Jumbo DSCR Loans for Las Vegas, Reno and Tahoe Rentals

Nevada has real jumbo rental markets: guard-gated homes in Summerlin and Henderson, executive homes in southwest Reno and lakeside property at Lake Tahoe. Each one comes with its own HOA, tax and short-term rental questions.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on Nevada rentals with 1 to 8 units, qualified on the property's rent with no W-2s or tax returns. Nevada caps how fast property tax bills can rise, but the cap that applies to a rental is generally higher than the one for an owner's primary home. HOA dues and leasing rules, plus local STR limits, are the other items to check early.

Where Nevada's high-value rentals are

In the Las Vegas Valley, the largest rentals tend to be in Summerlin, The Ridges, Red Rock Country Club, Southern Highlands, and Henderson communities such as MacDonald Highlands, Anthem, Seven Hills and Lake Las Vegas. Many are in guard-gated HOAs with leasing rules of their own.

In northern Nevada, southwest Reno, Caughlin Ranch, Somersett and the Arrowcreek area have large homes near employers along the I-80 corridor. On the Nevada side of Lake Tahoe, Incline Village in Washoe County and the Stateline and Zephyr Cove areas in Douglas County carry some of the state's highest values.

Nevada property taxes, abatement caps and HOAs

Nevada limits how much a property tax bill can grow each year through a partial abatement. Owner-occupied primary homes get the lowest cap; most rentals fall under a higher cap. When a home moves from an owner-occupant to an investor, the bill can start climbing faster, so ask the county assessor which cap will apply after you buy.

Even so, Nevada taxes are moderate compared with many states, and on a large Las Vegas rental the HOA can matter as much as the tax bill. Gated communities often have high monthly dues plus sub-association fees. Read the CC&Rs for minimum lease terms and any cap on rentals before you write an offer.

Desert conditions add their own costs. Large Las Vegas homes often have pools, multiple HVAC systems and tile or flat roofs that age quickly in summer heat, and tenants paying $10,000 or more a month expect them to work. Budget a repair reserve, ask for the age of each AC unit, and confirm whether the HOA or the owner maintains landscaping and walls. In Reno and at Tahoe, wildfire exposure can narrow insurance options, so get a binding quote early.

Worked example: a Summerlin rental home

This example is illustrative and not a quote. An investor buys a large Summerlin home for $2,200,000 and leases it for $13,500 a month. Taxes are budgeted at $1,350 a month, insurance at $450 and HOA dues, including a sub-association, at $400. The comparison below shows how the ratio moves between two leverage levels, using estimated principal and interest on a 30-year schedule.

At 70% LTV the loan is $1,540,000, estimated principal and interest is about $10,375, the total payment is about $12,575 and DSCR is about 1.07x. At 65% the loan is $1,430,000, the payment is about $11,834 and DSCR is about 1.14x. Both columns clear the 1.0x standard minimum. Here the HOA dues are nearly as large as the insurance premium, which is why the CC&Rs and dues belong in your first look at the deal.

Short-term rentals: restrictive in much of the valley

Short-term rental rules around Las Vegas are strict. Clark County, the City of Las Vegas and Henderson each license STRs separately, with limits that can include distance requirements, occupancy caps and restrictions on where whole-home nightly rentals can operate. Many HOAs ban stays under 30 days outright.

At Lake Tahoe, Washoe County and Douglas County require STR permits, with occupancy and safety rules. For most jumbo files in the Las Vegas area, plan on long-term lease income; if you want nightly income, confirm a permit is available before you rely on it.

Nevada jumbo files beyond single homes

Not every large Nevada loan is a luxury house. Small 5 to 8 unit buildings near downtown Las Vegas, the university area and midtown Reno, and groups of townhomes, can also reach jumbo balances.

Investors with five or more Nevada rentals can use a blanket portfolio loan, and some programs allow properties in more than one state, useful if you also own in Arizona or Utah.

How underwriting tightens on larger loans

A jumbo DSCR loan still qualifies on the property, not your tax returns. The lender divides rent by principal, interest, taxes, insurance and HOA dues and generally looks for 1.0x or better, with sub-1.0 programs for some files.

Bigger balances bring more scrutiny: leverage is often lower than the program maximums, more months of reserves are usually required and value may be checked with a second appraisal. Terms on large loans are reviewed one file at a time and vary by program.

Nevada closing costs to plan for

Nevada charges a real property transfer tax when a deed is recorded, and the amount varies by county, with Clark and Washoe among the higher ones. Who pays is negotiable. Title, escrow and recording fees are separate, and HOA transfer and capital contribution fees can be significant in gated communities.

Common questions

Does the Nevada tax cap apply to my rental?

A cap applies, but rentals generally fall under a higher cap than owner-occupied primary homes. Confirm with the county assessor which one applies after you buy.

Can I rent a Las Vegas home nightly with a jumbo DSCR loan?

Only if the property can legally operate as an STR. Local licensing is restrictive and many HOAs prohibit short stays. Most large Las Vegas loans are underwritten on long-term leases.

How large a DSCR loan can I get in Nevada?

Jumbo programs run from about $1.5M to $5M+. Larger balances get more review, and max LTV is often lower; it varies by program.

Can I finance a Lake Tahoe rental in Nevada?

Yes, if it is non-owner-occupied investment property with 1 to 8 units. Check STR permits, snow load, wildfire insurance and access before you rely on rent.

Is a jumbo DSCR loan based on my income?

No. It qualifies on the rent compared with the full payment. Credit, reserves and the property itself still matter.

What if the rent covers slightly less than the payment?

Sub-1.0 DSCR programs exist for some files, usually with lower leverage or more reserves. Bringing more cash to lower the loan is the other option.

Can I take a jumbo DSCR loan in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally on most programs.
