Large Rental Portfolios Split Across Multiple Loans

You own 20, 30 or 60 rentals and want them under one roof. Most programs cap how many properties fit in a single blanket loan, so the real question is how to split the portfolio well.

In short: Large rental portfolios usually close as two or more blanket loans with the same lender, because many programs cap a single loan at around 10 properties. Each loan stands on its own collateral, LTV and DSCR, but they are underwritten together and can close on the same timeline. Our programs go up to 75% aggregate LTV on 5+ property pools, so a 28-property portfolio might close as three loans of 10, 10 and 8 properties.

Why one giant loan is rarely the answer

Capital sources set property caps to manage concentration risk. A loan secured by 60 houses is hard to sell, hard to service and hard to release from. Splitting the pool keeps each loan inside the size and count limits that price best.

A cap is not a dead end. It changes the structure, not the outcome. You still get one lender relationship, one underwriting package and one closing team handling every loan.

How properties get grouped into separate loans

Grouping is where the money is made or lost. Your loan officer sorts properties so each loan clears its own DSCR and LTV tests. A weak property can ride inside a strong group instead of sinking a whole loan.

Example: a 28-property portfolio split three ways

This is an illustrative example, not a quote. An investor holds 28 single-family rentals worth $5.6M with $2.9M of existing debt spread across several notes. The program in this example caps each loan at 10 properties.

Example loanPropertiesValueMax at 75% LTV
Loan A10$2,100,000$1,575,000
Loan B10$1,900,000$1,425,000
Loan C8$1,600,000$1,200,000
Total28$5,600,000$4,200,000

Reading the example

At full leverage the three loans could raise $4.2M. After paying off $2.9M of existing debt, about $1.3M is available before closing costs and reserves. The investor can also borrow less and use the split simply to lower payments and simplify debt.

Each loan is sized on its own numbers. If Loan C had weaker rents, it might be sized lower while Loans A and B stay at full leverage. That flexibility is the main benefit of splitting.

One lender vs several lenders

Some investors try to split a big portfolio across different lenders to chase the best rate on each piece. That usually means separate applications, separate appraisals and different servicing rules on every loan.

Keeping every loan with one lender relationship saves time on the front end and the back end. Annual reviews, insurance updates and release requests all go through the same process. It also makes it easier to add the next group of properties when you buy again.

What to watch when you hold several portfolio loans

Ask whether the loans are cross-defaulted. Some structures treat a default on one loan as a default on all, which matters if one group has a rough year. Release terms, prepayment structures and maturity dates also vary by loan and should be read side by side.

Common questions

Can I refinance my whole rental portfolio into one loan?

If you own roughly 5 to 10 properties, one blanket loan is often possible. Above that, most programs cap the count, so larger portfolios usually close as several loans with one lender. You still deal with one team and one underwriting process.

Do multiple portfolio loans have to close at the same time?

No. They can close together or in stages. Closing in stages can make sense if some properties need more seasoning or have title items to clear first.

Are separate blanket loans cross-collateralized with each other?

Each loan is secured by its own group of properties. Whether loans are cross-defaulted or cross-collateralized with each other depends on the program, so read those terms before you sign.

Is it cheaper to split a portfolio than to finance each house separately?

Usually yes. Three portfolio loans mean three closings instead of 28, which cuts title, legal and lender fees. Portfolio pricing can also be stronger than pricing on small single-property loans.

What if a few of my properties are vacant or under rehab?

Vacant or unfinished properties can drag down a loan's DSCR or be excluded until they are leased. A common approach is to finance the stabilized properties now and add the rest later.

How long does it take to refinance 20 or more rentals?

Timelines vary with the number of valuations and title searches. Closing several loans in parallel keeps things moving, and complete property and entity details up front are the biggest factor in speed.
