Stockton prices sit well below the Bay Area, so a $3M bridge loan here usually means seven to ten houses, not one. Large requests tend to come from investors buying a portfolio of single-family rentals at once, or refinancing a group of homes whose loans are maturing together.
In short: LendingStreet provides residential investor bridge loans in the Stockton area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit properties, and larger balances usually need a full valuation. Most borrowers exit by refinancing into a blanket, DSCR or jumbo DSCR loan, or by selling.
Large balances here usually mean packages of homes or small buildings. Typical requests include groups of single-family rentals in Weston Ranch, north Stockton and Manteca bought from an owner selling their portfolio, packages of duplexes and fourplexes near University of the Pacific and midtown, and mixed packages across Stockton, Lodi and Tracy.
High-value single homes exist in Brookside, Spanos Park, the Delta waterfront and the larger lots of Morada, but they are mostly owner-occupied. When an investor buys one, the plan is usually renovation and resale, and the bridge is sized to the sale.
This distinction matters for underwriting. A $3M Stockton package means nine sets of leases, tax bills, insurance quotes and valuations, and the file is reviewed property by property. Investors coming from the Bay Area, where $3M might buy one house, should plan for the extra organization.
Permanent loans are sized on stabilized rent and value. Packages often trade with vacancies, below-market rents or homes needing work, so a short-term loan covers the gap.
This example is illustrative and not a quote. An investor buys nine single-family homes in Weston Ranch and north Stockton for $3,150,000, with $180,000 of repairs. Total cost is $3,330,000. Leverage varies by program; this example uses a bridge at 70% of cost, $2,331,000, with an estimated interest-only payment of about $20,396 a month.
After repairs and lease-up, the homes are valued at $3,600,000 and rent for about $2,500 each, or $22,500 a month. Because Proposition 13 resets taxes to the purchase price, taxes are about $3,020 a month, and insurance is about $1,500. A blanket refinance at 65% of value, $2,340,000, retires the bridge, with estimated principal and interest of about $15,963, a total payment of about $20,483 and portfolio DSCR of about 1.10x. The lower leverage is what keeps the ratio above 1.0x.
| Stage | Amount |

| Purchase, nine homes | $3,150,000 |

| Estimated monthly interest-only payment | $20,396 |
| Value after repairs | $3,600,000 |
| Blanket refinance at 65% | $2,340,000 |
| Monthly rent, nine homes | $22,500 |
| Refinance payment with taxes and insurance | $20,483 |

When you buy a package, every parcel is reassessed at its share of the purchase price under Proposition 13. A seller who bought years ago may have tax bills far below what you will pay. Model taxes on your price, add any Mello-Roos or special assessments, and use those figures for both the bridge and the exit.
A later refinance does not trigger reassessment, so the tax base you set at purchase carries into the long-term loan.
Larger balances usually need a full valuation, and packages often need one per property. Stockton values vary by neighborhood and by age of construction, so provide addresses, current rents, repair scopes and photos for each home.
Homes with unpermitted additions or garage conversions are valued on their permitted space and use. Confirm permits for any conversions before you rely on the extra rent.
Appraisers will typically use rent comparables from the same subdivision or neighborhood. Rents in Weston Ranch, north Stockton and Manteca differ meaningfully, so a single average rent across a package can overstate or understate the value of individual homes.
California's AB 1482 limits annual rent increases on many rentals and requires just cause for most evictions. If you buy occupied homes with below-market rents, plan the business case around gradual increases rather than immediate resets. Some single-family homes can be exempt depending on ownership and notice.
Repair funds on larger loans are usually released in stages after inspections. Summer heat and winter rain affect exterior work, so schedule roofing and exterior paint accordingly.
Most Stockton packages exit into a blanket portfolio loan, which keeps the homes under one payment with release provisions for later sales. Others refinance into individual DSCR loans or sell part of the package after repairs. A single high-value home can exit into a jumbo DSCR loan if the rent clears the ratio, though in Stockton most luxury homes are sold rather than held.
Size the bridge so the realistic refinance at conservative leverage, with Prop 13 taxes on your price, can retire it. As the example shows, a Stockton package that looks strong at purchase can need lower leverage at refinance once reset taxes and current insurance premiums are included, so run the exit math before you sign the purchase contract.
