Short-Term Rental Loans for Columbia-Area Investors

Columbia's nightly-rental calendar is set by two schedules most cities do not have: University of South Carolina home football weekends and the steady rhythm of basic training graduations at Fort Jackson. Add the State House, the Vista and a lake twenty minutes away, and demand is real. The rules are what decide whether a property works.

In short: LendingStreet finances Columbia-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. The City of Columbia requires a short-term rental permit and treats non-owner-occupied rentals more strictly than owner-occupied ones in many residential zones, so investors often look at commercial and mixed-use districts, nearby towns and Lake Murray.

How the City of Columbia handles STRs

Columbia adopted a short-term rental ordinance that requires a city permit and a business license for each rental, with separate rules for rentals where the owner lives on site and rentals where the owner does not. In many residential zone districts, non-owner-occupied short-term rentals are limited or not allowed, while mixed-use and commercial districts downtown and along major corridors are more permissive. Zoning, not demand, is the first filter.

Check the zoning district of the exact parcel and ask the city's zoning office whether a non-owner-occupied STR permit is available there. A listing that says "great Airbnb" is not a permit. If the current owner lives in the home and rents a room, that permit type will not carry over to an investor.

What drives bookings

Game weekends at Williams-Brice Stadium fill the city and push nightly rates well above normal, and spring commencement and parents' weekends add more peaks. Fort Jackson trains a large share of the Army's new soldiers, and families travel in for graduation ceremonies throughout the year, which gives Columbia unusually steady weekday and weekend demand outside football season.

The State House, legislative sessions, Prisma Health and Lexington Medical Center bring business and medical travelers. Summer is softer inside the city, while Lake Murray is busiest from Memorial Day through Labor Day. A good projection reflects those swings rather than averaging them away.

Bedroom count and parking matter more than usual in a game-day market. Groups traveling for football look for four or more bedrooms and room for several cars, while graduation families often want two or three bedrooms close to the post. Match the property to the guest you expect.

Where investors look across the Midlands

Because the city limits non-owner-occupied STRs in many neighborhoods, a lot of investor activity happens in surrounding jurisdictions. Each has its own rules, and they change, so confirm before you buy.

Taxes on nightly stays and on the property

South Carolina charges sales tax plus a state accommodations tax on stays under 90 days, and the city and counties add local accommodations and hospitality taxes. Booking platforms collect part of this in many cases; the host is responsible for confirming the rest is filed.

The property tax side matters even more. South Carolina taxes an owner's legal residence at a 4% assessment ratio but rental and second-home property at a 6% assessment ratio, and investors do not get the school operating millage exemption that homeowners receive. A Columbia STR's tax bill can be more than double what the seller, living there, was paying. A sale is also an assessable transfer of interest, so the county can reset the value to the purchase price.

Worked example: a game-day rental in a mixed-use zone

This example is illustrative and not a quote. An investor buys a three-bedroom home in a district where a non-owner-occupied permit is available for $295,000 with 25% down. The third-party projection supports average gross revenue of about $3,150 a month across the year.

The loan is $221,250. Estimated principal and interest is $1,547. Taxes are budgeted at $520 a month at the 6% assessment ratio, and STR insurance at $200. The total payment is $2,267 and DSCR is about 1.39x. Using the seller's owner-occupied tax bill would have overstated the ratio.

Lake Murray rentals

Lake Murray is the Midlands' main leisure STR market. Waterfront homes with a permitted dock command the highest rates, but they also carry higher prices, flood-zone questions on low lots and insurance costs that rise with proximity to the water. Docks on the lake are regulated by the utility that manages the shoreline, so confirm the dock permit as well as the rental rules.

Many lake subdivisions have HOA covenants that restrict rentals under 30 days or require minimum stays. Read the covenants before you write an offer, not after.

If nightly rental is not allowed: 30-day stays

Furnished stays of 30 days or longer usually fall outside short-term rental rules, and Columbia has steady demand for them: traveling nurses at the hospital systems, state government contractors, families relocating on military orders and visiting faculty at USC. On many programs these homes qualify on long-term market rent. Run both scenarios so you know your fallback before you close.

How LendingStreet reviews a Columbia STR

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, zoning or permit status and any projection or booking history. We will run the ratio on projected revenue and on long-term rent, using a tax figure at the 6% assessment ratio. The South Carolina STR page covers Charleston, Myrtle Beach and the mountains, and you can call (877) 298-1001 or use the form below.

Common questions

Can I run a non-owner-occupied Airbnb in Columbia?

In some zoning districts, yes; in many residential districts it is limited or not allowed. Confirm permit availability for the exact parcel with the city.

Can I qualify on projected short-term rental income?

On some programs, yes, using a third-party revenue projection for the property in place of a long-term lease.

Why is the property tax so much higher than the seller paid?

Owner-occupied homes are assessed at a 4% assessment ratio and investment property at a 6% assessment ratio, and a sale can reset the value. Budget on the investor figure.

Are Lake Murray homes good STR candidates?

Many are, but county rules, HOA covenants, dock permits and flood zones vary lot by lot. Check each before you buy.

Do football weekends count in the projection?

A third-party projection reflects historical demand for comparable properties, which includes peak weekends. The loan uses the annual average, not the best weekend.

What taxes do I collect from guests?

Sales tax, the state accommodations tax and local accommodations or hospitality taxes. Confirm which ones your platform remits.

What if my projection comes in low?

The loan amount usually adjusts, or you can add equity. Some files fit a sub-1.0 DSCR program.

Do you finance a home I will live in and rent part-time?

No. Our loans are for investment property that the borrower does not occupy.
