Las Vegas has more visitors than almost any city in the country, but that does not mean a house in the valley can legally rent by the night. In Nevada, the permit question comes before the revenue question.
In short: LendingStreet finances Nevada short-term rentals with DSCR loans that can qualify on projected nightly revenue on some programs, from $150,000 with no W-2s or tax returns. Be clear-eyed about Las Vegas: local licensing caps, spacing rules and owner-presence requirements make whole-home STRs hard to permit in much of the valley. Lake Tahoe, Reno-area and rural markets can work when the property holds or can obtain the right permit.
In the Las Vegas Valley, the City of Las Vegas, unincorporated Clark County, Henderson and North Las Vegas each run their own STR rules. Clark County issues a limited number of licenses with distance requirements between rentals and from resort hotels. For most investors, a Las Vegas rental is better underwritten on a 12-month lease, and our standard DSCR loans do that well.
At Lake Tahoe, Incline Village falls under Washoe County's STR permit program, and Stateline and the Tahoe Township side of Douglas County use vacation home rental permits with caps. Reno and Sparks draw event, ski and business travel, and smaller markets like Mesquite and Pahrump have their own rules.
| Market | Typical property | What drives bookings | Rule to check |
|---|---|---|---|
| Las Vegas Valley | Single-family homes, condos | Tourism, conventions, sports | Licensing caps and spacing; hard to permit |
| Incline Village (Washoe County) | Cabins, condos, lake-area homes | Tahoe skiing and summer lake trips | County STR permit with occupancy limits |
| Stateline (Douglas County) | Condos, cabins | Casinos, Heavenly, the lake | Vacation home rental permits; caps apply |
| Reno and Sparks | Single-family homes, condos | Events, skiing, business travel | City permit required |
A 2021 state law required Nevada's larger counties to adopt STR rules, and Clark County's ordinance that followed added licensing, spacing and occupancy rules. Treat the Las Vegas Valley as a restricted market: before you buy for nightly income there, confirm that a license is available for the specific address.
In the Tahoe Basin, permits often limit occupancy by bedroom count and parking, require a local contact who can respond quickly and set noise and trash rules. A permit that does not transfer to a new owner means you may have to apply fresh, so ask the county how it treats a sale.
DSCR stands for debt service coverage ratio: monthly income divided by the monthly payment, including taxes, insurance and HOA dues. A 1.0x ratio means the income just covers the payment. For nightly rentals, some programs let that income come from a third-party revenue projection rather than a signed lease.
The projection should match the property you are actually buying: same bedroom count, similar finishes and a location that guests compare directly. Programs differ in whether they discount the projection, average it with market rent or require booking history on a refinance, so confirm the method early.
This example is illustrative and not a quote. The property is a permitted three-bedroom condo in Incline Village, priced at $1,150,000. The revenue projection is $106,000 a year, so about $8,833 a month counts as income. The payment also includes $560 a month in property taxes and $290 for insurance, plus $650 in HOA dues.
A 70% LTV loan of $805,000 carries estimated principal and interest of about $5,712. All in, the payment is about $7,212 and the DSCR is about 1.22x, or about 1.04x if revenue lands 15% under the projection.
Dropping to 60% LTV makes the loan $690,000, the payment about $6,396 and the DSCR about 1.38x. More equity buys margin against a soft season.
| Item | 70% LTV | 60% LTV |
|---|---|---|
| Loan amount | $805,000 | $690,000 |
| Estimated principal and interest | $5,712 | $4,896 |
| Property taxes | $560 | $560 |
| Insurance and HOA dues | $940 | $940 |
| Total monthly payment | $7,212 | $6,396 |
| Projected monthly revenue | $8,833 | $8,833 |
| DSCR | About 1.22x | About 1.38x |
| DSCR if revenue is 15% lower | About 1.04x | About 1.17x |
Nevada has no state income tax, but local transient lodging taxes on nightly stays are significant, especially in Clark County and the Tahoe area. Platforms collect some of them; registration duties still fall on the owner.
Nevada limits how fast a property tax bill can rise each year, with a lower cap for a primary residence than for a rental. In the Tahoe Basin, wildfire risk has made insurance harder to place on some forested properties, so get a quote before you remove contingencies.
Tahoe has two peaks, ski season and summer on the lake, with quieter spring and fall weeks. Reno picks up with summer events and winter skiers heading up the mountain. Rural Nevada demand tends to follow road-trip season. A projection for a Tahoe property should reflect a real snow year and a dry one, not just the best winter on record.
Lenders size the loan on the payment, but you run the business. Expect to pay for turnovers and cleaning, linens, utilities and Wi-Fi, guest supplies, repairs from heavier use, platform service fees and, if you are not local, a property manager. Furniture and setup costs come before the first guest arrives.
Because most programs measure coverage on gross revenue, a thin ratio can hide a negative cash flow once those costs are paid. Give yourself margin by keeping leverage moderate or choosing a property with a strong revenue history.
Our investor loans are business-purpose loans on non-owner-occupied property. You qualify on the rental, not your job, and you can close in an LLC.
Send the address, purchase price or current value, target loan amount and whatever revenue data you have. The financing team will run the ratio at more than one leverage level and tell you which programs fit. You can use the form below or call (877) 298-1001.
Only if the property can legally operate as an STR. Licensing caps, spacing rules and other requirements make that hard in much of the Las Vegas Valley. Many investors finance Las Vegas homes on long-term leases instead.
Ask the county directly. Permit rules and transfer treatment can change, and you may need to apply in your own name after closing. Build that timing into your plan.
Some forested Tahoe properties face limited insurance options because of wildfire risk. Condo master policies help, but get your own quote and the HOA's policy details early.
