
Plan the exit before you close. Run the refinance on realistic rents near BAH levels, full Texas taxes and current insurance quotes.

Prices are low, so $1M+ almost always means many duplexes, fourplexes or homes rather than one property.
Our residential investor bridge program runs from $150,000 to $5M+. Larger balances are reviewed case by case.
Usually yes. Larger balances generally need a full valuation, often for each building in a package.

As little as 10 days is possible, though packages with many buildings often take longer.
