North Carolina Large Bridge Loans for Rental Packages and High-Value Homes

North Carolina's growth has turned builder closeouts, townhome groups and small multifamily into some of the most common large rental deals in the Southeast. A large bridge loan lets an investor close quickly on the package and refinance once the units are leased.

In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ on 1-8 unit North Carolina property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. Common uses are Charlotte and Triangle rental packages, Wilmington and Outer Banks homes and Asheville-area property. Larger balances usually need a full valuation, and exits are a sale or a DSCR or jumbo DSCR refinance.

Large bridge uses across North Carolina

Builders sometimes sell the last homes in a community in bulk, and investor portfolios trade quickly in Charlotte and the Triangle. A bridge loan closes the deal now and gives the buyer time to lease every unit.

Large bridge terms at a glance

The program itself is the same one we use for smaller North Carolina deals: $150,000 to $5M+, rates from 7.99%, interest-only payments and short terms. What changes above $1M is the review. Larger balances are looked at case by case, and they usually need a full valuation rather than a quick desk review.

Speed is still the reason investors use it. When title, valuation and entity documents are ready, closings can happen in as little as 10 days.

North Carolina markets behind $1M+ bridge loans

Charlotte and its suburbs (Concord, Huntersville, Matthews, Gastonia, Fort Mill across the state line) produce the most packages: newer townhomes and single-family homes bought in groups, often from builders. The Triangle follows, with rentals in Raleigh, Durham, Cary, Apex, Garner and Wake Forest serving Research Triangle Park, universities and hospitals.

Greensboro and Winston-Salem offer lower prices and older multifamily. On the coast, Wilmington and the Outer Banks have high-value homes, and Asheville and the surrounding mountains add another higher-priced market with its own rules. Fayetteville, next to Fort Bragg, has steady military rental demand and lower prices, so a large loan there usually spans several homes.

Excise tax and county revaluations

North Carolina's deed excise tax is $1 per $500 of price, customarily paid by the seller. On a $2M package that is $4,000, light by national standards, and recording and title costs are also moderate.

Property tax is where to look harder. Counties must reappraise at least every eight years, and large counties such as Mecklenburg and Wake have moved to shorter cycles. A revaluation can lift a bill sharply in a fast-appreciating area, so check when the county last revalued and budget for the next one.

Worked example: six townhomes near Charlotte

This example is illustrative and not a quote. An investor buys six new townhomes in a Concord community for $1,980,000 from a builder closing out the final phase. None are leased at closing, and the HOA allows rentals.

Leverage here is assumed at 75% of the purchase price, a $1,485,000 bridge loan. With interest-only payments estimated at about $12,375 a month, the 6-month plan carries about $74,250 in interest.

When the bridge matures, the value is $2,040,000. Refinancing at 70% LTV gives a $1,428,000 DSCR loan. Estimated principal and interest is about $9,741; with taxes of $1,600, insurance of $500 and $900 of other costs, the monthly payment is about $12,741. Rent of $13,800 puts DSCR at about 1.08x.

Newer townhomes near Charlotte rent well but not high relative to price, so the refinance is sized at 70% LTV. The $1,428,000 loan falls about $57,000 short of the $1,485,000 bridge, and the investor pays that down to keep the ratio above 1.0x.

Coastal insurance, Asheville rules and storm recovery

Coastal homes often need wind coverage through the North Carolina Insurance Underwriting Association, known as the Beach Plan, or a private carrier with a hurricane deductible, plus flood insurance in mapped zones. Get quotes before you sign.

Asheville restricts whole-home short-term rentals in most residential districts, and western North Carolina is still recovering from Hurricane Helene's 2024 flooding. Check flood maps, damage history and current STR rules for any mountain property.

From bridge to DSCR in North Carolina

North Carolina has no local rent control, and state law prohibits cities from adopting it, so rents follow the market. In Charlotte and the Triangle, though, new supply has kept rent growth modest while prices rose, which means newer townhomes can be tight at full leverage.

That is why some North Carolina packages refinance at a lower LTV, with a modest paydown, rather than at the program maximum. Older, lower-priced stock in Greensboro, Winston-Salem and Fayetteville often has more room in the ratio.

Common questions

Who pays North Carolina's excise tax?

The seller customarily pays the $1 per $500 excise tax on the deed. Confirm with your closing attorney.

Can North Carolina cities limit rent increases?

No. State law prohibits local rent control, so rents follow the market.

Why would my refinance be at a lower LTV?

In parts of Charlotte and the Triangle, prices have outpaced rents. A lower LTV can keep the ratio above 1.0x.

What do large bridge loans cost?

Rates start from 7.99%, with interest-only payments. Final pricing on larger balances depends on the properties, leverage and exit plan.

What is the fastest realistic close on a big North Carolina bridge?

As little as 10 days on a clean, complete file. Multi-property loans and larger balances usually need more time for valuations and title.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs skip the appraisal, but larger balances generally require a full valuation of each property.

Can I buy an Asheville property for short-term rental?

Asheville restricts whole-home STRs in most residential districts. Confirm the zoning and permit status of the address before relying on nightly income.

Do you finance Outer Banks homes?

Yes, as investment property. Plan for wind and flood insurance costs and confirm local rental rules.
