St. Louis home prices are among the most affordable of any large metro, so a $1M+ bridge loan here almost always means numbers: fifteen south city houses from a retiring landlord, a block of four-families, or an entire portfolio whose bank note is maturing.
In short: LendingStreet provides residential investor bridge loans in the St. Louis area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit properties, larger balances usually need a full valuation, and most borrowers exit by refinancing into a blanket, DSCR or jumbo DSCR loan or by selling.
In a market where many brick bungalows sell for under $200,000, a $2M loan can cover a dozen or more properties. Typical large requests include packages of south city single-families and flats in Bevo Mill, Southampton and Dutchtown, groups of four-families in Tower Grove East and Fox Park, and mixed city-county portfolios that include Affton, Lemay or Florissant homes.
High-value single homes do exist in Ladue, Clayton, Town and Country, Frontenac and the private streets of the Central West End. Those are mostly owner-occupied; when an investor buys one, it is usually for renovation and resale, and the bridge is sized to the sale plan rather than rent.
This matters for underwriting. A large St. Louis package is reviewed property by property, with separate leases, tax bills, permits and inspections for each address, so the file takes more organization than a single high-value purchase in a costlier metro.
Many St. Louis portfolios are financed by local banks on five-year balloons. When several come due at once, or when an owner wants to sell everything to one buyer, a bridge loan buys time and flexibility.
This example is illustrative and not a quote. An investor buys a package of 16 south city properties, a mix of single-family homes and two-family flats totaling 22 units, for $1,720,000, with $380,000 of planned renovation. Total cost is $2,100,000. Leverage varies by program; at 75% of cost the bridge is $1,575,000, with an estimated interest-only payment of about $13,781 a month.
After renovation, the package is valued at $2,650,000 and the 22 units rent for about $1,050 each, or $23,100 a month. A blanket DSCR refinance at 70% of value is $1,855,000, enough to retire the bridge. Estimated principal and interest is about $12,654, taxes about $2,500 and insurance about $1,500, for a total of about $16,654 and portfolio DSCR of about 1.39x.

Larger balances usually need a full valuation, and a package of 16 properties may need 16 appraisals or a combination of appraisals and other valuation methods, depending on the program. St. Louis values swing sharply from block to block, so provide addresses, unit counts, current rents, photos and the renovation scope for each property.
Expect properties with fire damage, condemnation history or missing occupancy permits to be reviewed separately, and possibly excluded until they are repaired.
If a few properties in the package are vacant shells, consider whether they belong in the bridge at all. Sometimes the cleaner structure is to buy the leased properties with the bridge and the shells separately with a fix and flip loan.
Renovation in the City of St. Louis needs building permits, and occupancy permits are required before re-leasing. Historic districts such as Soulard, Lafayette Square, Benton Park and parts of Shaw have exterior design standards. County municipalities each have their own permit offices and occupancy inspections.
Build realistic permit time into the bridge term, and sequence the work so finished units can be leased while others are under construction.
Missouri has no real estate transfer tax or mortgage tax, so moving from a bridge to a long-term loan is less expensive here than in states such as New York or Pennsylvania. You still pay title insurance, recording and lender fees at each step.
Missouri uses deeds of trust for most residential loans. Title work on a large package should be ordered early, since older south city parcels can carry old liens, tax certificates or boundary questions.
Most St. Louis packages exit into a blanket portfolio loan, which keeps all properties under one payment and lets you sell individual homes through releases. Investors who want to sell part of the package often refinance the best rent producers and sell the rest. A single high-value property can exit into a jumbo DSCR loan if the rent supports it.
Because prices are low and Missouri assessments update in odd-numbered years, recheck taxes on the post-renovation values before you finalize the exit numbers. A renovated flat that triggers a higher assessment can lower the refinance ratio more than you expected.
