Short-Term Rental Loans for Dallas-Fort Worth Investors

Dallas has every ingredient for nightly-rental demand: two major airports, a convention center, the State Fair, Cowboys and Rangers games in Arlington, and the medical districts. What it does not have is settled rules. The City of Dallas has spent years fighting over whether investor-owned STRs belong in single-family neighborhoods, and that fight shapes where investors buy.

In short: LendingStreet finances Dallas-Fort Worth short-term rentals with DSCR loans that can qualify on projected nightly-rental revenue on some programs, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. In 2023 the City of Dallas voted to bar short-term rentals in single-family zoning districts, enforcement was challenged in court, and the status has stayed uncertain, so many investors focus on mixed-use areas, suburbs with clear rules and the lakes around the metro.

Where the City of Dallas stands

Dallas requires short-term rental operators to register with the city and remit hotel occupancy tax. In 2023 City Council approved zoning changes that would prohibit short-term rentals in single-family districts, which cover most of the city's neighborhoods. Property owners sued, and a court order blocked enforcement while the case proceeded. Because the outcome and timing have shifted, check the current status with the city before you buy any single-family home intended for nightly rental.

Multifamily and mixed-use districts, such as parts of Uptown, Deep Ellum, the Design District and downtown, were treated differently, but condo and apartment rules often bar stays under 30 days anyway. Read the building's declarations before you rely on nightly income.

Investors who already operate a registered STR in a single-family district should keep their registration current and follow the case. A rule change could turn a nightly rental into a long-term rental overnight, so the safest underwriting assumes a long-term-rent fallback covers the payment too.

Suburbs set their own rules

Dallas-Fort Worth is a patchwork of more than a hundred cities, and each sets its own STR rules. Fort Worth has long treated short-term rentals as not allowed in its one- and two-family zoning districts. Arlington created designated short-term rental zones, including areas near its entertainment district, and limits STRs elsewhere. Other suburbs require permits, cap numbers or rely on HOA covenants, which in many master-planned communities bar rentals under 30 days.

Before you make an offer, confirm three things: the city's current STR ordinance for that zoning district, any registration or permit requirement and the HOA covenants.

Demand drivers and seasonality

Inside the metro, demand follows events and business travel: the State Fair of Texas in the fall, conventions downtown, college football at the Cotton Bowl, games and concerts in Arlington, and medical travelers near UT Southwestern and the Baylor campuses. Summer heat softens leisure demand in the city but lifts the lakes, where Memorial Day through Labor Day is peak season.

On programs that qualify on projected revenue, the lender orders a third-party projection for the address. A lake house projection typically shows a strong summer and a quiet winter; the annual average is what counts.

Large homes near AT&T Stadium and Globe Life Field book heavily on game and concert dates and much less in between. A projection that leans on a handful of event weekends deserves a closer look, and so does any listing whose revenue depends on large groups, since occupancy limits and parking rules apply.

Worked example: a Cedar Creek Lake rental

This example is illustrative and not a quote. An investor buys a three-bedroom lake house on Cedar Creek Lake, in a subdivision that allows nightly rentals, for $450,000 with 25% down. The third-party projection supports average gross revenue of about $4,600 a month.

The loan is $337,500. Estimated principal and interest is $2,360, property taxes are budgeted at $780 a month and STR insurance at $300. The total payment is $3,440 and DSCR is about 1.34x.

Texas taxes on a nightly rental

Guests pay state and local hotel occupancy tax, which the host or platform remits; it is a pass-through, not income. Property tax is the bigger cost. Texas has no state income tax, and investors do not get homestead exemptions, so a home bought from an owner-occupant will usually carry a higher bill. Many lake and suburban subdivisions also sit in a municipal utility district (MUD) or public improvement district (PID) that adds to the bill.

Pull the appraisal district record for every taxing unit, including any MUD or PID, and budget on the full combined rate at your purchase price.

Insurance: hail and flood

North Texas is one of the most hail-prone regions in the country, and many policies carry percentage-based wind and hail deductibles. Lake homes near the shoreline may sit in mapped flood zones. An STR also needs a policy written for short-term rental use with adequate liability coverage.

Medium-term rentals and the next step

Furnished stays of 30 days or more often fall outside STR rules and suit Dallas well: traveling nurses at the big hospital systems, corporate relocations to the headquarters along the North Tollway and in Las Colinas, and insurance-displaced families after hail and storm damage. On many programs these homes qualify on long-term market rent.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, rule status and any projection or booking history, and we will run the ratio both ways. Common questions

Can I run an Airbnb in a Dallas single-family neighborhood?

The city voted in 2023 to bar STRs in single-family zoning, and enforcement was challenged in court. Confirm the current status with the city before buying for nightly use.

Are STRs allowed in Fort Worth?

Fort Worth has long treated STRs as not allowed in one- and two-family zoning districts. Check the zoning of any parcel.

Where in DFW do STRs work more clearly?

Arlington's designated STR zones, some mixed-use districts and many lake communities, subject to local permits and HOA rules.

Can I qualify on projected Airbnb income?

On some programs, yes, using a third-party revenue projection for the property in place of a long-term lease.

Do MUD and PID taxes count?

Yes. They are part of the property tax bill and part of the payment used to calculate DSCR.

What if my projection comes in low?

The loan amount usually adjusts, or you can add equity. Some files fit a sub-1.0 DSCR program.

Is a lake house with a well and septic financeable?

Yes, for 1-8 unit properties that meet program rules. Wells, septic, acreage and comparable sales can affect the appraisal.

Do you lend on a home I will live in?

No. Our loans are for investment property only.
