Large Bridge Loans for Missoula Investors: $1M to $5M+

In Missoula, it does not take a big building to reach a seven-figure loan. Two or three houses near campus, or one well-located home in the Rattlesnake, can get there, and the best ones sell to the buyer who can close first.

In short: LendingStreet provides residential investor bridge loans in the Missoula area from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%. Loans are short-term and interest-only and can close in as little as 10 days, though larger balances usually need a full valuation. Investors use them to buy rental packages, high-value homes and small buildings, and exit by selling or refinancing into a DSCR, blanket or jumbo DSCR loan.

How large bridge loans get used in Missoula

The bridge program runs from $150,000 to $5M+, and balances above $1M are reviewed case by case. In Missoula, large balances usually come from buying several rentals from one seller, buying a high-value home that needs work before it can be leased, or refinancing out of a maturing short-term loan.

Because prices are high relative to rents, Missoula bridge loans often end in a sale of part of the package plus a lower-leverage refinance on what remains, rather than a full refinance at high leverage.

High-value homes and small buildings

The Rattlesnake, the upper South Hills, Grant Creek and homes along the Clark Fork and Bitterroot rivers command Missoula's highest prices. Investors buy them to lease to relocating professionals, medical staff or university hires. Many need updates or a vacancy period first, which makes a permanent loan hard to close at purchase.

Small 5-8 unit buildings near the University District and downtown are scarce, and sellers often favor fast, clean offers. A bridge loan can win the deal and give you time to fix and lease it.

Worked example: six rentals near campus, sell two and keep four

This example is illustrative and not a quote. An investor buys six houses and duplexes near the University of Montana from a retiring landlord for $2,600,000. Several units need work and rents are below market.

The bridge loan is $1,820,000, 70% of the price, with an estimated monthly interest-only payment of about $15,167. After renovations, the investor sells two houses for a combined $900,000. After selling costs of roughly 7%, about $837,000 goes to the bridge, leaving about $983,000.

The remaining four properties are valued at $1,850,000 and rent for $10,400 a month. A DSCR refinance at 60% of value is $1,110,000, enough to pay off the remaining bridge balance. Estimated principal and interest is about $7,572; with taxes of $1,310 and insurance of $520, the payment is about $9,402 and DSCR is about 1.11x.

Why exits here lean on lower leverage

A Missoula house worth $475,000 might rent for around $2,300 a month, which does not support a high-leverage DSCR loan on its own. Taxes have risen after recent reappraisals, and wildfire exposure has pushed up insurance on some properties. That is why many Missoula bridge exits combine a partial sale with a refinance at 55% to 65% of value.

For a single high-value home, the exit may be a jumbo DSCR loan at moderate leverage. For five or more properties, a blanket portfolio loan can keep the remaining rentals under one payment.

Valuations in a non-disclosure state

Montana does not make sale prices public, so appraisers rely on MLS and agent data. On large balances, expect a full appraisal for each property, and allow extra time for unique homes, river frontage or properties with acreage. Acreage and property-type limits vary by program.

Bring your own support: recent comparable sales your agent can document, current leases and a scope of work with costs.

For packages, the lender will look at each property and at the group. A few strong houses can help a large file, but one property with title issues, an unpermitted unit or major deferred repairs can slow the whole closing, so flag known problems early.

Closing quickly

Bridge loans can close in as little as 10 days when title, valuations and insurance line up. Multi-property packages take longer because each property needs its own review. Start insurance quotes early, since some carriers have pulled back from wildfire-exposed areas around western Montana.

Montana does not charge a state real estate transfer tax, which simplifies closing costs on large packages.

Seasonal timing in western Montana

Missoula's calendar shapes bridge plans. Exterior work, roofing and foundation repairs are easiest from May to October, and contractors book up early in spring. If you buy a package in late fall, interior work may carry you through winter, with exterior items waiting until the ground thaws.

Leasing follows the school year. Rentals near campus lease most easily in spring and summer for August move-ins, so a bridge term that ends just before that window can force a refinance on partly vacant properties. Match the loan term to when units will realistically be leased, and build a few months of cushion into the plan.

Paying off a maturing loan

Some Missoula investors financed renovations or new duplexes with short-term loans that come due before the units are fully leased. A bridge loan can pay off that debt and give the project time to stabilize. Expect questions about what delayed the original plan and how the refinance will work once leases are in place.

Common questions

How big can a bridge loan be in Missoula?

The residential investor bridge program runs from $150,000 to $5M+ on 1-8 unit properties. Balances above $1M are reviewed case by case.

What rates apply to large bridge loans?

Bridge rates start from 7.99%. Pricing depends on leverage, the properties and the exit.

Will I need an appraisal on a large Missoula bridge loan?

Larger balances usually need a full valuation, and package deals typically need one for each property.

Can I sell part of a package and refinance the rest?

Yes. That is a common Missoula exit, because a partial sale lets the remaining rentals refinance at a leverage the rents support.

Do you lend on homes with acreage near Missoula?

Often, yes, but acreage and property-type limits vary by program.

How fast can I close?

In as little as 10 days when everything lines up. Multi-property files and unique homes usually take longer.

Is a large bridge loan interest-only?

Yes. Bridge loans are short-term and interest-only, which keeps monthly payments lower while you renovate, lease or sell.

Can I finance a 9-unit apartment building with this program?

No. Buildings with 9 or more units fall under commercial financing.
