In short: LendingStreet finances 1-8 unit rentals in small-town and rural Michigan with DSCR loans that qualify on rent, plus bridge and fix-and-flip loans. Loans start at $150,000, purchase LTV goes up to 80%, credit starts at 620, and no W-2s or tax returns are needed. Uncapped taxable value after a sale, the non-homestead school tax and well and septic systems are the key Michigan issues.

Michigan small-town markets

Mount Pleasant (Central Michigan University), Big Rapids (Ferris State) and Houghton (Michigan Tech) are college towns with steady student and staff demand. Marquette, with Northern Michigan University and a regional hospital, is the largest UP city.

In the northern Lower Peninsula, Traverse City, Petoskey, Charlevoix and Ludington draw tourists and year-round workers. Alpena, Cadillac and Escanaba are regional hubs with lower prices.

Smaller towns like Owosso, Alma, Hillsdale, Coldwater and Adrian have older housing at lower prices, with local manufacturing and college employers.

Lake Michigan shoreline towns from Ludington to South Haven mix summer vacation demand with year-round workforce rentals.

Appraisals in small Michigan towns

College towns and Traverse City usually have enough sales. In the UP and northern Lower Peninsula, sales are fewer and older, and appraisers may reach across counties.

Lakefront homes vary widely in frontage and access, which complicates comparisons.

UP homes often have unique features such as large garages, outbuildings or wood heat, which appraisers adjust for.

Student rentals near campus in Mount Pleasant and Big Rapids are often supported by local lease data, so bring a rent roll and lease copies.

Homes with large acreage, pole barns or hunting land are common in the northern Lower Peninsula; appraisers usually focus on the house and a reasonable homesite.

Loan size in Michigan

Many homes in UP towns and smaller Lower Peninsula hubs sell below $150,000, so an 80% loan falls short of our minimum.

Duplexes, fourplexes and blanket loans for five or more rentals are common solutions.

In college towns, duplexes and small apartment houses often clear the minimum while producing several rents.

Investors who own several smaller rentals across a region, such as a few homes in Alpena and a few in Cadillac, can combine them into one blanket loan if there are five or more.

Wells, septic, heat and snow

Private wells and septic are standard outside towns. Some counties require a well and septic evaluation at the time of sale, so check local rules.

Heating costs and snow loads matter in the north and the UP. Insurers and appraisers look at heating systems, roofs and winter access.

Older homes in the UP may still have fuel oil or propane systems, and some use wood as a primary or backup heat source. Insurers may ask about wood stove installation and inspection.

A a Big Rapids duplex rental, run through the numbers

This example is illustrative and not a quote. An investor buys a duplex near Ferris State with each side renting for $950. The investor pays $230,000 and borrows $172,500, which is 75% LTV. The unit or units rent for $1,900 a month in total. On a 30-year schedule, estimated principal and interest is about $1,206; monthly taxes are $420 and insurance is $140. That is a payment of roughly $1,766 and a DSCR of about 1.08x.

Taxes are budgeted on the uncapped value with no homestead exemption, which is why they are high relative to price. Pull the post-sale estimate from the assessor.

Flip and bridge loans in Michigan towns

Fix-and-flip loans cover up to 90% of cost and up to 100% of rehab on some programs. Older homes in Mount Pleasant, Alpena and Escanaba often need heating, insulation and roof work.

Bridge loans close in as little as 10 days, with an exit through sale or a 30-year DSCR refinance.

Winter limits exterior work in the north and UP, so time roofing and siding projects for warmer months.

Michigan's winters can also expose problems like frozen pipes in vacant homes, so winterize any property that will sit empty during a rehab.

Lake town STR rules

Traverse City, Saugatuck, Douglas, South Haven and other lake towns regulate short-term rentals, and some cap licenses or limit STRs by zone. Rules change often.

Some STR programs qualify on projected revenue. Check local licensing, HOA covenants and lodging taxes before you buy.

Many lake towns earn most of their income in summer, so projections should reflect the full year.

Some townships around inland lakes have also adopted STR rules, so check the township as well as the nearest city.

Michigan property taxes and transfer taxes

Under Proposal A, taxable value is capped while an owner holds a property, but it uncaps when the property sells. Non-homestead property also pays up to 18 additional mills for school operating taxes. Together, these can make a buyer's bill much higher than the seller's.

Michigan charges state and county transfer taxes, usually paid by the seller. Insurance reflects winter weather and, near lakes, flood zones.

Some towns also have special assessments for roads or sewers, which appear on the tax bill.

Common questions

Do you lend in rural Michigan?

Yes. We finance 1-8 unit rentals in college towns, Up North, the UP and other small towns. Each file is reviewed on rent and value. Student, workforce and vacation rentals all qualify when documented.

Why are my taxes higher than the seller's?

Taxable value uncaps at sale, and non-homestead property pays the additional school operating mills. Pull the post-sale estimate from the assessor.

Can I finance a Traverse City STR?

Yes, if the property can legally operate as an STR. Some programs qualify on projected revenue. Check the city's current STR rules.

Is a septic evaluation required?

In some counties, yes, at the time of sale. Check local rules. Ask the county health department.

Can I finance student rentals?

Yes. Show the lease terms clearly, especially for by-the-room leases. Leases by the room should be clearly documented.

Will you finance a cabin I also use myself?

No. Our investor loans are business-purpose loans on non-owner-occupied property, held as rentals.

Is a 30-year term available on a small-town rental?

Yes. DSCR loans come with 30-year terms; bridge and flip loans are short-term and interest-only.

Can my LLC hold title?

Yes. Most of our investors close in an LLC and sign for the loan personally.
