Bangor sits at the crossroads of eastern Maine. Visitors pass through on their way to Acadia, Baxter State Park and Moosehead Lake, while concerts on the waterfront, University of Maine events in Orono and the regional hospitals bring guests into town. Within an hour's drive are dozens of lakes lined with seasonal camps.
In short: LendingStreet finances short-term rentals in the Bangor area with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Most of eastern Maine's STR income comes in summer and early fall, so the loan needs to work on twelve-month revenue, and town-by-town rules, including Bar Harbor's cap on non-owner-occupied vacation rentals, decide where an investor can operate.
In town, guests include families visiting patients at Northern Light Eastern Maine Medical Center and St. Joseph Hospital, traveling nurses, concertgoers at the waterfront amphitheater, visiting teams and parents at the University of Maine in Orono, and travelers using Bangor International Airport. Many of these stays are a few nights to a few weeks.
Outside town, the draw is recreation: lake camps in Hancock and Penobscot counties, the Acadia region around Ellsworth and Trenton, the Moosehead Lake area to the northwest and the Katahdin region around Millinocket for Baxter State Park visitors and snowmobilers.
Maine leaves most short-term rental regulation to municipalities. Bangor, Brewer, Orono and nearby towns each handle registration, zoning and safety rules in their own way, and some have adopted or discussed STR ordinances. Confirm current rules with the city or town office before you buy.
On Mount Desert Island, Bar Harbor voters capped the number of non-owner-occupied vacation rental registrations, which makes new investor STRs there difficult. Investors often look instead at Ellsworth, Trenton, Lamoine, Hancock and other towns on the way to the island, where rules are different. Lake associations and road associations can also have their own covenants.
Private camp roads are common around eastern Maine lakes. Find out who maintains the road, whether it is plowed in winter and whether a road association charges annual dues, since these affect both guest access and your costs.
Each area has a different season and different questions.
| Area | Peak season | What to check |
|---|---|---|
| Bangor, Brewer, Orono | Summer concerts, university calendar, hospital stays | City or town registration, parking, zoning |
| Acadia gateway (Ellsworth, Trenton, Lamoine) | June through October | Town rules, distance to the park |
| Lake camps (Green Lake, Phillips Lake, Branch Lake) | Summer | Shoreland zoning, septic, road access |
| Moosehead Lake (Greenville) | Summer, fall foliage, snowmobile season | Town rules, winter road maintenance |
| Katahdin region (Millinocket) | Summer hiking, winter snowmobiling | Town rules, heating and winterizing |
This example is illustrative and not a quote. An investor buys a winterized three-bedroom lake house in Hancock County, about 30 minutes from Bangor, for $410,000. The revenue projection supports about $45,600 a year, or $3,800 a month averaged over twelve months. Taxes are budgeted at $420 a month and STR insurance at $180.
At 75% LTV the loan is $307,500. Estimated principal and interest on a 30-year term is about $2,098, for a total payment of about $2,698. DSCR on the projection is about 1.41x. If the underwriter trims revenue by 15% to $3,230, DSCR is about 1.20x.
| Item | Projected revenue | Revenue reduced 15% |
|---|---|---|
| Loan amount | $307,500 | $307,500 |
| Estimated principal and interest | $2,098 | $2,098 |
| Taxes and insurance | $600 | $600 |
| Total monthly payment | $2,698 | $2,698 |
| Qualifying monthly revenue | $3,800 | $3,230 |
| DSCR | 1.41x | 1.20x |
Eastern Maine rentals earn most of their revenue from late June through mid-October. Winter can be quiet except where snowmobile trails, ice fishing or ski areas bring visitors. A projection averages the year, but your cash comes in a few months, so keep reserves for heating, plowing and the payment in the off-season.
Camps that are not winterized can only rent part of the year, which lowers the annual projection. Year-round homes with reliable heat, plowed access and good internet tend to perform better and are easier to finance.
Fall foliage weekends and the weeks around Acadia's busiest stretch can carry a large share of the year, and summer weekends book first. Price the shoulder months carefully and consider minimum stays in peak weeks to reduce turnover costs.
Maine's shoreland zoning rules limit how close structures can be to lakes, rivers and streams and restrict expansions and tree clearing near the water. Many older camps are nonconforming structures, which is usually fine for financing but limits what you can add.
Most lake properties have private wells and septic systems. The septic design often caps the number of bedrooms, which affects both how many guests you can host and how the appraiser values the property. Ask for the septic design and any inspection reports.
Water testing for a private well is a sensible step before you rent to guests, and many buyers test for bacteria, arsenic and radon, which occur naturally in parts of Maine.
Maine charges a lodging tax on short-term stays, and many booking platforms collect and remit it, though owners should confirm registration requirements with Maine Revenue Services. Some towns are exploring local rules or fees as well.
Property taxes are set by each town's mill rate and assessment, and towns revalue on their own schedules. Investors do not receive Maine's homestead exemption. Maine's real estate transfer tax is split between buyer and seller at closing.
On some programs, the loan can qualify on a third-party revenue projection rather than a lease. If the projection comes in low, see /str-loan-low-airdna-projection.html. Owners with a full year of booking history can use it on some refinance programs, and cash-out goes up to 75% LTV.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, revenue plan and town rules, and we will size the loan on the projection and on a long-term rent fallback. Call (877) 298-1001 or use the form below.
Possibly. Rules are set locally, so confirm registration, zoning and safety requirements with the City of Bangor for your address.
It is difficult, because Bar Harbor capped non-owner-occupied vacation rental registrations. Many investors look at Ellsworth, Trenton and other gateway towns instead.
Many do, especially winterized, year-round homes. Seasonal camps can qualify on a lower annual projection.
The projection averages twelve months, so the loan must work on annual revenue. Keep reserves for the off-season.
