Short-Term Rental Loans for Corpus Christi and Padre Island Investors

Corpus Christi is the Texas coast's biggest beach-rental market outside Galveston. North Padre Island and Mustang Island book up with spring break crowds, summer families and fishing trips, and winter Texans fill monthly rentals from January through March. What decides your returns is less the beach than the zoning, the windstorm policy and the tax bill.

In short: LendingStreet finances Corpus Christi-area short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Corpus Christi requires short-term rentals to register and pay hotel occupancy tax, and zoning decides where they can operate, so island properties and mainland neighborhoods are treated differently.

Corpus Christi's STR rules in plain terms

The City of Corpus Christi requires short-term rental operators to register with the city and collect and remit hotel occupancy tax on stays under 30 days. Zoning determines where nightly rentals are allowed. Padre Island and other resort-oriented areas have long been the center of STR activity, while many mainland single-family neighborhoods face tighter limits. The rules have been revised over time, so confirm the current requirements for the specific parcel with the city before you buy.

HOA and condo rules on the island matter just as much. Some subdivisions and condo regimes welcome nightly rentals and run rental programs, while others set minimum stays.

The island also has its own infrastructure questions. Some older canal-front homes on North Padre sit on bulkheads that need periodic repair, and the island's water and sewer service and beach access rules affect what guests experience. None of these stop a loan, but they belong in your due diligence.

Where coastal Bend investors buy

Each town in the Coastal Bend writes its own rules, and some sit in different counties. Treat this list as the beginning of your own checks, not a summary of current law.

Seasonality on the coast

March is the island's first peak, driven by Texas college and school spring breaks. Summer runs from Memorial Day through August, with July the strongest month in most projections. Fall is quieter except for fishing tournaments and holiday weekends, and January through March bring winter Texans who often book a month or more at a time.

Hurricane season, June through November, is part of the calendar too. A storm that closes the causeway or damages the island can erase a summer month of bookings, which is why reserves and insurance deductibles deserve as much attention as the projection.

Projections for island homes also vary sharply with distance to the beach, canal access and whether the home has a pool. A canal-front house with a dock may command much higher summer rates than a similar house two streets inland, and the third-party projection should reflect that difference.

Worked example: an island three-bedroom near the beach

This example is illustrative and not a quote. An investor buys a three-bedroom home on North Padre Island in a subdivision that allows nightly rentals for $385,000 with 30% down. The third-party projection supports average gross revenue of about $3,900 a month across the year.

The loan is $269,500. Estimated principal and interest is $1,884, property taxes are budgeted at $690 a month, insurance including windstorm and flood at $420 and HOA dues at $60. The total payment is $3,054 and DSCR is about 1.28x. The larger down payment reflects how much the insurance and tax lines weigh on a coastal property.

Windstorm and flood insurance

Coastal Nueces County is in the area where many private insurers exclude wind and hail, so owners often buy a separate windstorm policy, commonly through the Texas Windstorm Insurance Association (TWIA), alongside a standard policy. Eligibility for TWIA coverage generally depends on the building meeting windstorm construction standards and having the right inspection certificates. Much of the island also sits in mapped flood zones, where flood insurance is generally required.

Property taxes and the Texas math

Texas has no state income tax and relies heavily on property taxes. A Corpus Christi home is taxed by the county, the city, the school district and other local units, and investors do not get homestead exemptions. If you budget using the seller's bill, you will likely understate your payment. The Nueces Appraisal District record shows each taxing unit; budget on the full combined rate at your purchase price.

Hotel occupancy tax is separate: it is charged to guests and remitted to the state and city, so it passes through rather than counting as income.

Monthly rentals and workforce stays

If nightly rental is not allowed where you want to buy, furnished stays of 30 days or more are a solid fallback here. Winter Texans book the island for months at a time, and industrial and port projects across the bay draw contractors and project crews who rent furnished homes in Portland, Ingleside and the Southside. Naval Air Station Corpus Christi and the Army depot add military and civilian staff on temporary assignments. On many programs these homes qualify on long-term market rent.

How LendingStreet reviews a Corpus Christi STR

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, registration or zoning status, insurance quotes and any projection or booking history. We will run the ratio on projected revenue and on long-term rent. The Texas STR page covers Galveston, South Padre, the Hill Country and the lakes; call (877) 298-1001 or use the form below.

Common questions

Can I run an Airbnb on North Padre Island?

In many island subdivisions, yes, with city registration and hotel occupancy tax filings, subject to zoning and HOA or condo rules. Confirm for the specific property.

Are mainland Corpus Christi neighborhoods open to STRs?

Many residential districts have tighter limits than the island. Check zoning for the exact parcel.

Is Port Aransas covered by Corpus Christi's rules?

No. Port Aransas is a separate city with its own permit, tax and zoning rules.

Do I need windstorm insurance?

On most coastal properties, yes, often through TWIA, plus flood insurance in mapped flood zones. Lenders require adequate coverage.

Can I qualify on projected revenue?

On some programs, yes, using a third-party projection for the property in place of a long-term lease.

How do hurricanes affect a DSCR loan?

They affect insurance cost and availability, and your reserves. The DSCR calculation uses the full annual insurance cost.

Why are my taxes higher than the seller's?

Investors do not get homestead exemptions in Texas. Budget on the full combined rate at your purchase price.

Do you lend on a beach home I will use myself?

No. Our loans are for investment property only.
