Short-Term Rental Loans in Detroit and Southeast Michigan

Detroit's short-term rental market runs on events and neighborhoods, not beaches: the Grand Prix and Movement weekends, Lions and Tigers games, hospital stays in Midtown, and visitors who want a restored brick house in Corktown instead of a downtown hotel room.

In short: LendingStreet finances short-term rentals in Detroit and its suburbs with DSCR loans that qualify on the property's income, not your tax returns, with LLC borrowers welcome. On some programs the ratio can use projected short-term revenue from a third-party projection. Detroit requires rental registration and a certificate of compliance for rental property, and its rules for short stays have been under active review, so confirm current city requirements for the address before you count on nightly income.

Where Detroit STRs book

Corktown, near Michigan Central and a short ride from downtown, and Midtown, near Wayne State, the Detroit Institute of Arts and the hospital campuses, draw the most consistent demand. Woodbridge, West Village, Indian Village and the Boston-Edison area attract guests who want historic homes. Downtown-adjacent areas fill for events at Ford Field, Comerica Park and Little Caesars Arena.

Peaks come from the Detroit Grand Prix downtown in early summer, the Movement electronic music festival over Memorial Day weekend, the auto show, Thanksgiving week with the parade and the Lions game, and big concerts and playoff runs. Weekday stays come from hospital visitors at Henry Ford and the Detroit Medical Center, film and construction crews, and business travelers.

Detroit's rental rules

Every rental property in Detroit is expected to be registered with the city, pass inspection and hold a certificate of compliance, and older homes generally need lead clearance. The city has stepped up enforcement of these rules in recent years. Short-term rentals sit inside that framework, and the city's treatment of short stays has been under review, so ask the Buildings, Safety Engineering and Environmental Department and the city's zoning staff about current requirements for your address.

Suburbs set their own rules. Ferndale, Royal Oak, Dearborn and others each regulate short-term rentals differently, and some limit them by zone or require licenses. Confirm with the specific city.

Michigan taxes: the uncapping surprise

Michigan caps the annual increase in a property's taxable value while the same owner holds it, but the cap comes off when the property sells. The year after you buy, taxable value can jump toward half of market value. Investors also do not get the principal residence exemption, so they pay additional school operating millage. Detroit's total millage is among the highest in the state.

The result: the seller's tax bill is often far lower than yours will be. Ask the city assessor or use the treasurer's tax estimator to budget the uncapped, non-homestead bill.

Worked example: a Corktown three-bedroom

This example is illustrative and not a quote. An investor buys a renovated three-bedroom in Corktown for $365,000. A third-party projection estimates $43,200 a year, about $3,600 a month.

At 75% LTV the loan is $273,750, with estimated principal and interest of about $1,867 a month on a 30-year term. The seller paid about $350 a month in taxes with a capped taxable value and a homestead exemption. Budgeting the uncapped, non-homestead bill instead, taxes are about $675 a month. With STR insurance of $175, the payment is about $2,717 and the DSCR about 1.32x.

Using the seller's tax bill would have shown a payment of about $2,392 and a DSCR near 1.50x. The difference is why Detroit buyers should budget on their own tax bill, not the listing's.

Winter and the Detroit calendar

Summer is strongest, with festivals, baseball, the Riverwalk and Belle Isle drawing visitors. Winter is slower, with demand concentrated around holidays, the auto show, hockey and basketball, and Lions home games. Heating costs and snow removal are higher in winter. Build reserves for the slow stretch, and consider mid-term stays for hospital staff and film or construction crews.

Insurance and basement flooding

Detroit's housing is old and many homes have basements. Heavy storms in 2021 flooded basements across the city, including in Jefferson Chalmers and on the east side, and overwhelmed freeways. Ask about sewer backup coverage, check the flood zone for homes near the Detroit River and its canals, and price an STR-specific policy, since standard landlord policies often exclude nightly guests.

Michigan markets with vacation demand

If a Detroit address does not fit, many Michigan investors look at vacation areas, often within a few hours' drive so they can manage the property themselves. Lake Michigan towns such as South Haven, Saugatuck, Holland and Grand Haven, northern Michigan around Traverse City, and the Lake Huron shore all have strong summer demand. Several lakeshore cities and townships cap or restrict STR licenses, so confirm the rules for each parcel. Our Michigan short-term rental page covers these markets.

Common questions

Can I run an Airbnb in Detroit?

Possibly, but confirm current city requirements. Detroit requires rental registration and a certificate of compliance, and its rules for short stays have been under review.

Why will my Detroit taxes be higher than the seller's?

Michigan uncaps taxable value when a property sells, and investors do not get the principal residence exemption. Your bill can be much higher than the seller's.

Can I qualify on projected Airbnb revenue?

On some programs, yes, using a third-party projection. Some programs discount it, so leave room in the ratio.

Do I need a certificate of compliance for an STR?

Detroit expects rental property to be registered, inspected and hold a certificate of compliance. Ask the city how this applies to short stays at your address.

Do you finance STRs on Lake Michigan?

Yes, where local rules allow. Several lakeshore towns cap or restrict licenses, so confirm before you buy.

What is the minimum loan for a Detroit STR?

DSCR loans start at $150,000, with a 620 minimum credit score and LLC borrowers standard.

Can I refinance an STR I already operate in Detroit?

Yes. With booking history, a refinance can often use actual revenue. Cash-out goes up to 75% LTV, and seasoning varies by program.

Will you finance a home I live in and rent out sometimes?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
