Large Bridge Loans for Oklahoma City Investors: $1M to $5M+

With many OKC rentals priced under $250,000, a $2 million bridge loan here can mean a dozen houses. That changes how the loan is valued, how repairs are managed and how the exit has to be sized.

In short: LendingStreet provides short-term, interest-only residential investor bridge loans from $1M to $5M+ for 1-8 unit properties in the Oklahoma City metro, with rates from 7.99% and closings in as little as 10 days on a complete file. Larger balances usually need a full valuation and are reviewed case by case. In OKC, a large balance usually means a package of homes or several small buildings, with an exit by sale or a blanket, individual or jumbo DSCR refinance.

What a large balance looks like in OKC

Because prices in most of the metro are modest, $1M+ bridge requests in Oklahoma City usually involve multiple properties: ten to twenty single-family rentals across northwest OKC, Midwest City, Del City and Moore, a group of brick fourplexes, or a 5 to 8 unit building near Midtown or the universities.

Single properties above $1 million are less common but do exist in Nichols Hills, Edmond's Oak Tree and Gaillardia areas, and parts of far northwest OKC, where large homes on big lots lease to executives and medical professionals.

Common reasons for a large OKC bridge

A bridge loan buys time and speed when a long-term loan cannot close fast enough or the properties are not ready for one.

Worked example: a 12-home package

This example is illustrative and not a quote. An investor buys 12 homes across the metro for $2,100,000, about $175,000 each, and budgets $300,000 for repairs, for a total cost of $2,400,000. Leverage varies by program; this example assumes a bridge loan at 75% of cost, or $1,800,000, with estimated interest-only payments of about $15,750 a month.

After repairs, the homes are valued at $2,880,000 combined and rent for $18,600 a month. Taxes are about $2,760 a month and insurance with wind and hail coverage about $1,920. A blanket refinance at 70% of value, $2,016,000, would carry a payment of about $18,776 and a DSCR of only about 0.99x.

At 65% of value, the refinance is $1,872,000, still enough to retire the bridge, with a payment of about $17,769 and a DSCR of about 1.05x. In OKC, insurance and taxes can make the lower-leverage exit the one that works.

Valuing a dozen homes at once

Larger balances usually need a full valuation of each property. In a scattered-site package, every home is compared with sales in its own neighborhood, so a Bethany ranch and a Yukon newer home will be valued very differently. Homes with roof or storm damage may be valued as-is and after repairs.

Give the lender access to every property early, along with rent rolls, leases and repair scopes, to keep the timeline on track.

Storm repairs, roofs and draws

Many OKC packages include homes with older roofs or past hail damage. If repair funds are part of the loan, they are usually released in draws after inspections. Roofing crews are often busiest right after major storms, so build slack into the schedule.

Coordinate insurance claims and repair work carefully. A roof replaced during the bridge can lower insurance costs at refinance and help the exit DSCR.

Track record and reserves

For multi-million dollar packages, lenders want to see experience managing and renovating similar homes, a property manager able to handle scattered sites, and reserves to carry the interest while repairs and leasing finish.

Bring a schedule of properties you own or have sold, with purchase dates, costs and outcomes. If this package is much larger than anything you have handled, partnering with an experienced local operator or manager can strengthen the file, and a plan that shows who will handle leasing and repairs on each side of the metro helps the review.

Oklahoma taxes, closing costs and exits

Oklahoma caps annual increases in taxable value on non-homestead property, but a sale resets the value. Budget taxes on your purchase price, not the seller's bill, and expect the documentary stamp tax on the deed. Properties may be in Oklahoma, Cleveland or Canadian County, each with its own millage.

Most packages exit into a blanket portfolio DSCR loan or several individual DSCR loans. A single high-value Nichols Hills or Edmond home may refinance into a jumbo DSCR loan.

Some investors buy a package, keep the strongest homes and sell the rest. Ask how releases will work on the bridge so each sale pays down the loan in a predictable way, and leave time in the schedule for homes to sell.

If you plan to hold everything, run the refinance at a conservative leverage level, as in the example above, before you commit to the purchase.

Higher-value single homes in Nichols Hills and Edmond

When a large OKC bridge is for one property, it is usually a high-end home in Nichols Hills, the Oak Tree and Gaillardia areas of Edmond, or newer estates in far northwest Oklahoma City. Investors buy these to renovate and sell, or to lease to executives, physicians and families relocating for energy, aviation and healthcare jobs.

Comparable sales at the top of the market can be thin, and large lots, pools and custom finishes make valuations harder. Expect a detailed appraisal, and if you plan to hold the home, check that the expected rent can support a jumbo DSCR payment that includes taxes and a sizable insurance premium.

Common questions

Can a single OKC home qualify for a $1M+ bridge loan?

Yes, in higher-value areas such as Nichols Hills or parts of Edmond. Most large OKC requests are packages of homes or small buildings.

What do large bridge loans cost?

Rates start from 7.99%. Larger balances are priced case by case based on leverage, experience and the exit.

How quickly can a large package close?

In as little as 10 days on a complete file, though packages that need many valuations often take longer.

Will each property be appraised?

Larger balances usually need a full valuation of each property in the package.

Why might my refinance be at lower leverage?

In OKC, taxes and hail-driven insurance can be a large share of the payment. A lower loan amount may be needed for the portfolio to clear the DSCR requirement.

Can repair costs be included?

On some programs, yes. Repair funds are usually released in draws after work is inspected.

Can I use a bridge to pay off a maturing loan?

Yes. Paying off a maturing loan while you finish repairs or leasing is a common use.
