Large Bridge Loans for Sioux Falls Investors

Sioux Falls home prices are moderate, so a $1 million-plus bridge loan here almost always covers several properties. Think four fourplexes from a retiring owner, a builder's unsold twin homes or a package of rentals across the metro.

In short: LendingStreet makes residential investor bridge loans from $1M to $5M+ in the Sioux Falls area for packages of homes, twin homes and 1-8 unit buildings, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. Most borrowers exit by refinancing into DSCR or blanket DSCR loans after renovating and leasing, or by selling.

What large balances usually mean here

In a market where many rentals sell between $200,000 and $400,000, a seven-figure bridge loan is almost always a package. The patterns we see most are several 1970s fourplexes bought from one seller, a set of finished twin homes or townhomes from a builder in Harrisburg, Tea or southwest Sioux Falls, and a group of single-family rentals across the metro.

Single properties above $1M do exist, mostly large homes on acreage at the edge of the city or high-end homes in newer southeast neighborhoods, but they are a small share of requests and rents rarely keep pace with their price.

Why bridge money fits these deals

Package sellers, especially retiring local landlords and estates, often want one buyer and a firm closing date. A bridge loan can close in as little as 10 days on the right file and can fund unit turns and exterior repairs that a long-term loan will not.

Many Sioux Falls investors also hold local bank loans with three- or five-year balloons. When a balloon comes due before a property is renovated or leased, a bridge loan pays it off and buys time.

Worked example: four fourplexes from one seller

This example is illustrative and not a quote. An investor buys four fourplexes on the west side from a retiring owner for $1,840,000 and budgets $140,000 for unit updates and roofs, a total cost of $1,980,000. A bridge loan at about 80% of cost is $1,584,000, with estimated interest-only payments near $13,200 a month.

After the work, the 16 units rent for about $1,075 each, or $17,200 a month, and the buildings appraise at $2,300,000. A refinance at 70% LTV is $1,610,000, enough to retire the bridge. Estimated principal and interest is about $11,257, taxes $2,400 and insurance $900, for a total near $14,557 and a DSCR of about 1.18x.

Builder inventory and new construction

Sioux Falls has been one of the faster-growing metros in the region, and builders put up many twin homes and townhomes on the south and west edges. When sales slow, a builder may hold finished units with a construction loan coming due. An investor can buy several units at once with a bridge loan, lease them and refinance, or a builder can use a bridge to pay off the construction loan while units sell.

Each twin home half is a separate property. Finished units need certificates of occupancy, and HOA documents for townhome communities should allow rentals.

Valuation and review on large packages

Larger balances usually need a full valuation, and packages often need one per building. Sioux Falls has a decent supply of fourplex and twin home sales for comparison, which helps. Expect closer review of your experience, your property manager and the cash you will hold after closing.

Title work on each property takes time, especially on older central-city lots.

Seasons and renovation timing

Roofs, siding and parking lot work in Sioux Falls really need the warmer months. A package bought in late fall may not see exterior work finished until spring, so set the bridge term to match. Interior turns can go on year-round. Draws are released after inspections, so a clear budget by building keeps funds moving.

Hail season can also add surprise roof work, and insurance claims can delay a schedule. Build some cushion into both time and budget. Lease units as they are finished so you have a rent history when you apply for the refinance, and keep receipts and photos for each building to support the after-repair value.

If you buy in spring, you may finish exterior work in one season and be ready to refinance within the year; a fall purchase usually means a longer bridge term.

Property taxes and the refinance

South Dakota taxes investor-owned residential property at a higher level than owner-occupied homes. On a package bought from owner-occupants or a builder, use the non-owner-occupied tax figure in your refinance math. Minnehaha and Lincoln counties reassess regularly, and a recent sale price can push values up.

Rents need to carry the full payment at the refinance. Run the numbers before you buy, at a realistic loan amount, so the exit is not a surprise.

Exits: DSCR, blanket or sale

Most Sioux Falls packages refinance into a blanket DSCR loan, which qualifies on combined rent and lets you release properties later, or into separate DSCR loans by building. Twin homes and townhomes can also be sold individually, often to owner-occupant buyers. Jumbo DSCR loans fit larger single-loan balances. Common questions

Can I get a $1M+ bridge loan on one Sioux Falls house?

It is possible on a high-value property, but most large balances in Sioux Falls cover packages of homes, twin homes or fourplexes.

What are rates on large bridge loans?

Bridge rates start from 7.99%. Pricing on larger balances is set case by case.

Will I need an appraisal?

Usually. Larger balances typically need a full valuation, and packages may need one per building.

Can a builder use a bridge to pay off a construction loan?

Yes. Paying off a maturing construction loan on finished units, then selling or leasing and refinancing, is a common use.

How fast can a package close?

As little as 10 days on the right file, though multiple valuations and title reports often add time.

Can the package include Brandon and Harrisburg properties?

Yes. Properties across the metro can be combined, as long as each is a 1-8 unit investment property.

What exit do most investors use?

A blanket DSCR refinance or separate DSCR loans after renovation and lease-up, or a sale of some units.

Do you finance 24-unit apartment buildings?

Not under this program. Buildings with nine or more units are commercial.
