Short-Term Rental Loans for Columbus, Ohio Investors

Columbus fills hotel rooms on Ohio State football Saturdays, Arnold Sports Festival weekend, the Ohio State Fair and a steady run of conventions downtown. Nightly rentals in the Short North, German Village and near campus pick up that overflow. An hour southeast, the Hocking Hills cabin market runs on a different calendar entirely.

In short: LendingStreet finances Columbus-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. The City of Columbus requires a short-term rental license for each host and collects hotel-motel excise tax, and suburbs and HOAs set their own rules, so confirm the property can be licensed before you rely on nightly income.

Licensing inside the City of Columbus

Columbus requires short-term rental operators to obtain a city license, renewed regularly, and to collect and remit hotel-motel excise tax on stays of less than 30 days. The city can deny or revoke a license for properties with repeated nuisance or safety problems. Investor-owned rentals are not banned outright inside the city, which makes Columbus more open than many large Midwest cities, but zoning, condo rules and enforcement still matter.

Before you buy, check whether the building's condo association or HOA allows stays under 30 days. Many newer Short North and downtown condo buildings do not, and German Village has architectural review for exterior changes that affects any renovation.

Occupancy and parking also draw complaints in dense neighborhoods. A five-bedroom house marketed to large game-day groups on a narrow Old North street is more likely to attract neighbor complaints, and complaints are what put a license at risk. Plan guest limits and parking rules with that in mind.

Suburbs set their own rules

Columbus is surrounded by separate cities, including Upper Arlington, Bexley, Grandview Heights, Worthington, Dublin, Westerville, Hilliard, Gahanna and Grove City, and each writes its own short-term rental and zoning rules. Some are stricter than Columbus. Check the specific city, not just the Columbus address on the mailing label; many homes with a Columbus mailing address sit in a suburb or a township.

Townships such as Clinton, Franklin, Prairie and Blendon cover pockets of unincorporated Franklin County with their own zoning resolutions. Delaware County to the north, which includes parts of the Polaris area and fast-growing Powell and Lewis Center, is another separate set of rules. The county auditor's parcel record shows which jurisdiction a property is in.

Seasonality and the projection

Inside the city, revenue follows the event calendar: football Saturdays in the fall, the Arnold in early March, the State Fair in late summer and conventions through the year, with softer weeks in January and February. Hocking Hills peaks in October and around winter holidays, with strong summer weekends too.

On programs that qualify on projected revenue, the lender uses a third-party projection for the address. Campus-area projections can look strong on game weekends and thin in summer, so the annual average is what counts.

Medical and corporate travel helps fill the gaps. Ohio State's Wexner Medical Center, Nationwide Children's Hospital and OhioHealth's Riverside campus draw patient families and visiting staff all year, and the corporate headquarters and data center build-outs around the region bring project workers who often book stays of a week or more.

Worked example: a Clintonville rental near campus

This example is illustrative and not a quote. An investor buys a four-bedroom house in Clintonville, within the City of Columbus, for $340,000 with 25% down. The third-party projection supports average gross revenue of about $3,450 a month.

The loan is $255,000. Estimated principal and interest is $1,783, property taxes are budgeted at $560 a month and STR insurance at $175. The total payment is $2,518 and DSCR is about 1.37x.

Franklin County taxes for an investor

Ohio taxes property on 35% of the auditor's appraised value, and Franklin County's 2023 reappraisal raised many values sharply. Investors do not receive the owner-occupancy credit that homeowners get, so a house bought from an owner-occupant usually carries a higher bill afterward. School district levies passed by voters also change the bill from year to year.

Ohio law requires owners of residential rental property to register with the county auditor, which in Columbus means the Franklin County Auditor. Register promptly after closing.

Hotel-motel excise taxes on nightly stays are collected at the city level, and Franklin County adds its own lodging tax. Booking platforms collect some of these on your behalf; confirm which ones before your first guest arrives so the remaining filings are not missed.

Hocking Hills cabins

The Hocking Hills region around Logan, Old Man's Cave and Ash Cave is one of Ohio's largest cabin rental markets and draws heavily from Columbus. Cabins often sit on wooded acreage with wells, septic systems and long gravel drives. Appraisers may have to reach farther for comparable sales, and acreage limits vary by program. Check Hocking County and township zoning and lodging tax rules, and look closely at road access in winter. Revenue there depends heavily on amenities such as hot tubs, fire pits and views, and the projection will compare your cabin with similar ones nearby.

Common questions

Can an investor run an Airbnb in Columbus, Ohio?

Generally yes, with a city short-term rental license and hotel-motel tax registration, subject to zoning and any condo or HOA rules.

Do Columbus suburbs follow the city's rules?

No. Upper Arlington, Bexley, Dublin, Worthington and the other suburbs set their own rules, and some are stricter.

Can I qualify on projected Airbnb income?

On some programs, yes, using a third-party revenue projection for the property in place of a long-term lease.

Why are my taxes higher than the seller's?

Investors do not get the owner-occupancy credit, and the 2023 reappraisal raised many values. Budget on the investor bill.

Are Hocking Hills cabins financeable?

Yes, for 1-8 unit properties that meet program rules. Acreage, wells, septic and comparable sales can affect the appraisal.

Do I need to register my rental with the county?

Ohio law requires owners of residential rental property to register with the county auditor.

What if my projection comes in low?

The loan amount usually adjusts, or you can add equity. Some files fit a sub-1.0 DSCR program.

Do you finance a home I live in part of the year?

No. Our loans are for investment property only.
