Large Bridge Loans for Nevada Rental Portfolios and High-Value Homes

Las Vegas Valley investors trade scattered single-family portfolios more than almost anywhere, and Reno and Lake Tahoe add high-value homes to the mix. A large bridge loan funds those purchases on a short timeline, then hands off to a long-term DSCR loan.

In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ on 1-8 unit Nevada property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. Common uses are Las Vegas and Henderson rental packages, Reno multifamily and Tahoe-area homes. Larger balances usually need a full valuation, and exits are a sale or a DSCR or jumbo DSCR refinance.

Nevada submarkets behind large bridge requests

Most volume is in Clark County: Henderson, Summerlin, Enterprise, Spring Valley and North Las Vegas, where newer single-family homes lease well and portfolios of five to twenty homes change hands between investors. Many of those homes sit in master-planned communities with HOAs.

In the north, Reno and Sparks have small multifamily near the University of Nevada and Midtown, plus newer rentals in South Meadows. Carson City and Minden-Gardnerville are smaller markets, while Incline Village on Lake Tahoe produces some of the state's most expensive homes.

Typical Nevada large bridge scenarios

Speed matters in Nevada because many portfolio sales are investor-to-investor and run on short timelines. A bridge loan lets the buyer close on the whole group and sort out leases and repairs afterward.

Nevada transfer tax and property tax caps

Nevada charges a real property transfer tax that varies by county. In Clark County it is about $5.10 per $1,000 of value, and Washoe County is lower. Who pays is negotiable, so read the contract and get a figure from your title company.

Nevada also caps how fast a property tax bill can rise each year, with a lower cap for an owner's primary residence than for most other homes, including many rentals. When an investor buys from an owner-occupant, the bill can rise faster than the seller's history suggests, so plan for that in the DSCR.

Worked example: five Las Vegas Valley homes

This example is illustrative and not a quote. An investor buys five newer homes in Henderson and Enterprise for $2,150,000 from another investor selling a scattered portfolio. Two homes are between tenants, and all five sit in HOA communities.

For this example, the bridge is $1,505,000, or 70% of the price. The estimated interest-only payment comes to about $12,542 a month, so a 6-month hold costs about $75,250 in interest before the refinance.

The exit appraisal comes in at $2,250,000, and the DSCR loan is sized at 65% LTV, or $1,462,000. That carries estimated principal and interest of about $9,973 a month. Taxes ($1,220), insurance ($600) and other costs ($450) bring the payment to about $12,243, and $13,750 of rent works out to DSCR of about 1.12x.

At 65% LTV the ratio clears 1.0x. The $1,462,000 DSCR loan is about $43,000 less than the $1,505,000 bridge payoff, so the investor brings that amount to the refinance in exchange for a stronger long-term ratio.

Exiting into long-term DSCR loans

Las Vegas Valley rentals usually exit into DSCR loans on 12-month leases. Prices have risen faster than rents in recent years, so the ratio can be tight at full leverage, and some packages work better at a lower LTV with a small paydown at refinance.

Tahoe and high-end Reno homes often need jumbo DSCR financing for $1.5M+ balances. Leverage varies by program, and the long-term rent has to carry the payment, so many investors in that tier plan a sale exit instead.

What changes, and what does not, at higher balances

Our residential investor bridge program runs from $150,000 to $5M+, and this page covers the upper end: roughly $1M and up on 1-8 unit property in Nevada. Rates start from 7.99%, payments are interest-only, terms are short, and a complete file can close in as little as 10 days.

Balances above $1M are reviewed case by case. Expect a full valuation of each property on these larger loans, along with a clear exit plan: a sale, or a refinance into a DSCR or jumbo DSCR loan.

STR limits, HOAs and desert property issues

Las Vegas, Henderson and unincorporated Clark County all regulate short-term rentals tightly, with licensing, spacing and occupancy rules, and many HOAs ban rentals under 30 days or cap the number of leased homes. Washoe County and Tahoe-area jurisdictions have their own permit systems. Do not plan a nightly-rental exit until the address is cleared.

Desert homes bring their own inspection list: pools, roof underlayment, HVAC age and, in some areas, flash-flood exposure along washes.

Sending a large Nevada deal for review

Our investor loans are business-purpose loans on non-owner-occupied property. The fastest large-balance files show the exit math up front: what the properties rent for, what they will be worth, and how the bridge gets repaid. Get a quote with the form below or at (877) 298-1001.

Expect the team to test the exit first. If the rents and values support a DSCR or jumbo DSCR refinance, or a sale makes sense, the bridge can be sized around that plan, and you will know what cash the Nevada deal needs at closing and at refinance.

Common questions

How much is Nevada's transfer tax on a $2M purchase?

In Clark County the rate is about $5.10 per $1,000, or roughly $10,200 on $2M. Other counties differ. Confirm with your title company, and check the contract for who pays.

Can I use projected Airbnb income to exit a Las Vegas bridge loan?

Only if the property can legally operate as a short-term rental, and Las Vegas Valley rules are strict. Most exits there are long-term leases.

Do HOA rules affect a bridge loan in Henderson or Summerlin?

Yes. Some HOAs cap leased homes or restrict short-term rentals. Read the covenants for every home before you close.

Is this financing for primary residences?

No. Our investor loans are business-purpose loans on non-owner-occupied property. They are made for investment properties held by investors or their entities.

What are the rates on a large bridge loan?

Bridge rates start from 7.99%. Pricing on large balances is set case by case based on leverage, the properties and the exit.

How quickly can a $1M+ bridge fund in Nevada?

A complete file can close in as little as 10 days. Packages with many properties take longer because each one needs title work and a valuation.

Why would I refinance at less than full leverage?

Because in parts of Nevada prices have outpaced rents. A lower LTV can be the difference between a ratio under and over 1.0x.

Do you finance Lake Tahoe homes?

Yes, as non-owner-occupied investment property. High balances often exit into jumbo DSCR loans, with leverage that varies by program, or through a sale.
