A $2 million bridge loan in Lakeland rarely buys one house. It usually buys a package: several homes from a builder closing out a subdivision, a landlord's portfolio, or a set of small buildings. Speed matters because sellers of packages often want one buyer and one closing date.
In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ across Lakeland and Polk County, part of a bridge program that runs from $150,000 to $5M+ with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. The exit is a sale or a refinance into a DSCR, jumbo DSCR or blanket portfolio loan.
Polk County prices are moderate, so a seven-figure bridge loan usually covers more than one property. Common uses include buying a block of finished homes from a builder in Haines City, Davenport, Lakeland Highlands or the newer communities off the Polk Parkway; taking over a local landlord's portfolio of in-town rentals; or buying several duplexes and small buildings near downtown.
There are higher-priced single homes too, around Lake Hollingsworth, along the chain of lakes in Winter Haven and in gated communities, but those are less common bridge requests than packages.
| Deal type | Typical size | Likely exit |
|---|---|---|
| Builder close-out of 6-12 new homes | $1.5M to $4M | Blanket DSCR or separate DSCR loans once leased |
| Local landlord portfolio of in-town rentals | $1M to $3M | Blanket DSCR after light repairs and new leases |
| Several duplexes and small 5-8 unit buildings | $1M to $2.5M | DSCR or 5-8 unit DSCR loans |
| Lakefront or luxury home | $1M to $2M+ | Sale, or jumbo DSCR if the rent supports it |
Builders selling the last homes in a phase, estates and retiring landlords often want a fast, certain close. A bridge loan lets you buy before the homes are leased, then refinance once they have rent history. It also covers a maturing loan: if a construction or short-term loan on a Polk County project comes due before the homes are stabilized, a bridge can pay it off and buy time to lease up.
With rates from 7.99% and interest-only payments, the bridge is meant to be short. Plan the exit before you close, and test it with realistic rents and a full tax bill, not the best case.
Larger balances usually need a full valuation, and packages may need a value on each property. Expect more review of your experience with similar deals, your liquidity and the business plan. Clear documents help the loan close on the timeline the seller wants.
This example is illustrative and not a quote. An investor buys eight finished homes from a builder in a Polk County subdivision for $2,640,000. A bridge loan at 70% of price is $1,848,000, with estimated interest-only payments of about $16,170 a month while the homes are leased.
Six months later, all eight are leased at $2,150 each, or $17,200 a month, and the homes value at $2,720,000. A blanket DSCR refinance at 70% of that value is $1,904,000, enough to repay the bridge. Estimated principal and interest is about $13,313; with taxes of $2,080, insurance of $1,360 and HOA dues of $320, the payment is about $17,073 and portfolio DSCR is about 1.01x.
| Item | Bridge stage | Blanket DSCR exit |
|---|---|---|
| Loan amount | $1,848,000 | $1,904,000 |
| Monthly debt payment | $16,170 interest-only | $13,313 principal and interest |
| Taxes, insurance and HOA | Paid from reserves | $3,760 |
| Monthly rent | Lease-up period | $17,200 |
| DSCR | Not tested | About 1.01x |
New homes in Polk County often have a partial tax bill for the year they were built, based on land value alone. The first full bill after completion and sale will be much higher, and some subdivisions add CDD assessments. Use the full estimate in the exit math, because the DSCR refinance will.
Every home needs wind coverage. Newer construction usually insures for less, which helps the exit ratio.
If you have a loan coming due on a Polk County rental package or a recently finished project, a bridge can pay it off when the properties are not yet ready for a permanent loan. We look at the current status, the remaining work and the lease-up timeline, then size the bridge so the exit is realistic. See /bridge-to-dscr-loan-guide.html for how the handoff to a DSCR loan works.
Polk County has been one of Florida's busier markets for new homes, and builders sometimes sell remaining inventory in groups to keep a phase on schedule. Those sellers usually want a firm close date and limited contingencies. Line up insurance, entity documents and the property list early so the bridge can close when the seller needs it.
Older in-town packages work differently. A retiring landlord may have leases in place but deferred repairs, and the bridge can carry the properties while you renovate and raise rents before moving to a permanent loan.
Most large Polk County bridge loans exit into a blanket DSCR loan, because packages of homes fit that structure. Single high-value homes may exit into a jumbo DSCR loan or a sale. If you plan to sell part of the package, say so up front so the bridge release terms match the plan.
