Large Bridge Loans for Riverside and Inland Empire Investors

In the Inland Empire, a $1M-plus bridge loan is no longer unusual. A single Victoria Avenue estate, a Temecula wine-country property or a package of five tract homes in Corona and Eastvale can each land in that range.

In short: LendingStreet makes residential investor bridge loans across Riverside County from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. The loans are short-term and interest-only, and the exit is a sale, a DSCR or blanket refinance, or a jumbo DSCR loan on a high-value rental.

What $1M+ bridge deals look like here

High-value single properties in the Riverside area include the large homes along Victoria Avenue and in the Wood Streets, Hawarden Hills and Canyon Crest, newer estates in Orangecrest and Mission Grove, South Corona and Sierra Del Oro view homes, and acreage properties in Temecula's wine country and De Luz. Many sell for well over $1M.

Packages are the other common case: an investor selling five to ten tract homes across Moreno Valley, Corona, Eastvale or Menifee at once, or a buyer assembling a group from a builder close-out. Small 5-8 unit buildings near downtown Riverside and UCR also cross $1M.

Program terms on larger balances

The bridge program runs from $150,000 to $5M+, with rates from 7.99%. On loans above $1M, expect closer review of the property, your experience and the exit. Larger balances usually need a full appraisal, and on acreage or unusual properties the appraiser may need more time to find comparables.

Interest-only payments keep carry costs down while you renovate, lease or sell. Once title, insurance and valuation are complete, closings can happen in as little as 10 days.

Worked example: a five-home package with a split exit

This example is illustrative and not a quote. An investor buys five Corona and Eastvale homes from an exiting landlord for $3,200,000, about $640,000 each. A bridge loan at 70% of the price is $2,240,000, with an estimated interest-only payment of about $19,133 a month.

Inland Empire rents rarely support a high-leverage refinance on all five, so the plan sells two homes after light updates for $1,380,000 combined. After about $96,600 in selling costs, $1,283,400 pays down the bridge, leaving $956,600.

The three remaining homes, worth about $2,070,000 and renting for $11,100 a month, refinance for $956,600, about 46% of value. Estimated principal and interest is about $6,526; with taxes of about $1,984 and insurance of $570, the payment is about $9,079 and DSCR is about 1.22x.

Exits: sale, DSCR or jumbo DSCR

Because prices are high relative to rents, many Riverside-area bridge exits combine a sale with a refinance, as in the example. A single high-value home can refinance into a jumbo DSCR loan, which runs from about $1.5M to $5M+ and qualifies on rent, but at Inland Empire rent levels the loan size that clears 1.0x is often well below the LTV cap. Model the exit before you buy.

Small 5-8 unit buildings exit into DSCR loans on combined rent, and those often clear 1.0x more easily than single high-value homes because rent per dollar of value is higher.

If the plan is a sale, the appraisal and recent comparable sales matter most. The luxury segment in Riverside and Temecula can take longer to sell than entry-level homes.

Paying off a maturing loan

A large bridge can pay off a loan that is coming due on a project that needs more time: an ADU build that ran long, a lease-up that is behind or a sale that fell out of escrow. Bring the payoff letter, maturity date, current rents and what changed. If the value supports it and the exit is clear, we can move quickly.

We also see investors whose short-term seller financing or private note is coming due on a package of homes. A bridge loan can retire it and buy time for a planned mix of sales and refinances.

California costs to price in

Prop 13 resets taxes to your purchase price, with a supplemental bill after closing, and newer tracts in Eastvale, Menifee, Murrieta and Temecula often carry Mello-Roos charges. Riverside County charges a documentary transfer tax at closing.

Insurance is the bigger risk. Foothill and wildland-edge homes across the county can be hard to insure, and some owners rely on the California FAIR Plan with a separate policy for other coverage. Quote every property in a package before you sign.

Experience and documentation

On larger loans, your track record matters: completed purchases, renovations or lease-ups of similar size. Send the contract or payoff letter, property list, rent roll, budget and the exit plan with the numbers you expect. LLC documents and proof of funds for down payment and reserves round out the file.

If the deal has a firm closing date, say so up front and we will tell you early whether the timeline works for the loan size.

Timing on larger Inland Empire deals

Escrow periods in California follow a set sequence, and on a multi-home package each property needs its own title report, appraisal and insurance binder. Ordering those together saves days. Homes with unpermitted additions or ADUs can slow valuation, and acreage parcels in wine country may need well, septic and access reviews. Build a cushion into your contract dates and the bridge term for city permit reviews if you plan renovations or new units.

Common questions

How large can a bridge loan be in Riverside?

Our bridge program runs from $150,000 to $5M+, with larger balances reviewed case by case.

What rates apply?

Rates start from 7.99%. Pricing on larger loans depends on leverage, the property, experience and the exit.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation, typically an appraisal on each property.

Can I refinance a whole Inland Empire package into a DSCR loan?

Sometimes, but rents often will not support high leverage on every home. Selling part of the package and refinancing the rest is a common structure.

Can I bridge a Temecula wine country property?

Yes, if it is a 1-8 unit residential investment property. Acreage and property-type limits vary by program.

How fast can you close?

In as little as 10 days once title, insurance and valuation are complete.

Can a bridge pay off my maturing loan?

Yes, if the value supports it and there is a clear exit by sale or refinance.

Do you finance my primary residence?

No. These are business-purpose loans on non-owner-occupied property.
